We stayed there few nights and it was great. Rooms are clean enough and bathroom too. We paid 12$/night without breakfast in high season. The owner is really friendly and welcoming, that's the reason why we choose this guest house.
The owner speaks a good english and give you a lot of tips. His staff doesn't speak english and can't really help you when you ask for something.
Moreover, the price is different everyday : the owner tell a reasonable price and the day after his staff rise it... for everything. It is not really professional !
It is a bit noisy but i guess it is similar anywhere.
Location is good : 10/15 minutes by walk to the old market/pub street.
30minutes ride to angkor.
A part from that, it is a good place to stay.

Mr Bun Kao's kindness and hospitality and the reasonable rates are this quirky guesthouse's strongest points.

I had a wonderful time here in Dec 2013. The staff are unbelievable kind and helpful. Mr Bun Kao himself is lovely and he will give you great tips and directions (even at 5am). I stayed in a dorm for the first two nights and a double room for the third and both rooms were spotless and very comfortable. It is closer to the temples than most of the hostels but It is only a short 15 minute walk from the pub street. It is also across the road from a place that has a swimming pool- heaven after a long hot temple adventure.

Remember to specify if you want a room with AC (you do). Also, it isn't really a party hostel but there is a common area downstairs if you want to meet new people.

Room Tip: Make sure you specify that you want a room with AC

Bun Kao Guesthouse is a simple and nice guesthouse. I shared a double with a friend, it was very affordable, clean, and the staff were kind. The guesthouse is a bit off from "downtown" but if you rent a bike or like walking, its a great area to stay since its a bit quieter. Wifi was free and pretty good.

I came on the recommendation of a friend. It seemed okay at first, they even sent a tuk tuk to pick us up from the bus terminal, even when our arrival was at 7am.

When I got to the dorm, I realized the bed in the dorm was covered in bits of dirt, and it seemed like there were ticks on it. After the first night, we put out a sign asking for the place to be cleaned, and I was pretty surprised after they cleaned it up because I realized how dirty the place was on the first night. Anyway, after leaving the place and returning home, I realized that I had bed bug bites all over my legs and the things that looked like ticks are actually bed bugs!

Even though it was cheap, and I made some great friends in the dorm, still wasn't worth it for the bed bugs. By the way, the wifi isn't accessible in the dorm rooms.

The location is okay, about 15-20 minutes' walk from the really touristy areas like Pub Street. There are much closer hostels. I wouldn't stay here next time.
