We found really good deal and stayed at this hotel for 2 nights. It really has Venetian spirit and atmosphere. The rooms are nice, we even had a terrace with the view to the rooftops. Breakfast had nice selection of food: eggs, pancakes, croissants and etc. Wifi was working fine everywhere. The stuff was helpful. The location is perfect in my opinion - just 3-5 min walking distance from train station. You do not need to take care about how you will get to the hotel. It is right next to Grand Canal. Also Marco square is around 15-20 minutes of walking or you can take a ride with vaporetto. Just couple tiny minuses for a hotel - it was really really hot to stay in a bathroom, too much heating. Of course it is better than to stay in very cold hotel. And another one - you can hear from neighbours if they are using bathroom ( i mean the sound of pouring water). Unfortunately, we had very bad neighbours who used water all night long and you could hear that sound. Overall, i would definitely stay at this hotel again and i am recommending it to visitors of Venice. I believe you will not be disappointed.

Just returned from a 3 night break. Hotel is in a perfect situation close to the grand canal. We stayed in a superior room on the 4th floor which was opulent and spotless. Views over the Venice rooftops and skyline were beautiful. The hotel could be described as 'vintage' - including the staff who were polite and very happy to help. Breakfast was really good with a nice selection of hot and cold food, fresh fruit and cereals, all of which were replenished regularly.
Would recommend this hotel as it was in a very good position with many bars and restaurants close by. We travelled from the airport in a private speed boat which was first class and thoroughly worth the money. Dropping you off very close to the hotel.
Make sure you wear comfy footwear as there is a lot of walking and exploring involved!!
Have fun.

Overall good hotel for the money.
TV was not functioning and not fixed, otherwise good stay.
Room service was very good.
Front desk knows the area very well and is very helpfull.
Breakfast selection very good.

Lovely hotel, great location which makes it easy to walk to all the main attractions and good restaurants etc.

Slightly dated but room was superb and exactly what we needed. However they had only put two single beds together rather than a double, we questioned this upon arrival and they said they would change it the next day. They did not do so and so we asked again and were informed they would do it whilst we were at dinner, we got back and nothing had changed. It was only on our second last morning that they finally put one big sheet and one quilt on in order to make it a double bed, before that the leeds had been moving apart in the night. We got conflicting responses when asking reception about this issue and one person even said they had no double beds in the entire hotel which I find hard to believe.

Another slight problem we encountered was that the breakfast buffet was not always complete, the pancake machine was not working and 3/5 jam/nutella dispensers were empty the whole trip which was disappointing.

The safe also did not work and we had no key for it.

Overall a very nice hotel, friendly staff and an excellent location.

I was a little reluctant in booking this hotel at first. It looked old and dated just as others have mentioned before us. But every place in Venice is old and crumbling anyways. That's why we are drawn to Venice in the first place; to see and live in centuries old lifestyle.

Well, my first concern was the cycle of flooding in Venice; particularly in the winter months. Drawing our luggage over bridges and flooded streets was worrisome. So we needed to come up with a plan. This hotel was a five minute walk to the St Lucia train station, a five minute walk to the vaporetto and very near the bus station where there are direct buses to the airport. This really was a great location. From the train station, we didnt need to walk over any bridges. Could we carry our luggage over our heads through the floods? Maybe for five minutes; but not for 20 minutes.

We considered other places, maybe more modern but this hotel brought us into the thick of things, among shops, restaurants and museums.

The walls were thin, the outer door locks fell to the floor, the antique safe was from the early 1900s and wasn't a good idea to lock your wallet or passport in there. You'll need to return your room key to the front desk each time you go out, just like in the days of Petticoat Junction. It was hilarious and charming too. Most hotels have electronic key cards, this was an antiquated experience. Just embrace it!

The rooms were small, but with high ceilings. So it was manageable for us. The room heater couldn't be controlled to our comfort level. So turning it off was the best solution.

The carpets were kept clean, the bathroom was clean with old fashion 18th century tea towels. There was evidence of Murano glass everywhere. There was an old world charm here.

We found the breakfast very good in a small intimate room; like we were dining at a friend's home. Different types of croissants, cold meats, cheese, bacon and a pancake maker. This isn't Shangri-la hotel, but breakfast was quaint. Simple. Nice.

English is understood throughout the hotel.
