This B&B has an excellent location just off the Piazza Sant'Oronzo, within a short walk to all of Lecce's sights.
There isn't a staff member living/staying at the premises at all times. From what I observed, staff visit daily in the morning to do cleaning of the rooms and then visit the property by pre-arranged appointment to check new guests in.
We were offered a room that does not appear on the hotel website - it was a downstairs room in a basement area. The entire basement was ours including a small kitchenette and a very large living/dining area.
The property is a historic building that has interesting architecture typical of Lecce and the Puglia region.
Unfortunately our room was not clean at all and the basement had a damp and musty feeling. To avoid the dampness we opened the windows however this let in mosquitos and we got a lot of bites.
Our bathroom was very small and awkward. This is sometimes the case when staying in historic properties but at Arcu Te Pratu it was worse than normal.
We did not tell staff about our experience due to the language barrier and the fact that we were only charged €60 per night for 2 people. This is a very low price however I would have preferred to pay more and get a better quality room. After one night we did contact several other hotels and B&B's to see if we could get a room somewhere else but there were no vacancies as it was high season.
The included breakfast is actually a voucher to be used for a baked good and coffee drink (cappucino, latte, espresso etc.) at a nearby café. We encountered this several times in Italy and have found that you end up getting better quality food & coffee by going to the professionally run cafés vs. what is served directly by the B&B host, so we didn't mind having to take a short walk for breakfast.
Overall we were very disappointed with our stay and were happy to leave after 3 nights. (We enjoyed the city of Lecce overall but not our accommodations.)
I should add that the staff were friendly and helpful but I just don't think they have much experience running a B&B or don't realize how important cleanliness is.
