We are frequent visitors to this lovely boutique hotel, very central in the northern part of Tel Aviv, 800m to the beach.
This time we booked one of their higher type rooms, located on the 4th and last floor, with a nice 20 sqm terrace: room 29.
However this time (that's our 5th stay in the venue) we met several issues and left a bit disappointed.

The very large terrace is only furnished with 2 chairs and a small table like their rooms with a smaller balcony. They look a bit lost in all that space. There is enough space to put more, as you would expect guests to possibly invite friends to enjoy a sundowner, or at least a couple of deck chairs. The terrace was covered with sand or dust, showing it wasn't cleaned for a while.
The terrace is basically an empty useless space and we would not book it again.
The room size is about 25 sqm, about the same size as the "balcony" rooms on the 3rd and 2nd floor, with a kitchenette, a kettle and a fridge.
After checking in, we discovered that the kettle was dead, they replaced it asap. The fridge was not working (we had food to store), which turned out to have been caused by the heat in the room. By keeping the air con on 24/7 and cabinet door open we were able to bring it back to life after a day.
The nice ladder set as clothing rack in the room was not fixed in the wall anymore, and simply pulled itself out of the wall when we touched it, showing again continuous maintenance issues.
The bathroom was very compact for a higher standard room, 4sqm at best, even compared to the other rooms we tried before, it was smaller. Step in, close the door then access the toilet.
One day upon leaving the bathroom and closing the door, one of the ceiling panels fell down. We were compensated with a free breakfast, but the repairman left the door open after fixing the panel...
we were lucky to be back to the hotel within 1 h after we left the room!
In the last 2 days of our 5 days stay, fresh towels were simply left on the kitchen counter rather than in the bathroom, floor mat for the bathroom was not replaced, only a single hand towel was provided and on the last day toiletries were dumped inside the basket like vegetables at the farmer market, without any care. Half of the "new" toiletries toiletries being half full (re used ?).
On our last night we found a huge cockroach running near the kitchen (we left no food outside), we killed it and cleaned it away, but obviously having these on the 4th floor shows pestcontrol is not seriously implemented (where did it come from ?).

We still like this venue very much, but maintenance and cleanliness start to be on the limit of what we can tolerate when paying 130 $ per night.
A message to the property owners, please look into your room maintenance and service, we really want to stay with you, but our loyalty has limits unless hotel rooms are spotless and well maintained.

Centrally located, lots of pubs, restaurants and cafes near by, walking distance to the beach, about 30 minutes walk to Jaffa old town. Room big enough, clean, balcony out the back. At night surprisingly quiet with the window open. Free cool drinks and coffee in the lobby at all times, wine and snacks every evening at "happy hour". Staff very helpful and friendly.

Room Tip: Maybe a bit noisier in a front room.

This is a good choice in Tel Aviv -- trendy area, easy walking distance to the beach and to lots of restaurants and shops, friendly staff, well-appointed and comfortable rooms. The hotel is small, and has a kind of happy hour at 7, if you are interested; water, lemonade and coffee are always available in the lobby. A few things to note though: bathrooms have showers, not tubs, and some rooms have windows on to the wall of the building right next door and so don't have much light.

Room Tip: Rooms with no view are darker but may be quieter -- inquire if you have preferences.

A short walk to the beach for some sun and swimming and then back to the hotel for shopping and great restaurants right outside the front door! The location is great to experience the fun and diversity of Dizengoff street! The staff is friendly and the room is clean and cute - a great find for sure! And thank you to the staff for arranging our transportation to the airport!

Good efficient staff and very helpful. Room was large and well equipped. A sort of small kitchenette meant that we could maieboyr win breakfast. The hotel does not offer breakfast but will issue vouchers (at a price) for a number if local restaurants. The hotel is only a relatively short walk from the beach and there are lentynif places to eat - albeit mostly not my taste. There is a coffee machine in the lobby for free use all day. Also free cold drink dispenser. Each evening there is time when guests can meet around snacks & wine, provided by the hotel. Of course this is optional. All in all we were very satisfied.

We decided to visit Tel Aviv without much planning. My friend and I found this hotel and booked without much research. The location is perfect, the staff is very friendly - I won't mention names because I don't know everyone's name and I don't want to forget anyone. Without exception, everyone was friendly and helpful.

Our room #20 had a balcony and as I come from a big city, the noise from the street didn't disturb me. There was a strange smell in the room that went away every time we turned on the air conditioning. Another small inconvenience was the bathroom that got wet after we showered. Honestly, it didn't ruin our experience.

The happy hour is a very +++ point. Every night, between 19.00 - 21.00 (if I'm not wrong), the hotel offer Israeli wine and some snacks. Don't miss it! The lemonade available all day long is delicious :)

I was so glad with the experience that, during my stay, I booked a room for the Christmas break with my husband. Tel Aviv felt like home and I will go back every time I can.
