I had confirmed that our group of three would have three beds in the villa only to be shown to one room with two king size beds - not the best start! After a vehement protest another room (no ensuite but bathroom next door) was provided. Essentially this is a house with three storeys; on the top floor is one ensuite bedroom and the terrace ( a large area of dirty concrete with nothing on it); on the first floor are three bedrooms - 2 ensuite and the other next door to a bathroom; there is a large communal living area with old fridge, a kitchen of sorts (no kettle although we purchased and left for future guests or gas for cooking initially) and a twin tub washing machine on a balcony; on the ground floor are two guest bedrooms (one ensuite and the other using the bathroom upstairs) as well as rooms for the staff, a desk and arm chairs. If you want a self contained apartment this not for you!! Having said that, we would probably return as the staff were friendly and helpful (if anything doesn't work, just ask; toilet paper and a mosquito net were provided) and the other guests during our visit were great companions. Also the food was good and cheap, we were close to a main street for shops but far enough away not to be disturbed by traffic noise. For an Indian "villa" I doubt you will find better at this price.
