The only advise I can give is choose your management company wisely ! I booked my trip with Quam Properties.com and still have a smile on my face. Signed up for unit B12B4 - it was as far as the check book would take me, the wife and 2 teenage sons. For $225.00 you can beat it over Xmas New Years Break.
You'll need a car to just get out and explore, Lahaina, Hana or drive down into Kaanapali to spend the at the beach ( tip - check out Black Rock - snorkel/cliff dive at sunset) -another - ( tip right before Whalers Village there is a small beach axcess parking lot fits maybe 40 cars ) People just hang out and wait for parking spots. But going back to Kapalua you'll just slow down.

The villas locations are perfect if your looking to get away from the hussel and bussel to just relax and enjoy. We woke up 9 out of 10 morings to find - in the same place out off the reef - whales breaching - a half mile out -( tip - bring bonoculars- we used them to check out the surfers at Honolua Bay 10' waves - whales breaching all over between Kapalua and drive over to Wailea - turtles - sea otters - boats ect.)

The fresh fish and fruits around make for some creative cooking in the unit or down by the bbq's at the pools- there are 3 pools, used them all. You have the Kapalua Resort hiking trails - walked the coastal trail every morning - 4 trails total of 15 miles if you like to hike. Walked to Kapalua Bay beach every day to sun and swim, tons of fish and the sea turtles are larger than you think, swam with one that was the size of a coffee table.

Took drive north 1 mile for sunrise - check out the picture of the rock - you think your in a natural place and this proves it , there was a small little pit next to the rock. Walked to Kapalua Bay Beach everyday to snorkel with plenty of fish - a sea turtle the size of a small coffee table - saw a eel - a sea otter came in the bay one day - just wow!

Last big tip - On Weds. nights at Bettys Beach Cafe - 1st its lobster night full dinner
$ 18.00 next you get theSunset and the Luau at Leles free over the railing (see the picks)

We have been coming to the Kapalua area yearly for the past 16 years.
This area of Maui is tropical and beautiful - we love it.
the location of these villas is good if you have a car - beaches are nearby as is hopping and food.

BUT...

This was our first time staying at the Kapalua Bay Villas.
The particular villa we stayed in was unit # 28B2.
I had originally booked an 'ocean view' - 'gold' unit because of the floor plan (a 2 bedroom). When we checked in we discovered we had been 'upgraded' to an 'ocean front' 2 bedroom. This unit had a an open floor plan with the master in a loft area open to the living area below - totally inappropriate for a family with teenagers - no privacy and no barriers for light or noise. I called to request a change , but was told 'everything was booked'. i appreciate an upgrade just like the next person, but this was not acceptable and not apples to apples. (by the way, the 'ocean front' view was squeezed between two other units and overlooking a landscaping shed)

Here is an impressive list of what was broken, sub standard and services not performed in/for this particular unit:

*electronic blinds were broken - we were unable to close them at night. management knew about this prior.
*at least 4 other blinds were ripped and horribly stained.
*dishwasher was broken - management knew about this, replaced it with another broken one (not nice to have repair men in unit for an afternoon!)
*toaster was broken.
*loft air conditioner was broken and so loud we couldn't run it.
*loft carpet was buckled and stained in multiple areas and carpet was also stained on the stairway.
*wireless internet in unit did not work - we used wireless from other nearby units
*kitchen faucet leaked at based and flooded counter with every use (we were told "part was on order')
*dryer lint filter was broken - cracked and would fit into housing.
*kitchen cabinet fronts were very dirty upon arrival - greasy and food debris everywhere
*we only received 3 out of 8 days of daily newspaper delivery
*the shower in the lower bedroom and in the guest bath could not contain the water spray and were totally soaked everywhere after each shower - my kids had to have multiple towel layers on the floor. (the door leaked in the guest and the bedroom bath was doorless)
*furniture was worn, stained and chipped. cabinets gauged, appliances dented and scraped (this is more of a judgement call, but really tired appointments/furnishings)

I called management about all the repairs needed, just the dishwasher was addressed directly which resulted in no improvement. i left a long message for the manager at check out, but did not get a return call.

i own a high end rental unit in a resort area. i am familiar with the need to keep units up to date and refreshened as needed. this unit is poorly cared for and very very tired. it was far from the advertised 'gold' standard. It was very far and much below our expectations.

i would hesitate to recommend the kapalua villas to friends because of this experience -using this is an example of their standard, i would not. As we walked around the property we could see into beautifully furnished and maintained units - these were either private units not in the rental pool or other better maintained units. if anyone decides to rent here, make sure you know exactly what you are getting - ask for unit pictures and floor plans.

we will come back to kapalua, but not the 'kapalua villas'. you can get a much better deal for your your money at many other places. at $500+/night - even the ritz hotel down the road would be better deal!!

We stayed at Kapalua villas for the beginning of our Maui vacation! WOW what a beautiful place! The condo was amazing with a stunning view of the water. The turn down service every night was a nice touch and the grounds were impeccable! Our villa had a full kitchen and was equipped with everything from glasses to a pasta strainer! The bed was amazingly comfortable and the villa was very clean. Overall an excellent choice for anyone looking for a place to stay in Kapalua, and much more spacious than a hotel room. Choose KV you won't regret it!

My boyfriend and I are avid golfers and we enjoyed our stay at Kapalua tremendously. We initially booked the stay with Costco for a fairway ridge villa and upon check-in got upgraded to an partial-view golf villa 17T8. The unit was on the bay course fairway and in a loft style. I enjoyed the unit as it is perfect for a 2-some but might not be as private if it is more than 2 people. It's hard to tell how different the ridge villa is from the golf villa. I like the fact parking is right next door to us and it was easy to unload our luggage and food we bought from costco. We were told the resort fee covers unlimited international calls and free access to kapalua spa. We went straight to the spa after unpacking. The spa is brand new with jacuzzi pool/steam room/gym/swiming pool. we had a blast just unwinding after a long day. We also enjoyed the restaurants onsite including merriman's and sansei. The golf courses are gorgeous, the only downside is the plantation course is cart path only in preparation for the hyundai cup. The ladies tee is definitely challenging with some long par 3s and blind holes. I didn't play the bay course but my boyfriend said it was relatively easier and harder to lose balls. If you need a caddie, you should request them when booking the tee time. We weren't able to get one as they appeared to be highly in demand. The shuttle service inside the resort is very prompt and I used them many times to get to the spa and golf academy. I left my fleece on the shuttle once and was able to retrieve it after calling in. If you enjoy golf, I would definitely recommend going to Lanai to play the challenge and experience courses. We were able to get a great discount thru Maui Golf and the whole day trip including ferry and 2 rounds of golf came out around $300 per person. We also booked Kannapali Royal tee time thru Maui Golf and got a morning tee time for $160. Our last day, we drove to the crater around 11 am and was glad we didn't do the sunrise as the drive was quite challenging and can be dangerous in the dark. Overall, kapalua is perfect for golfers or people loving outdoor trails and family looking to unwind.

I strongly recommend the Kapalua Villas because it is located by the coast in the beautiful Kapalua community with the sea, golf courses and a bit secluded compared to the crowded Lahaina or Kaanapalli. You can also get full access to Ritz Carlton located next door without paying Ritz Carlton prices. The condo is pre-loaded with utensils and other needs to give you that cozy atmosphere. The only bummer is the $25 per day resort fee.

In Hawaii, resort fees are fairly standard practice and allow us to offer amenities such as; towel and pool service at the Ritz Carlton Hotel, access to the Kapalua Spa (sauna, steam room, fitness center), complimentary phone calls (local, long distance and international), high speed internet access in each of the units and many other services.

In a place like Hawaii there are so many different types of travelers/tourist that what's great for one may of course not be so great for another.

First thing to be aware of is that there is no signage upon entering Kapalua where you are suppose to check in. The sign is behind the desk clerk in the reception area - good luck seeing that from the road. It is the second building on the right (after the golf academy) 800 Office Road - not 500 like our info said.

What I liked: The Kapalua Villas were spacious, clean and had great views. There were many things included like the kitchens, beach towels,(no beach chairs) use of Ritz Carleton pool. The beaches nearby are lovely some have lifeguards which is a must for me. You can splurge on meals or cook at the villa. The price was fine. We paid $209 plus $25.00 resort fee and were upgraded to an ocean view without asking. The place is family friendly, we don't have kids but we didn't feel overwhelmed by children.

What you may not like: Kapalua is not a town it is a resort world. Our villa was like being in suburbia with car ports and little roads. The grocery store was a pretend town center and so you are removed from the rest of the island. The whole west Maui area is all resort world and can be a LONG drive to other places you might want to visit. The attractions that we were most interested in were in other parts of the island so we drove a lot. Haleakala is 70 miles from Kapalua. Hana is 3 hours away at least - but if you want to explore the south coast stay a few days. You might find all you need nearby just check out the locations before.

Some small annoyances were the stove didn't work. they did bring a replacement within a day. The couch wasn't comfortable at all. The TV screens were tiny and the glass and screen doors didn't close properly.

I still think the price was good for all that they provide. Just be sure you want to be in this section of the island.

While we do our best to accommodate our guests needs, sometimes individual tastes may differ from that of our Villa Owners. However we welcome all of our guests to check with the Front Desk if they are not satisfied with the unit to which they are assigned. Usually we are able to find a more suitable unit that day or the next. I do recommend for your next stay booking our Gold Villas as they have been the most recently renovated offering more luxurious accommodations.

The Kapalua Resort is definitely seems like a little town with 22,000 acres, and we enjoy being seperated from other parts of the island to offer more relaxing accommodations to our guests. I'm sorry the drive to get to other parts of the island seems so long. However we do offer concierge service and there are many tours available that offer transportation so you may enjoy the scenery instead of being overwhelmed by the driving.

Stayed at Gold Kapalua - Bay Villas - 29b3 for 9 nights. To us it was perfect. Had a condo with complete kitchen and oceanfront view. Location was great - close to Kapalua beach to the south and more beaches to the North. Best secret was the spa which was barely used - it had exercise room if I ever dreamt of doing that, and a great salt water pool and both dry and steam saunas. Great restaurants on resort which includes the use of pool and amenities at the Ritz Carleton. Not many people there during November and much less crowed than Lahaina (which is 15minutes south by car). Plantation golf course was great (didn't have chance to play Bay Course but it looked great as well). Clubs to rent were better than my own. Only downside is that it rains and is a bit windy in the north west part of Maui. Never rained long and you can plan around the rain or go for ride to south Maui where it doesn't rain as much.

I'm so pleased you enjoyed your stay with us. Our Gold Ocean Front units are definately in a great location, and make it convenient to take advantage of the Kapalua Spa and their facilities.

The Plantation Course is certainly one of the reasons guests come to Kapalua time and again. Hopefully the next time you stay with us you are able to try the Bay Course. Be sure to bring your camera as the view from Hole 5 (Kapalua Bay Course's Signature Hole) is spectacular.

Being on the North side of the island it does get a bit breezy here during the Fall and Winter seasons. Fortunately, like you said the weather doesn't stay this way for too long. Thank you for your comments and we hope to see you soon.
