“Nice villa, liveable, close to main strip, owners helpful, could be better”
Reviewed April 27, 2014 for a stay in April 2014

The villa was ok but has the potential to be so much more. Upon arrival me and my 5 friends were met by Jimmy the manager and Miguel the maintenance guy who was on hand if we needed any help. Jimmy showed us around the villa, they have a safe which was really good. Villa is nice and all was cleaned upon our arrival, pool was nice and clean. The sun beds could be improved, they're sit-able but cleaner ones would be nicer, also the grass area around where the sun-loungers are could be much nicer, I couldn't happily get off the lounger without my flip flips. Front door is round the back, which was good, when we were all the pool we didn't have to worry as the door was on our side. The villa is about a 5 - 8 minute walk to the main strip, 10 mins from the local main large grocery store which was of course useful. Kitchen cupboards could have been a bit cleaner, felt a bit sticky! Cutlery wise everything was fine, plates, knives forks, glasses etc all fine. Bedrooms were nice. As we went in mid April the weather wasn't very hot, I woke up cold in the mornings, one of the bedroom cupboard had a couple of spare thicker sheets but would have been better if there was a nice clean spare one for each bed - i.e. each person. Had to call Jimmy to request more towels as only 1 big and 1 small each was provided, there should be a stack of clean towels in one of the room cupboards, that was a bit annoying. Also the sky TV was not working, didn't understand why when he explained but couldn't do much about it, considered we payed for the villa to include that we should have received something back in return. All in all the managers and booking process was absolutely fine, I'm quite a clean-bee, the villa was fine and live-able for me, and for a group holiday it's fine. Just a few things could be re-gone/re-cleaned over to improve it that bit more. As the TV didn't work they brought us a stereo, of course we came on holiday so no one brought music CD's with them and wouldn't of had an appropriate adaptor lead that would fit into this, so that was a bit useless. Sofa's are very comfortable! Table in kitchen was nice when we all sat in and had dinner together rather than going out. It was a nice stay, but if I was to come back to the same area I wouldn't use the same villa. Front gate also needs fixing, we could happily lock main door, but gate would stay open, not really a problem as didn't feel unsafe at any point, but again it's just something that needs to be fixed. Just needs a bit of TLC and it would be perfect.

“Perfect for our requirements”

We stayed here for a low-key long Hen weekend and it couldn't have been better for what we needed.

We had a mix of drinkers and non-drinkers, being within walking distance of the strip was perfect for the main Hen-night out so people could easily go home when they wanted. It was in a quiet enough area so that when we were in the villa there was no noise or disruption from fellow holidayers.

The pool area was big enough for 8 sunbathing girls and the pool itself was spotlessly clean. Decoration is simple, but the villa was also very clean and the beds were comfy.

Patrick at Holiday Lettings was incredibly helpful, arranging taxis (very good value - 45 euro for all 8 of us from Faro Airport) and after providing a shopping list prior to arriving, all our groceries were waiting for us. We landed at 11.10am and were by the pool with a glass of champagne by 12.30pm - we couldn't have asked for more, it made for a perfect Hen-do - thank you!

The only downside was the smell of cat poo around the sunloungers.

“Perfect location although the Villa is a little tired”
Reviewed August 4, 2013 for a stay in July 2013

Positives first. Jul 20-Aug 03 2013
We booked via Villarenters and we communicated via their email system with the owner Patrick, both were extremely professional.
The location is fab, 5 minutes walk to the lively strip, but far enough away to avoid the noise and a 15 minute walk to the old town, so perfect for the best of both worlds. Large supermarkets are close by and fairly cheap, it's a €35 taxi transfer to/from the airport and around €20 to the nearest water park.
The villa itself is exactly as the photos, we had 6 adults and two teenagers in our party and it was fine.
The pool, beds, BBQ are fabulous. Jimmy provided a table tennis table on request, again first class and a pool table sits in the front garden, it's weathered but after a few beers you can laugh at the total unpredictability of the balls.
We were met at the villa by Jimmy, a helpful Irish guy, and given the details of Miguel, both couldn't have been any more helpful, the smallest of issues were prioritised and dealt with promptly. Air con in all the rooms and very good,
Negatives and I am being a little picky, the beds are hard, really hard and we all had one tiny pillow each, I was glad to be home to my own bed! The en suites and bathrooms were tired and the showers would leak on the floor, you had to utilise a hand towel on the floor just to soak up the excess. The dish washer is old and really doesn't wash, I hand washed the dishes when I'm emptied it, it ideally needs to be replaced. The kitchen is ok, the wine glasses and the tumblers are the cheap small versions, a few extra pounds could be spent to improve the quality.
A kitchen unit panel was not hung properly and the entire villa could do with a professional clean, not that the cockroaches would agree and there were lots...
The pool was fabulous for the first 12 days then a layer of debris appeared on the surface, Miguel did attend and start the pump going again but presumably the filters weren't working as it didn't clear, so apologies to the family who took over from us, but we did try.
Would I go back? I would but only if it was cleaned and upgraded. It has the potential to be a 4/5 star villa, but is presently a 3.

“Great villa and a great price”

We booked through Columbia Estates and everything was really easy - we got the villa and transfers to and from the airport at a great price. Once we got there, the property manager Jimmy was extremely helpful and made sure we had everything we needed.

The pool area is excellent with a good sized pool, BBQ and plenty of seating for ten people. It's also very private and gets the sun all day.

The villa itself is situated just right around the corner from The Strip which means plenty of bars, restaurants and supermarkets are within walking distance. There is a beach at the bottom of the strip, also within walking distance.

The street where the villa resides also has a stop for the small train which makes getting to and from Old Town extremely easy. Old Town itself is very nice and there's a great big beach with lots of bars and restaurants around overlooking it. There's also an elevator at the end of the beach up to a big viewing platform with an excellent view.

There are also lots of activities, tours etc to do. We signed up for a six hour boat trip where we would sail along then coast the stop at a private beach to snorkel followed by a BBQ but unfortunately due to bad weather it called of.

This was a great villa and we'd definitely go back.
