“Lovely large apartment with big courtyard”

We enjoyed a 5 day stay over easter at Francesca's lovely apartment. It was well thought out and had everything we needed, including a washing machine! Florence was so busy over easter so it was great to escape to this lovely apartment. It was well located with many restaurants nearby, some which were recommendations of Anna (Francesca's mother) who lives 2 doors away.

“Fabulous apartment in Florence, conveniently located”

A friend and I stayed for four nights in this apartment. It was spacious and we each had our own room. The garden was lovely, although we only used it once. Very conveniently located-we were able to walk to almost every place in Florence we wanted in about 30 minutes.
We were especially impressed by the decor in the apt. Lovely modern art prints.
A quiet neighborhood with some nice shops and cafes. I'd be delighted to stay there again.

“Location was perfect”

This is a lovely and spacious apartment set in a quiet road but an easy walk to the major attractions. It had all we needed for the perfect stay.Having outside space after a long day of seeing the sights was an added bonus. No problem with finding no.9 and Francesca's lovely,helpful Mum lives at no.5.A supermarket is around the corner, along with good restaurants and the no.7 bus to Fiesole.Would heartily recommend and like so many others,I would love to return here.

“Great location, quaint apartment”

The location was fantastic, near lots of great sights and lovely restaurants nearby. Not far to walk from the train station in Florence. The apartment was roomy. We were a family of two adults and two teenage boys. It was great for them to have separate bedroom. Utilities were good. Only thing of note was that the apartment was a bit cold (it was unseasonably cold in Florence in January) and the apartment had stone floors as it was a previous convent.

We were welcomed with chocolates and were met and shown around by the lovely Anna, thank you. Would recommend this apartment to others wanting to stay in Florence.

“Pleasant apartment in brilliant location”

This is an older style apartment in the historic centre of Florence, but slightly off the main drag. Nevertheless it is only minutes away from San Marco & the Acadamia. It is on the ground floor with easy access to a very pleasant sunny courtyard. Anna, our host's mother was wonderful & welcoming, giving an accurate assessment of the quality of neighbouring restaurants. Thanks to her advice we had the best dinner in our stay in Italy. The only drawback is the bathroom which does need to be modernised.

“Horrible Rental Experience!”

We stayed at this property for two days. It was not very clean and not very nice. It wasn't as centrally located as I thought it would be. I should have been a little worried when I saw there was a 40 Euro cleaning fee and a 100 Euro deposit. We arrive a little later than we had hoped. It was around 7 pm and the owners representative checked us in. She wanted us to check out earlier than the 10 am check out because she had someone else coming at 12 pm the day of our checkout. The place itself was not very nice, the master bathroom is really a big shower with a toilet and bidet. It has a curtain you pull across after you enter and like I said it is a big shower.

To make a long story shorter, we checked out and were ready to go. we asked the representative if everything was okay and she said it looked good. A few days later we were shocked to receive an email from TripAdvisor saying the owner had requested the 100 Euro deposit for damage to the bathroom. I sent back a message immediately saying there was no damage and asking which bathroom and what was damaged. I did not receive an answer to those questions. I continued to email TripAdvisor and the owner. I received no replies from the owner and no useful replies from TripAdvisor. I was told that on the 7th of January the owner would send evidence of the damage to TripAdvisor and that they would then send the information to me. I also received a message from TripAdvisor that my 100 Euro had not been released and we would wait until the owner gave more information. The next emails I received said they had already made a decision and given my 100 Euro deposit to the owner. I still had not received any pictures or explanation of the damage. I was thus not able to dispute what the owner said as I did not even know which bathroom they said was damaged. Finally Tripadvisor sent me pictures of the supposed damage. I could not tell what was damaged by the pictures. It was pictures where they had removed the toilet, but there was no explanation. I asked from an explanation and also proof of when the pictures were taken. I have received nothing from tripadvisor or the owner. I feel like I was robbed by a common criminal. I was given no true ability to dispute what happened, it was a horrible experience. I hope this review helps to inform prospective renters on what could happen to them.

Cerchiamo di rispondere dettagliatamente alle dichiarazioni del sig. Robert Dees
- Il nostro orario del ceck in è dalle 15.30 alle 18.30: il sig. Robert ci ha chiesto di poter anticipare alle 14.00 e siamo sati disponibili: sono arrivati con 5 ore di ritardo, alle 19, senza avvertire e senza neanche rispondere alla nostra mail in cui gli chiedevamo cortesemente di farci sapere a che ora sarebbe arrivato.
- Riguardo alla pulizia non c’ è stata nessuna lamentela da parte del sig. Robert né all’arrivo né alla partenza Riteniamo che se ci fosse stato qualcosa che non andava bene lo avrebbe detto sicuramente ma avrebbe anche dovuto dire che cosa non era pulito: i bagni, la cucina, la biancheria?
- Riguardo alla casa sapeva come era poiché le foto dell’annuncio sono molto veritiere e di solito ci viene detto che è più bella e spaziosa di quello che appare dalle foto
- Riguardo alla posizione è facile controllare l’ubicazione della casa e vedere che è nel centro storico (chiuso al traffico per i non residenti): gli abbiamo dato ampie informazioni ed aiuto sia riguardo agli orari per l’accesso che ai garages dove parcheggiare la macchina.
- Riguardo alla richiesta di € 40 per le pulizie finali e della tassa di soggiorno queste sono indicate chiaramente nell’annuncio e in ogni caso, come è nostra abitudine, lo abbiamo scritto anche in una mail del 26 novembre (che spero che vada a rileggere) quando ha chiesto informazioni per la prenotazione
- La sua affermazione riguardo alla richiesta da parte nostra di € 100 di deposito cauzionale è totalmente falsa e molto grave: questa richiesta non è stata assolutamente fatta perché Trip Advisor chiede il deposito al momento della prenotazione, lo trattiene e lo restituisce al cliente se non ci sono danni: forse fa confusione con qualche altra struttura.
- Il bagno in cui è stato provocato il danno è quello piccolo, interno alla camera matrimoniale: il bagno principale è molto più grande con vasca e doccia.
- Al momento della partenza in casa era rimasta solo la madre del sig. Robert con i due bambini piccoli, simpatici e molto vivaci, mentre il sig. Robert e sua moglie erano andati a portare i bagagli in macchina: pensavamo che anche loro sarebbero tornati per salutare. Quando abbiamo visto che anche la madre stava andando via abbiamo potuto chiedere solo a lei se erano stati bene, se tutto era posto e se non c’era niente di rotto: lei ci ha assicurato che tutto era ok.
Noi non abbiamo avuto il piacere di salutare il sig. Robert e sua moglie, non abbiamo avuto il tempo di fare nessun controllo in loro presenza e ci siamo fidati di quello che ha detto la madre
- L’orario del ceck out è entro le 10 ed è l’orario in cui il sig. Robert ha lasciato l’appartamento: ci aveva chiesto di poter andare via più tardi e gli abbiamo spiegato che non era possibile solo perché avevamo altri ospiti che dovevano arrivare alle 13: quando non abbiamo arrivi cosi ravvicinati non abbiamo nessun problema ad accogliere queste richieste
- Quando abbiamo iniziato a fare le pulizie ci siamo accorti che il wc del bagno piccolo era intasato ed essendo il 30 dicembre abbiamo dovuto chiedere agli ospiti che sono arrivati dopo di loro di non usare quel bagno: per fortuna loro hanno capito il problema e sono stati molto comprensivi
Credo sia difficile pensare che il 30 dicembre ci siamo inventati un danno inesistente per il quale abbiamo dovuto richiedere l’intervento di una ditta e che ci è costato € 183 quindi con un costo anche per noi pari a € 83
- Il giorno stesso abbiamo segnalato il problema a Trip Advisor , abbiamo inviato documentazione fotografica e successivamente la fattura da noi pagata.
Il sig. Robert ha continuato a negare di aver provocato il danno ma T.A. ha ritenuto valida la documentazione da noi inviata e non gli ha restituito il deposito che comunque ha coperto solo una parte della spesa che abbiamo dovuto sostenere.
- In anni di attività è capitato, raramente, che un ospite involontariamente provocasse un danno: ci è sempre stato fatto presente e abbiamo sempre trovato un accordo senza mai dover ricorrere all’intervento di T.A.: se il sig. Robert ci avesse informato del problema, per rispetto non solo a noi ma anche agli ospiti che dovevano arrivare dopo di lui, dicendoci cosa anche involontariamente era andato a ostruire il wc forse avremmo potuto risolvere il tutto in altro modo

Comunque concordiamo con lui su una cosa: considerate le condizioni in cui hanno ridotto non solo il bagno ma tutta la casa in un giorno e mezzo anche per noi l’esperienza è stata terrificante!

“idéal”

it's all good :
location is great to discover Florence on foot while not being in a tourist area (which for us is a big pro), beds are great, kitchen is well equiped, lounge is comfortable, garden is a treat with lemon trees & many other plants very well maintained.
Clean & spotless in every corners.
the local pizzeria next door (florens) makes very good pizza (take away as well)
all in all it was ideal for our family of four..
a couple of notes however :
* we were asked 40euros extra on arrival for cleaning charge + tourist tax which i ddin't know about but may well have been in the description of the flat already.
* if coming by car (except saturday night & sunday), you can drive & drop people & luggages at the end of the street (del ruote), 5 minutes walk (then park in parterre parking maybe 10/15 minutes walk - cheap & automated), which we didn't know, were not told & didn't see (only too late when i got back for the last bags) & so we walked much further with all luggages & kids... Being with a car in Florence & no permit to enter FTL is not convenient at all. It would be real perfect if they could ask police to let their tenants drive to the flat to drop/collect the luggages & kids (since there is this tourist tax... would sound reasonable to me; that final walk -2 times - & waiting by a big avenue/letting my family alone while getting the car was indeed not the best part of the stay !)

conclusion, we defenitely recommend but if you come by car be warned & prepared (to find a better way to leave than us !)
