We were looking for a hotel in Bangkok that could offer a room for families or group of friends together in 1 room. There were not a lot of choices but there was one hotel that fits the bill both offering rooms up to 6 persons, near the BTS station, have breakfast but most of all very affordable and that is Victory Residences!!! With its eye catching Pastel Yellow facade it sets the tone for a authentic real Thai style stay at this hotel. We booked a 6 person Comfort family room with breakfast via Agoda at around 600 SGD++ only for 4 nights, which is a very great deal since not all day we would stay at this hotel. The room is one of the most spacious I’ve been at 64 sqm with 5 single beds, a Queen bed, toilet with tub, a kitchenette and a Balcony so we a great deal it was!!!
During our first night, we were given a room for 5 person room with only 3 single beds which we didn’t book but the hotel immediately upgraded us the next day where we moved to the actual 6 person comfort family room with tub and 4 single beds. The staff were very nice, friendly and helpful all throughout our stay and they even helped us carry our bags into our rooms and from/to our private hire shuttle van. The hotel was located near Victory Monument BTS station and has a nearby Victory mall in Ratchawithi road just across the hotel from Phaya Thai road. To access the lobby you need to take up the stairs similar to traditional Colonial style driveways. Upon entering the Grand Lobby, we were transported in time during the mid-19th century where the intricate decors and wooden layout. The walls and ceilings are finished off with polished Golden Brown Wood, there is a huge chandelier made of small candle lights, warm toned lamps on the wall all over the lobby and a Grey cushioned lounge chairs at the center. The dining area is at the right side of the lobby where breakfast is also served. The lifts are on the left. Check-in counter is at the center and there is a safety deposit of 500 baht upon check-in. It was smooth and easy until we were given a different room from what we booked but nevertheless they changed it the next day.
I will review the 6 person Comfort family room we booked via Agoda and we were good with it - space is no. 1 and it was actually very clean. Only thing I didn’t realize when booking is that it only has 1 toilet to share with 7 people including a kid and only 1 TV located on the living area where the single beds are also located. The master bed has too much space and wardrobe and we didn’t even use the wardrobe that much maybe they could add a small toilet here. The rooms were a bit old but still retained the nostalgic and classic feeling of the early 19th century design and architecture with a touch of modernity - especially the toilet which I am quite impressed. WIFI is quite fast, they only have local channels in the 6 person room but the other 5 room has a cable channel working. Airconditioning is cold and easy to use and has 2 one in the living and another in master bed. Floor is made of wood so you got a cozy, warm, comfy feeling walking barefoot which is not found even on newly built 5 star hotels right now. Wall is simple white which compliments the polished Brown wooden flooring. The single beds were soft, clean and comfy but the Queen bed is a bit on the hard side but still clean and comfortable. Pillows are just the perfect firmness and clean/comfy as well. The mini-kitchenette is the one part of the room that could be converted to a second toilet because there are so much space to put the fridge or amenities other than this area. The refrigerator is big and has freezer but a bit old now. They provide complimentary cups/kettle/coffee/tea and bottled water daily and do daily housekeeping. They have 2 balconies one from the living and another from master when you could hang your wet clothes. Dining table is also provided on the living area and a couple of side tables beside each bed. What I loved about this room are the many power outlets provided where you could charge your electronics despite 7 of us here we have our own outlets to charge with.
The TV compartment/wardrobe in the living room is also one of a kind which you could not find in modern rooms today even for customised ones. Made of Brown wood it has a wide TV compartment at the center and two wardrobes on each side and another set of spacious compartments on top and at the bottom - what a creative idea it is. It compliments and give a visual to the very spacious room already. Another thing we loved is the toilet/tub - quite modern, clean and spacious complimenting and adding touch to the classic vibes of the whole room. The water heating/pressure is easy to use and manage. Toilet has bidet which is a plus and they give complimentary toiletries except toothbrush. Towels are also clean, thick and soft. We booked our room with daily breakfast and it was served at their dining area which resembles the vintage style of the hotel - Brown & Cream cushioned chairs, Brown Wooden round and square tables finished with Black Glass surface. They offer a modest yet delicious selections of Drinks, Toast, Thai food (Rice/Noodles/Soup), Western (Eggs/Sausage/Ham/Bacon), Fruits, Salad and Cereals. I loved each and every of it especially the Thai selections - Tom Yum, Curry, and Fried noodles are the best and most delish I’ve tried!!! We didn’t get the chance to try the pool and gym but we visited the pool and it was a bit old and deep for my nephew to swim so we skipped it.
Victory Residences is the best and most affordable place to be and conveniently located near Victory Monument BTS if you have a big family up to 6 people and would like to stay in 1 room because not all hotels have this type. Other than near the BTS, there are lots of 7 eleven, eateries, massage spa, bars, cafe located around the hotel which is also a big plus. We even tried the Tuk Tuk which is just parked across Victory Mall and they offer a good price if you wanna experience this thrilling ride of Tuk Tuk, the Thai Motorbike. Thank you Victory Residences for giving us a memorable, safe and amazing stay at your hotel and truly recommended for those with big family or group of friends who would love to stay together in one room as well as for those who would like to experience a authentic/classic/nostalgic vibes of the mid-19th century with a touch of modernity!!! A very good value 4-night stay. Room was somewhat sparten and tired but fully functional. The shower was good and the room had a safe. The Bed was comfortable. Wi-fi was excellent in the room and throughout the building.
Pool also was good only lacking in "dressing" of the area with some umbrellas etc
Breakfast was plentiful with good selection which did not change daily.
For the price (~A$65 per night) and great service I rate it as an excellent option in Phaya Thai, being only 550m from the ATS station.
Room tip: Best with public transport. The alleyway leading to hotel is both narrow and busy

I am astounded by some of the negative reviews of this hotel that make it seem like it is uninhabitable. Based on those reviews, I arrived with some trepidation but was pleasantly surprised. For the price paid, the hotel is very much value for money located in a side street close to lots of excellent restaurants ,street food outside the Cineworld Mall, and coffee shops. The rooms are furnished in darker wood and whilst not new are presentable and clean with comfortable beds, decent shower and small balconies. Rooms at the back of the hotel overlook the King Power Mall and specifically the air conditioning units and the noise of those is very loud. The staff are friendly and helpful, and the pool area is nicely presented. The hotel is ideally located a few hundred metres walk to the Victory Monument BTS Station so this makes the hotel a good option to explore BKK. The breakfast buffet does look unappealing but with so many food options on your doorstep I would select a room option without it. Housekeeping cleaned our room and provided fresh towels daily. If you want USB charging points and modern matching furniture there are plenty of hotels in BKK that will provide that at a premium. If you want clean comfortable accommodation with good aircon in a good location at a reasonable price then Victory Residence ticks all the boxes and after 5 days NO sewer rats evident whatsoever just to alay anyones concerns!

My Agoda booking did not go through for some reason so when I arrived I had to rebook a room at a higher rate. The safe in the room did not work and the bathroom door locked me out when I closed it. The breakfast buffet was OK and cost 200 bt. Some of the staff were helpful but I would not stay at this hotel again.

Location/ easy access from Victory Monument BTS down what looked like a one-way side street. Room/ very old, basic mismatched furniture. No usb charging points and barely any plug sockets to charge anything. Kettle lead very short and difficult to find a plug socket suitable. No hooks to hang anything on, what do you do with damp towels? Very small safe which wasn’t secured to anything and could easily have been picked up and carried away. Small fridge which was so cold it was more like a freezer. Bed was good size and comfortable, shower good with plenty of hot water. Lots of glass in the room, look out for the glass shelf between the wardrobes, I smacked my head on it twice. Breakfast/ very disappointing buffet. Plastic beakers for the cold drinks and no mugs for the coffee, wasn’t sure how long the coffee had been there anyway. Couldn’t face breakfast here again after the first morning. General/ There is off street parking at the front and under the hotel. Would I stay here again? Probably not.

Requested for early check in as I have a baby. It was denied despite given them notice of 2 weeks. Bathroom toilet has issue . the water will no go off after shower the next person had to wait 10-15 min before it clears. Request room change but was told room fully book . However rooms were still available in Agoda and booking . Com Big time con hotel .
Room tip: Don’t book this hotel .. it is far off from main shopping area
