I was in this guesthouse in November 2011. The guesthouse is a very tall building placed near Tha Phae Gate. The staff was super friendly and breakfast quite good. The rooms are big, with Hot water, TV, Air-Con, free bottles of water. Said this, the rooms need a refresh and I think that could be nice some works, especially in the bathrooms. But the guesthouse is still a very good value for the money.

Backpacking through Thailand? A room here on the seventh floor (99 steps, no elevator, feel the burn!) with a big bed and a ceiling fan will set you back 150 baht (low season). Bargain! There were 2 communal bathrooms on our floor where one of the showers was hot. The pool at the front of the guest house was a pleasure to cool off in after a hard day's trekking and is cleaned daily in the morning. Laundry service was extremely efficient & the staff were friendly. Guest toilets on ground floor had loo roll and were clean and tidy. Have to say we weren't impressed with the food so we went out for dinner, not a prob as so many places around. The downstairs is mossie heaven so slap the 95% deet on. There is a tv down there (and free wifi for those with own electronics). Very close to the centre so expect street noise & karaoke at night.

Room Tip: You get what you pay for. If you're paying 150 baht & don't turn up expecting Jasper Con...

The room was nothing special, and could use a coat of fresh paint and some new furniture and plumbing, but it was comfortable enough and quite inexpensive. It was definitely adequate, and if you want to spend more they have better rooms.

The lobby/restaurant area was a nice place to relax and either plan for the day or recover from the day. The small pool was very clean (I saw a guy cleaning it each morning).

If you are on a budget, I recommend it. It is conveniently located, seems well run, and the people are friendly enough. They've got a locker room for valuables, and the food is pretty good (but with so many other options you'd probably choose to eat elsewhere).

Staying at the guesthouse by coincidence, turned out to be a great meeting point, hang out spot for backpackers. Very friendly and funny staff. I was there november 2008, my friend recently revisited the GH. Still being very enthousiastic about it.
Off course, as being in thailand, there are bugs and gekkos, internet sucks, but the atmosphere and bar make up a lot!!!

We found this place online and read the reviews and made reservations. A lovely staff member picked us up from the train station at no cost. We arrived to the guesthouse and were greeted by the girls at the front who are really really friendly. We were taken to our room which is very clean, has a balcony, nice bed and spacious.
Royal guest house is close to the night bazaar, close to the one side of the wall of the old city. Great location.
Royal guest house has a swimming pool which is nice to jump in on a hot day.
I just want to emphasize on the girls at the reception. They are hilarious, and really friendly and nice. Always smiling and wanting to talk.
We booked an elephant camp, BaanChang Elephant camp with them and it was AMAZING. check out the reviews. Its a MUST DO when in Chiang Mai. You will leave with a new outlook on these wonderful creatures. We are budget travellers and splurged to do this, it was way worth it.
Anyway the girls saved our room for us and looked after our bags while we were gone.

We had a great time at the Royal Guest House! We were sold because it had a pool - a must in the Thai heat - and we weren't disappointed. The pool was very nice (if small), and the food was great. Mama Honey was a fabulous hostess, and we booked a 2 day jungle hike through her, which was one of the highlights of our trip. Everyone spoke good English, there were safety deposit boxes to rent (very cheaply) and we were able to store our backpacks in a locked room for free after check out.

The rooms get cheaper the higher up the hostel you go. By the 7th floor, there is no hot water, no a/c, and no toilet paper! Those rooms are about 150baht for a double. We paid a bit more and went for the 5th floor - we got toilet paper and a ceiling fan, but no hot water and paid about 250 baht each (£4) for a double room.

Well positioned, and very relaxed about you drinking/playing cards in the restaurant area. Would definitely recommend!

A friend told me about the Royal Guest House in Chiang Mai so I checked it out and checked in. The great thing for me was it wasn't a typical guest house, no rooms without windows, only four rooms on offer etc., the Royal is huge, about 150 rooms, so you feel like your staying in an actual hotel, big pool and good sized coffee shop with well presented and amazingly well priced food. I decided to spoil myself and stayed on their nice 'Lanna Style' secong floor for 650 tb a night, excellent. If you've been travelling for a while, staying in crummy places at last you feel good again. upstairs it gets cheaper the higher you go, the 7th floor (no lift) kicks in at 150 tb for a fan double, great views natch. We stayed for four nights and got to know the staff, they are genuinely friendly, have worked here for years and know the up country tours like the back of their hands, so whether it's white water rafting or tribal stay overs they've all been there and know the the ropes. You can leave your stuff in a safe room and just go off with a tee and shorts, they deliver you back to the airport in an antique Mercedes. This place will never be a chain, it's quirky but nice, the location is also really good, between the old city gates and the night bazaar, walk down to the river at night and catch great live bands at several venues.
We shall be back, hi to Beebee on reception and Khun Pun the manager, I told you guys I'd make you famous.
