“Great location and price”

We stayed in the apartment in October for three nights and it really was the perfect location with a fantastic view. The apartment was clean and had everything we needed for a short stay. As other people have said in the reviews it is a bit tired but this is reflected in the price and we were very happy with everything. The information provided by the owners was excellent including recommendations on where to eat and travel.
At that time of year we had no problem with noise in the piazza although I can imagine it is noisier in the summer so if that is an issue I would take earplugs or book somewhere off the piazza. This apartment is certainly all about the location and we would recommend staying there.

“A relaxing break in a fabulous location.”

We had a really enjoyable and relaxing stay in the apartment on Orta's main square, overlooking the lake and island. Everything including restaurants, shops, cafes etc were easily accessible and the general ambience was one of chill out and relax. We spent a lot of time on the roof terrace - the weather during our stay was fantastic - cooling off in the lake and then enjoying the fares on offer in the various outlets in and around the square. Many thanks to Max and Phillipa for all the info provided both prior to our stay and available in the apartment ,and help in getting us in to the apartment on our arrival, and also to Alex for his advice and knowledge on all things local including how to access the ATM at the bank - legally - on the edge of the town. The one clarification we would like to make is to advise future guests that the air conditioning is an added extra.

“Totally Disappointed”

Pros;
The apartment was very clean, A nice view from the roof terrace and bedroom windows.

Cons:
The apartment is open plan, including the room with the bed in it, resulting in absolutely no privacy. There was no mention of this in the description. There was a folding bed in the corridor so if there was a third person the bed would either be in the corridor, or in the bedroom, which again results in a privacy issue.
The lounge/diner, kitchen and bathroom are extremely dark which means the lights have to be on whenever in the apartment.
Even with the windows closed in the bedroom it is very noisy being located above bars/restaurants. We had to put up with shouting, screaming and swearing at midnight /1 a.m. And to top it all at 0630 - 0700 a chap turned on a motorised leaf blower, followed by cafe owner doing the same in the square, resulting in noise in stereo!!
The shutters do not close properly and require attention.
The balcony off the kitchen is dark and not pleasant. There is a metal bar as a rail but the only thing to stop someone plunging to roof below is a piece of flimsy garden wire and flimsy bamboo fencing. In addition, there is a lot of noise of blaring radios from the restaurant below.
We did ask to see the owners on arrival and they came the next day. When we told Phillipa that the apartment was not magnificent as described she said that that was for the view, but when I pointed out that this was not made clear she said that she was not there to argue. We did not feel that she cared much about guests but had a take it or leave it attitude. On the plus side Max took us to the supermarket which was a fair distance drive away, and Raquel responded to messages in a very timely manner.
Orta San Giulio is not a place to spend a week as there is absolutely nothing to do. A day's visit would be adequate.

Thank you for your review as I appreciate your feedback. I would like to be objective about your review but find many of the comments untrue and would like to mention a few. I do understand that you did have nearly a week of rain and miserable weather which does make the apartment darker and you may have needed the lights on in the lounge area as you were unable to go out as much as you may have liked. The bedroom area is a room unto itself but does lead onto the corridor.( As you can see from the photos). which in turn leads onto the lounge. The bedroom is not visible from the lounge even if it is semi open plan. The folded bed in the corridor was there for a reason as I was requested this for a child the previous week and as it remains like a chest of drawers when it is closed, we normally leave it in the apartment for these occasions to offer this service.
When one chooses a centre of the village location, I am unable to ask people to be silent in the main square of Orta even if the by laws request low noise after midnight. Also if you were not happy with the cleaners from the local council cleaning the streets then you should make a complaint to the council as unfortunately I have no possibility of changing the laws. Maybe a rural location on the outskirts of Orta would have suited your needs better. Philippa is not there to argue and apparently offered you the possibility to change to another place if you were not happy, but you agreed to stay because it would have been difficult to find an equivalent priced apartment as most of the apartments in the centre of Orta are of a higher price bracket. The shutters have been checked and seem to close o.k although Philippa said you were afraid to lean out to pull them closed.
I do agree with you that one week in Orta is normally enough time but if one wishes to visit the other lakes such as Maggiore, Mergozzo and the area, then Orta is a perfect position as a base. Public transport takes one to these locations or hiring a car is a good idea. The guide book provided in the apartment does offer information on what to visit in Orta and in the area. Regards Raquel

This was a lovely apartment, with a contemporary style and was very clean and provided everything we needed. The apartment looks over the main square, Piazza Motta, of the town and across to the island of St Guilio.
There is a small balcony at the back which is sheltered and good for hot days. You can also use the roof terrace which has more fantastic views and is lovely and sunny. The kitchen was fine for cooking basic meals.
The only downside of the apartment was that it was quite noisy at night, as the bedroom is at the front with windows overlooking the square, where there were people out drinking and chatting late at night which you could hear very clearly!

“Brilliant view as advertised but accommodation a little tired”

The position overlooking the main square in Orta San Giulia is just perfect. The view across the lake is beautiful - just as advertised. The house is old and full of character externally but it has problems internally. Unfortunately, the flat is not a "magnificent apartment" - just about everything about the flat was a little bit wrong. The shutters don't close properly so you can't cut out the early morning sun (the curtains are net only). While the mattress and quilts are comfortable the bed frame is very wobbly - you feel the bed shake when your partner turns in their sleep. The bathroom door doesn't close properly making every sound and smell freely available to all! The shower door fell off its runner a couple of times during our stay. The kitchen equipment could do with a refresh, e.g. the coffee percolator handle is half -melted so it is difficult to hold and none of the small kitchen knives is sharp enough to prepare vegetables.
The stucco on the chimney on the roof came off (and dropped pieces onto the cafe below). Work was done promptly to make it safe again but we couldn't enjoy the roof terrace as much as other visitors have.
PS Our own house in the UK is 200 years' old and contains a holiday flat so we know what to expect..

“Location, location, location”

Nothing prepared us for the amazing view from the apartment. It is on the main piazza looking down on the pretty square and then across the boats to the island and cliffs beyond. We couldn't stop taking photos. The bed was really comfortable and the apartment had loads of character and history. Thank you Max and family for being so helpful... Especially getting the suitcases to the apartment.
