Tip is to stay upstairs if you can afford it - if anyone upstairs flushes the toilet during the night, the pipe runs down the wall of the downstairs room and is noisy. Also if anyone checks in late the night buzzer is right outside the downstairs room. Although this accommodation is close to the city it is up a very steep hill - not for the faint hearted! Bed comfy, breakfast was good, with plenty of choices and host is very hospitable.

I was dissapointed that the bottle of spa bubbles were not replaced after first night.

Room Tip: Stay upstairs if you can afford it

Extremely surprised to find that our "ensuite" bathroom was right in and part of room. The frosted glass dividers obscured part of the "functions"- there was no door, the dividers enclosed only part of the space and the glass did not go to the ceiling-- so much still could be seen and everything could be heard! Since not separated from there was no way to put a bathroom light on at night (crucial to anyone who gets up frequently).
Absolutely agree that Simon was extremely helpful with recommendation.

We loved the house and the location. The hosts were lovely and willing to share recommendations for dining and attractions. It's worth being prepared for the open concept for the ensuite rooms though, it's a bit unusual.

We were greeted by Simon one of the owners, despite getting there a lot earlier than anticipated the room was prepared and we even had a choice to upgrade for a further $20NZD. We chose to stay in the rose room which had a very comfortable King size bed as well a spectacular view of Dunedin.

One of the things that we have learnt while booking accommodation around NZ is that when the booking is for a room it is literally that a room with no ensuite or bathroom. At the Grandview we had to share a bathroom and toilet. This was no issue as we didn't seem to run into any guest who were staying there except during breakfast. The facilities were immaculate and of high-quality.

There is free internet however, there was confusion of how free it was. Our host Simon said that we could use the internet as much as we like, however, his mother said that the internet was monitored - but this she meant was that there was a download restriction for them, and that once someone had "cleaned us out". The breakfast room was open at all times and you could help yourself to tea and coffee whenever you felt like. There is a full size kitchen in which you could stay in and cook your own meals.

Our hosts were willing to provide info on what to see and where to go, especially Simon who gave us many options for our trip and places to visit in Dunedin, he was an impeccable host. The only room for improvement would be if Simon's mother wasn't so negative about the internet, as it made it sound 'tight', and she also complained of how long it took to clean the rooms up. This made it feel like we were an imposition, more like non-paying guests, than paying lodgers.

Our room on the top floor was rather cold, even with a heater. That's my only complaint, though. The room was clean, charming and had an awesome view over the harbour. It's a bit of a hike on foot up the hill but nothing too strenuous.

Simon's attention to detail was brilliant. Imagine going out at night and coming home to a freshly boiled kettle for a late night cuppa. Well, that's just one of many things Simon did to make us feel at home. We have never encountered such thorough and obliging service.

We had high expectations of this property as it had been well reviewed. The Grandview room is on the upper level of the house and quite spacious with a bay window offering wonderful harbour & city views. The bed was comfortable but the pillows were flat and either aged or of a poor quality to start with (despite there being 3 on each side). There was a lovely antique dressing table and chest of drawers providing ample storage space for clothes etc; however, we could have done without the opened condoms left behind by a previous guest (and not cleared out obviously) found in one drawer. There were 2 tub-style chairs by the bay window which were very comfortable. There’s an old, small TV with rabbit ears; suffice to say the reception was poor.

The ensuite is part of the room with no door (just a wall) dividing it from the room and was impossible to warm. We found the coldness in there impossible to change and most uncomfortable. The toilet was so loud we actually stopped flushing it during the night to prevent waking either one another or other guests! The towells were good & plentiful, however, the dirty washers were not replaced, simply rehung, despite being left on the ground for that purpose.

There were no in-room tea/coffee making facilities and on each occasion we had to go downstairs through a cold & unheated stairway and hallway to a freezing cold & equally unheated kitchen with a stone floor. How difficult can it be to provide a kettle, cups & some long life milk in a room? We loathed having this level of discomfiture in such an expensive room.

On a positive note, the self-serve continental breakfast in the downstairs dining room (cereal, tinned fruit, yoghurt, breads & toasts) was good. Simon and his mother Trish are congenial hosts with much advice to offer on everything about Dunedin and we were grateful for their tips on where to eat etc. The house itself is a lovely heritage property in a good, central location.

This was to be a highlight of our New Zealand holiday and unfortunately we were disappointed and due to the circumstances above, decidedly uncomfortable.

It's not what you might think as an accomodation. You don't just check in and be left alone.
You come in and they care for you immediately, ask for your wishes, about your plans.

If you don't have an idea, what to do in Dunedin and the Otago Peninsula, just trust Simon's and his mother's suggestions. Every single tip will become an unforgettable experience.

We will come again, sure
