If you find the hotel's car park entrance on the first time that you look for it then you will definitely arrive here stress free. Otherwise be warned that you will probably, despite excellent directions, circle the hotel more than once before you find the entrance.
Once arrived though you will find nothing here to disappoint you. The welcoming flower beds and baskets and the high quality brass direction signs within the hotel combine to produce an ambience of quality and reassurance that your stay is going to be a pleasant one. Our room was of adequate size and comfortably furnished and the ensuite bathroom was equipped with the finest quality chrome fittings and exceptional all over tiling that would not have been out of place in a 5* hotel. The only downsides to my stay that niggle me but may not bother others is that there is not a proper bar/lounge as such that is open when you arrive and should you wish to have dinner in the evening, the menu choice is very limited and is perhaps not as good value as it could be. Breakfast was served to the table and the choice was typically English and well served. I would stay again.

The hotel is tired looking, the car park is small and the breakfast is only OK.
The rooms are good but the dining room needs freshening up.
After breakfast on the first day I asked if they did unsmoked bacon. I got a one word answer. Quite a terse NO..... For £50.00 B&B per person, you would have thought they could make an effort. Don't think we will be back.

The place was clean and looked lovely from the outside. However, inside it's a mix between Crossroads, the motel, and and a sitcom about a B&B on the south coast. I wouldn't stay again. The hotel is tired and in need of some investment.

I found this to be a very pleasant hotel, with an excellent location in the centre of Oakham. The room, at the rear of the hotel and overlooking the car park, was spacious, with a comfortable bed and a large TV and with a selection of beverages to accompany the kettle. It housed an impressively equipped and very clean bathroom. As mentioned by others, the cooked breakfast was first class.
The staff at the hotel were polite and friendly during my two night stay.

Very nice old world hotel, some of the rooms are on a main road so can be noisy in hot weather with the window open. Will try for room in the new part for our next visit, number twenty one and above. The breakfast was excellent with a good selection of food and the staff are helpful and friendly. Ideal location for town centre as it is only a few minutes walk.

Room Tip: Try for higher numbered rooms to avoid traffic noise.
