The hotel is nicely located outside of busy Ubud but still close enough for a 10 minute taxi ride into town. The rooms are fantastic. We rented 3 rooms and all of them were great, the bathrooms in particular are very nice. We were especially pleased with how quiet it was because the walls are thick and block out the noise from other guests. My kids really liked the pool and I found it beautiful to just look at during breakfast. The yogurt at breakfast is very good. Michel and his wife were great hosts.

Everything was perfect!!! Breakfast was absolutely delicious.
No words for the room - Super comfortable, spacious with good AC, mini bar with few beers and water. Kettle with tea and coffee.
The bathroom was our surprise spacious well decorated, clean, in open air and amazing shower with hot water. Wifi works fine in the room. Quite area with few restaurants around. We didnt use the pool as we didn't have time but looked very clean and nice.
Owners are super friendly and helpful, called our transfer to make sure they were coming (transfer was late and guy didnt speak English very well) and let us wait there even we had checked out 2 days before.

Its not located in the centre of Ubud but its about 10 min in a scooter. it wasn't a problem for us and you would probably walk to Ubud centre. Nothing that would make us to give a lower score or not staying there next time.

The rooms at this property are stunning, very spacious, beautifully decorated and spotless. Our room also had a large verandah area with a day couch to relax on and table and chairs. Might sound a bit strange but my favourite room was the bathroom, it was beautiful.

The breakfast was lovely and there was plenty of it, with a good menu to choose from. They even made sure that our sons's toast was cooked to his liking every morning, crispy and well done. One morning we enjoyed a lie in and enquired about lunch, to be told they were happy to still serve us our breakfast if we wished even though breakfast had finished.

The staff were very helpful and polite. Our hosts were very helpful and provided us with a map and information about the area upon our arrival.

The village of Sayan is very pretty and there are plenty of places to eat as the property does not offer a dinner menu which was not a problem. We really liked the food at Cafe Vespa and visited a few times.

The property is a little out of the way, about a 10/15 minute walk to Ubud but taxis or scooters can be hired. A taxi cost about 60,000/70,000 IDR, £2.50 in English money. We walked to Ubud most of the time though.

The property has a secret garden at the rear and beyond that through a gate are some lovely rice terraces to walk through with some places to stop for a drink or something to eat overlooking the terraces.

We did enquire as to the monkey ,mentioned in a previous review and the owner was a bit confused as there has never been a monkey at the property as they do not venture too far out of the forests.

The pool was lovely if a little cold but it was very refreshing to swim in. The pool area was clean and tidy with comfortable loungers. Towels were also provided.

Even though this property is a bit further out from Ubud would definitely recommend it for the standard of the accommodation and the peace and quiet from the busier areas.

Lovely family run resort. Rooms are very clean and comfortable. Yummy breakfast. There are only eight rooms so it is very peaceful and away from the craziness of Ubud central. Within walking distance to some great little cafes. Check out Paddy Point Cafe.
