Amazing experience in Marrakech. The Riad couldn't be in a better location 3 minutes walking distance from the main square. It's a personal and exquisite oasis in the middle of the medina where you feel at home. The owner and the staff were so kind and helped us a lot organizig our trip. 100% recommended!

This little Riad is ideally situated less than 5 mins walk from the square. The team of staff are very helpful and friendly, the whole place is very clean and the breakfast served in the quaint courtyard is adequate, and they provide an airport pickup service if required.
I found the rooftop terrace a bit disappointing. In other riads, the rooftop is a beautifull place to relax and chill, especially at night after a busy day. This rooftop has no music, lighting, and doesn't seem a place that guests hang out. Also the whole place looks bigger in the photos.
The most disappointing factor for me was the price. My daughter hadn't stayed in a riad before, so I spent hours trying to choose the perfect place. Riad 11 is higher priced than lots of other places, and after reading the reviews I was expecting a wow factor. Sorry, but in my opinion you can get just as good, or even better for half the price.

An absolutely amazing team, who want you to have the best possible experience, whilst you are staying in marrakech. The Riad 11 Zitoune is located about 2 minutes walk from Jeema el-Fna (La Place) in the souks. Everything in the Riad is done with passion and looked at with Detail. The rooms are spacious, clean and we slept well. After we told Ahmed (the Owner) that we thought the matrace is too hard, he was very helpful and told us that he actually just ordered some toppers and as soon as they arrived, we would be first to get them. Luckily they arrived the same day and it worked out great - much more comfortable now to sleep. It was the same for any questions we had, the staff was always there and more than willing to help and have a friendly chat. We always felt Welcome in this lovely boutique Hotel in Marrakech. On your Welcome day, you will be picked up (if requested) and you will get a great introduction into opportunities whilst you are in the city. We also booked a tour at the Riad, which was ideal. Went really smooth. We did a day trip to Imlil in the Atlas Mountains, combined with a visit to a Safron Farm (This was our Special request for the tour and easily done - however, you should pay attention to the opening Hours of the Safron Paradise). The Tour to the Atlas Mountains was stunning and a real treat. Wonderful landscape and people. Back to the Hotel: Breakfast was different every day.
We really liked the freshly squeezed Orange Juice - perfect. Had Dinner at the Hotel twice which was also good and just so nice, because you will eat in the courtyard where we always felt relaxed and soothed. On the roofterrace you have a nice view of the Koutoubia mosque in Marrakech. Also its always nice and peaceful up there if you are looking for a break from the hustle in the souks. We would return anytime to this Riad.

Room Tip: We had the Ginger Suite which was great. It is on the first floor and has a nice double bed and is quiet and cool.

You would never find this place unless you booked in advance, which is part of the charm of this hotel/riad located in a narrow street very close to the Jemaa el Fna, an unbeatable location to wander the old medina from sunrise to sunset. Comfortable rooms and beds, brilliant breakfast and great dinners available. We greatly enjoyed our stay and would not doubt to repeat.

The location of Riad 11 zitoune is unbeatable. It is simply off a "main" footpath leading to Jemaa el-Fna in one direction (6mins walk) and the other direction leading to Melah roundabout (7mins walk) where there is a taxi stands and coach tour outside of Marrakesh picks up. This "main" footpath was under construction for the most part when we were there so it was a bit noisy and more like a dirt road. Not so easy to drag your luggage but it was manageable. Once you are inside the Riad all the noise dies down and it is quite a little oasis!

We stayed in the lavender room for 2 nights which was small and cosy. I would recommended this room if you are only there for a few nights with small hand luggages as it can start to feel a little tight if we had large suitcases. Overall the room was affordable and bed was comfortable. One of the negative is the shower- pressure is low and fixed shower head. This means the water splatters everywhere and because of the almost levelled flooring, waters spills onto the vanity/toilet area. We had to use ++towels to soak up all the water. This is something I think management should consider upgrading so that it is more functional.

The service was friendly and there is always someone available to help us (opening the door after getting back to riad after midnight). There are stairs to access rooms without lift so only the ground floor flat room is suitable for people with mobility issue.

I would recommend this riad for first-timer in Marrakesh as it is easy to locate and provide a good introduction to the riad experience.

Room Tip: stay in the larger room if possible. ground floor room could be too noisy as breakfast is served outside room in the courtyard.
