I have returned to Baan Ing Ping as I was super satisfied a few years ago. Still very happy with the small hotel. Yupa is very friendly and helpful, whatever we needed, she went beyond to please us. The gardens on the Riverfront are a sweet place to relax. Very clean simple rooms, only thing I would add would be a hot water machine to make coffee if you want at night. Breakfast had 3 options. The staff was very friendly. A short walk to the night market over the iron bridge and a 7-11 and foreigner supermarket very close where you can buy "falang - foreigner" food/wine. A nice massage place across from Rimping supermarket. Air conditioner is quiet and works well. There is no pool but I would highly recommend Baan Ing Ping. If you want a pool the Eco Resort allows you to pay for a day and it is a huge pool. Fridge and safe in room as well as large T.V. (didn't watch much). Loved sitting in the garden and relaxing.

The owners personality makes this hotel. Customer service is very good.. this is a no frill hotel. Rooms well caterer for and are of good size,
We booked two tours... worked very well (national park tour is recommended). 10 mis walk to main town and 20 mins walk to old town.

Airport to hotel was 200 bth, took about 20 mins

Thought street shopping was better than Bangkok. Two main market to look our for.

Room Tip: this hotel is simplicity at best for single and couples

Very friendly and helpful staff. A bit of road and bar noise at night, which is to be expected. A nice garden (but no beer; you can bring your own)

Great location and good sized rooms.

Nothing to complain about - would certainly stay here again!

We stayed at Baan Ing Ping in early Jan and had a lovely time. The place is convenient, mostly comfortable, and Yupa's warm hospitality makes it especially welcoming. THe rooms are well-appointed, clean, and the location is right next to the Iron bridge and an easy walk to the night market. You have to take a tuk tuk into the old city to visit the temples and the rest of the tourist hubs, but it is a very affordable 10-15 min drive. Yupa and her staff take excellent care of you, giving you really good advice, arranging transportation as required, taking care of your luggage for side trips. The open area and the riverside location is lovely and relaxing after a day of sight seeing. The B&B is in a prime-expat neighborhood, with a full-fledged grocery store across the street, along with a 7-Eleven, couple of restaurants, tourism office, etc. within a stone's throw. In short we had a lovely stay.
We would make only two recommendations to Yupa for improving this excellent B&B--first the breakfast with the option of a ham and cheese sandwich vs egg and toast with hotdogs leaves a lot to be desired. Real bacon or sausages with the eggs--and clear communication that one can have more than one egg, and any way you want it would be very helpful. Some fruit added would be a plus, and perhaps a pancakes or other option. Second, while the main bed was comfortable--firm but not rock hard--the extra beds she provides for the rooms should have their mattresses replaced as they are rock hard and very uncomfortable to sleep on. I'm sure these recommendations would only make a great place even extra great!

Absolutely loved staying here - from the warm, helpful, delightful owner and staff to the amazing views and quiet tranquility of its location on the river, this is a wonderful hotel to choose if you want to be close to the action but still have an escape from the hubbub.

Spotlessly clean, huge beds with good quality linen, lovely decor and garden, and a quick walk to some of the best restaurants, markets and nightlife in town.

Highly recommended!
