Beware, this hotel looks over a main road, bedrooms at the front have significant road noise.
Hotel in bad need of renovation. Access road full of holes, limited views, dark rooms, dont be tempted by "suites", beds uncomfortable, bathrooms very basic.
Ladies, take your own hair driers as the drier provided is very very weak, and if you have long hair you will be there for hours.
Shower is for slim users only. Water hot, lighting in room and bathroom depressing, good internet connection for which you have to pay.
Breakfast terrible despite owners good intentions. This is the only hotel we have stayed in that has charged an outrageous 9 euros per person for a mediocre breakfast. All other hotels we have stayed in, including 4 and 5 start hotels include breakfast in their room price.
A sad experience despite the helpful attitude of the owner.

I hate to slam this hotel, but here's our opinion. This hotel is geared to Italian visitors, not folks from other parts of the world. And that's ok for them. But if you're from the US, you should consider staying elsewhere. As an Italian-american family, we were most excited to go to Arezzo, since that is where our family is from waaaay back. On the Internet this place looked great, and another hotel suggested them since our first choice was booked. When we arrived nobody spoke english; ok no biggie. We don't expect everybody to speak english and we got by with our Italian. It was a wednesday night, the night the restaurant was closed (?). So we asked the woman at the desk where we could go for dinner. They had no ideas, no maps, no nothing. And this hotel isn't really near anything. So we just got in the car and drove. We finally foud a hypermarket (big supermarket) and went in, bought a few things just in case we couldn't find anything. We finally found an middle eastern restaurant and ate there (it was a to-go only and we ate in our car! (those crazy Americans)). When we went to leave the next day our passports were laying right out in full view, so I grabbed them and we left with our room key (which they yelled at us later about, but there was nobody at the desk!). thursday night the restaurant had a big private dinner (no place to park when we returned from dinner...we would have eaten at the hotel, but the party took all the outdoor tables!). The setting of this hotel is beautiful. There is no "lounging" space indoors other than your room. Breakfast is not included and expensive. There are cute touches around the hotel, but the reason I do not suggest you stay here are the beds! oh my, no box springs and a thin matress only. Kind of like summer camp. And we stayed in an "upgraded" room, which I think relates to our superior view. You cannot walk anywhere from this hotel, since when you leave the property you're right on a very busy road. Again, we wanted to love this place, but we found the folks not very accomodating and we were really not demanding. We just wanted to eat. Parking is free!
Arezzo on the other hand is a wonderful town and we had a blast seeing a jousting event in the town square. We loved the town.
