Short stay out of season, not a great place, no reception and hallway smells from the restaurant. Bedrooms ok, but show clear signs of damp, bathroom good for bath, but only hand shower. Cheap so shouldn’t complain but will pay the extra in future and stay somewhere else closer to town

We were met with very filthy carpets in the stairways. The rooms we had were small and the bathroom was tiny. The mattress felt like it had 'lumps'.the coulor of the carpet in the room was black and I felt like having my shoes on inside the room because It was difficult to know if it was clean and it looked dirty. The view from the vindow was in to the back stairs outside the hotel, a not very nice backyard and the foot of a rock so we kept the curtains closed.
At night the room smelt from the food made at the kitchen at the ground floor and in the morning it smelt from the cooked breakfast. The extractor fan from the kitchen started early in the morning and didn't stop before midnight and it was noisy.

We stayed for 3 nights and the cleaning staff made the bed nicely. and gave us new, fresh towels. There were coffee, Tea and bisquits in the room and shampoo and soap in the bathroom, but I think this place is far away from 'a boutique hotel

We only stayed one night, but found the rooms very comfortable, en suite and plenty of space in the rooms, ours even had a sea view. The staff are very friendly and welcoming. Breakfast is in the Thai restaurant on the ground floor, and we highly recommend the evening or lunchtime food there. So the rooms are good, but they are all up narrow stairs, so would not be suitable for anyone who has difficulty with stairs. Also, although excellent lodgings, it is not really a hotel, there is no reception or communal meeting area, and no facilities other than the room and the eating area.

We didn't stay at the Acacia by choice as we had stayed in another hotel in Douglas for five days before our EasyJet flight home was cancelled. The airline had to find us overnight accommodation so we were allocated the Acacia. By chance we had eaten in the Thai restaurant, the New Manila, which is below the hotel rooms the evening before so we received a warm welcome and pots of tea which were very much needed at 2am. The stair carpet left a lot to be desired but our room was comfortable and clean, with a bright, refurbished bathroom. The staff let us have a late check out and we're very kind.

Room Tip: Go for front if you can, back yard is not very attractive!

Stayed at this so called Boutique hotel last week, what a disappointment,very difficult to find in the first place. After you walk through the door behind the restaurant the doors and the carpet are filthy all the way up to our room which was up two small flights of stairs. The room was approximately 12ftx10ft and very hot and stuffy but we couldn't open the window as it was locked.The view outside the window was awful as the pictures with prove. From approximately 6.30 in the morning the noisy extractor fan went on and we got the smells of breakfast and when we went back in the evening the smells of the Thai restaurant underneath this went on until around 11/11.30.On the plus side the sheets were clean and the room was cleaned.The restaurant underneath the rooms was very good as were the staff.

Room Tip: Don't bother
