Very clean b&b situated in a lovely quiet location. Ample parking, room was very spacious and the beds were so comfy! Breakfast was lovely and there was plenty of choice. We got a friendly greeting from our host, who even carried our bags upstairs for us! Proper gent.

There were however some things I felt let the place down. Firstly, there was no seated area in the garden as shown in the pictures, which was one of the reasons we booked. Also the lounge is not open for guests to use either which is also a shame because it is lovely and it's nice to have an area to just sit and relax aside from your room.

Also, although we did not take our dog on this visit..be aware that dogs are not allowed in the public areas, including the dining room, which to be honest doesn't make it altogether 'dog friendly'. You're also not allowed to leave dogs unattended in your room, so if you're a lone traveller with a dog I've no idea what you are going to do. I appreciate that the owner is trying to also cater to people who do not like dogs in the eating area, but in my opinion if you choose to stay in a 'dog friendly' establishment, you should expect dogs to be there.

great place for an overnight stay and would stay again, just a little disappointed overall.

We stayed at this hotel to meet up with friends in Keswick with our 5 months old daughter. The hotel is lovely and well presented as was our room. It was spacious with plenty of room for the essentials of a baby.
The owner was warm and welcoming and more than happy to answer questions.
The breakfast was faultless and our little one got bags of attention whilst we were having breakfast!
Would definitely stay again and recommend it.

I last came here with my sister in 2007 and, having hired cottages with friends over the intervening years, It was really good to be back. Lovely location, pretty easy to find and a stone's throw from the Farmers Arms. Rooms are spacious with excellent views and the breakfast is superb - all local ingredients and well cooked. The owners are lovely, welcoming and knowledgable (and remembered me after 10 years!)...and they have an adorable dog!

Room Tip: Tons better than staying in Keswick town centre!

My wife and I fancied a quick break in the lake district, we found this place and were not disappointed from the welcome greeting to the large bedroom with good views
to the great breakfast all went well so thank you

Stayed here for 3 nights in mid June. The house is tucked away in the pretty village of Portinscale, well placed for visiting Keswick and the northern lakes. There's plenty of parking and the owners, Carol and Des are very welcoming. Our room was comfortable and clean. Breakfast was cooked to order and set us up for the day. It is a lovely, homely place and we hope to return.
