We really enjoyed our 6 nights at this hotel. We had a room on the 5th floor, which came with a very large balcony, with views over the park and Lisbon. Good size room, comfortable bed, great shower with plenty of hot water and a very quiet air con. Breakfast on the ground floor could be eaten indoors or outside in the courtyard garden. The staff were very helpful, there was a metro station just around the corner, but we found Lisbon to be a very walkable city.
I booked the hotel because of the parking. When we arrived, there were loads of spaces with no signage which turned out to be residential. I spent ages asking about parking - only 5 spaces in the front and no log is kept of who is parked there or how long they are staying for. There's parking at the back of the hotel too - 3 spaces but it's not a nice feel there. There's a car park at the top of the street at 1.20Euros per hour!
The reception and communal areas are decorated in a botique style which is comfortable to sit in. The hotel is centally located with a metro and lots of bus stations close by. It will take about a 40 minute walk in a straight line to Praca do Comercio with plenty of landmarks to stop at along the way. Staff were helpful and pleasant. We didn't opt for breakfast - 10Euros per person which I thought was a bit steep! The room had a balcony but was quite tight but we spent most of our time out and about. The other hotel guests were quite noisy and the hallway echoed and disturbed our nights sleep.
False advertising saying free parking! Nah there are only 5 very very small off street parking spots available in front of the hotel which are filled out so quickly. Thankfully we arrived very early 2pm and managed to get a tiny spot. Please don’t park in the opposite street as they are restricted to local residents. Parking ticket is $30!
Room was not clean and the trash bin was forgotten to clean out.

Triple rooms are very tight ! The guy from frontdesk was not nice. It's well located. We had a problem with the 2nd time we went there (we had stayed in this hotel for 2 nights in first time), there were no rooms available, even with our reservation confirmed. So, after arriving there at night, we were noticed that there were no vacancy for us. We needed to move to another hotel and it delayed almost 2 hours to confirm new hotel and wait for the taxi to arrive. I would not recommend it !

This is possibly the worst hotel we have ever stayed at. The bathroom stank. The carpet was dirty. The pillowcases were yellow. The water pipes rattled when other residents were using the bathroom. The staff were unhelpful. Beware of the taxi fare to the airport, if ordering a taxi from the hotel. You will be overcharged.

Please note that the cleaning of the Avenida Park Hotel is done daily. Our staff is usually known for being friendly and helpful and help all guests to pick up their taxis by informing them of an approximate cost of the trip (values that are already calculated on several websites)
