Undoubtedly the selling point of this hotel was the location; you are right in the heart of the city. It's about a 5 minute walk to the central square. For a first time visitor it was ideal.

The rooms were very nice, a little on the small side. The beds were very comfortable and after spending our days walking around it was great to come back and a get a good nights sleep. HOWEVER, be prepared for the bathrooms as they are small, particularly the shower (no tub). Larger people may find a shower a bit of a challenge.

Other observations
*The staff was great, very friendly. Seemed genuinely interested in making your stay pleasant. One even loaned me 10 euros (too long of a story to go into here).
*The food was good, but a little disappointing. I would have preferred more pasta.
*The ambiance was wonderful. You felt like you were staying in an updated hotel from hundreds of years ago.
*Wifi was fine....can't recall if there was TV. If there was I never watched it.

Hotel was friendly food was good however room 103 was an experience situated outside on the roof terrace it was cold had no hairdryer, TV and there was a dirty sock in the wardrobe which had been there some time Also the shower was situated over the toilet Not ideal but if you want a cheap room you will cope
The coffee from the bar area was far better than the coffee in the machine at breakfast
Can highly recommend the homemade Limoncello

Room Tip: Ask for one inside the hotel and not on the roof terraces as they were cold and cramped

The location was good for able bodied walkers, but a good 10 minute walk from the bus, which was not allowed to go closer. The room I had was 'sort of OK! There was no natural light in it, as the window had a heavy wooden louvre over it, and I couldn't open it. The bed was comfortable. The shower was difficult as it was in an awkward position as one of your reviewers mentioned before. The food was OK, but no choices at dinner. They did do vegetarian options. I don't eat red meat, and sometimes they gave me something else...but not always. Prices of drinks seem to vary from those quoted on the menu, some were marked 1 euro, and we were charged 2. Apparently it depended on the size of the cup!!It was run by a family, the mother was not always cooperative re phone calls to some of out group. Language was a problem as they didn't speak much English the son and daughter were very helpful and pleasant, but 'father' was mserable!!
On the whole they were not very obliging. The dining room was very noisy as the ceiling was very low. I think that's all. I probably would not choose to stay there again.
There was no view from my window and I had to have the light on as there was no natural light. There was a TV with 367 channels of Italian, but no English. Some of our group didn't have TV, and had smaller rooms than mine.

Room Tip: my room was 305 and was very quiet. Some peole at the front had noisy rooms.

chiedo scusa se per Lei non sono stata molto disponibile, ma visto il comportamento del vostro gruppo credo che sia stata molto calma, considerando che alla vostra partenza ho dovuto buttare via 2 trapunte, una sotto coperta e un cuscino per come erano stati ridotti da alcuni ospiti del vostro gruppo, non sono riuscita a capire, ma non ho poi neanche guardato più di tanto, dallo schifo che faceva, se avevate fatto la "pipì" o qualcos'altro, oppure ci avevate rovesciato del latte e caffè, ma dall'odore non era la terza opzione.
Dalla lavanderia ci sono stati addebitati 15 asciugamani di spugna, sono stati macchiati con il the, perchè voi cari inglesi strizzate le bustine del the calde nei nostri asciugamani (tanta igiene). A riguardo il telefono della Signora, la prima sera Lei ha ammesso che era in bagno e non sentiva il telefono che squillava, la seconda sera c'era un problema con l'apparecchio (e di questo ho chiesto scusa) ho pregato il marito della signora di richiamare la mattina alle 8 perchè in quell'orario era servita la colazione e la signora poteva rispondere dalla reception, dalle 7 del mattino il signore ha cominciato a chiamare fino a che non si è reso conto che tra noi e Londra c'era un ora di differenza, tant'è che con la signora poi abbiamo riso di questo. Vogliamo parlare del ristorante....lei dice che era rumoroso, faccio notare che voi eravate gli unici clienti di quel periodo e quindi chi faceva rumore? Solo due sere abbiamo avuto ospite una famiglia con un bambino autistico, e qualche volta ha emesso dei suoni un po' più forti, Lei da perfetta inglese si è permessa di criticarlo e sgridarlo, non riuscendo a capire il problema, anche se noi glie lo avevamo fatto presente, violando la privacy della famiglia; l'altezza del ristorante è di 3.20 mt. quanto doveva essere alto sto ristorante?
Essendo un gruppo il menù è uguale per tutti, abbiamo apportato sempre modifiche ai vegetariani sostituendo la carne con altri cibi, Lei pretendeva di mangiare alla carta...perchè non è venuta da cliente privata?
I prezzi al bar.....sul cartello c'è scritto..caffè espresso macchiato € 1.00, caffè americano € 2.00, Lei mi ha chiesto un caffè americano macchiato...quanto dovevo farglielo pagare?
Essendo per Lei Assisi molto scomoda è stata tutti e 6 i giorni in hotel rinchiusa in camera ( numero 305), una camera pagata singola ma con un letto matrimoniale e un terrazzo con un tavolino e due sedie, quindi non capisco quando parla di finestra con feritoia che cosa intende, forse si riferisce alla persiana che normalmente si apre, se Lei non sapeva come aprirla poteva chiede aiuto al personale ai piani!!!! Per quanto riguarda la TV con 367 canali italiani, tanti quanti ne ha contati Lei, se desiderava..... la sala TV comune è dotata di un televisore con canali internazionali.
Ha dato del miserabile a mio marito...magari la sua educazione e rispetto fosse come quella di mio marito!!!!!
Il suo gruppo era coordinato da un accompagnatore, perchè di tutto questo non ne ha parlato con lui e arrivare subito ad un chiarimento?
Non ho altro da aggiungere, mi bastano le recensioni positive, tante, degli altri clienti.

Superb family run hotel, lovely features to rooms with amazing views. Fantastic location- overlooks the basilica. The hotel does need some air conditioning and breakfast to improve where you can serve yourself.

I spent three nice days in this Hotel, with my family.
The place is close to Basilica di San Francesco, not more than 5 min by foot.
It is situated then in the old town near the entrance of "Porta San Giacomo" , within the city walls , where the pelgrims arrives from their path. It is a family run hotel.
The hotel has stone walls and nicely decorated outside as inside. Feeling of quality and tradition. Interior with plenty of twists and turns, stairs, interesting architecture which needs to accostume with the old building structure.
Rooms are large and clean. Inner bathroom maybe was bit small and old fashioned but ok.
No particular view from the Hotel. Free WIFI.
Nice buffet breakfast. Friendly and helpful service.
It is a calm place and excellent to discover Assisi. Staying in the old town has special charm expecially in early morning and evening when the mass of turist is gone.
There is also a restaurant inside the Hotel, which need to be reserved in case you wish to eat there, but there are plenty outside too!
Place to suggest and to come back!
