this hotel was more chalet-like, tons of families staying there. i would prefer staying at the royal livingstone hotel - zambezi sun's sister hotel. zambezi sun has a good restaurant serving pastas,steak.. within walking distance, but if you are staying at royal livingstone, you can ask for a free transfer to the restaurant too. zambezi sun is probably better for families - large swimming pool available. breakfast is not too great although there is a lot of choice available. rooms are decently-sized, with a tv as well. shower was weak but warm water available. if you dont mind spending a bit more, i'd suggest staying at royal livingstone - a 5 star hotel. much better service there.

Internet images can indeed be misleading..... On the web it shows the Royal Livingstone a much more posh place is right on the edge of the falls!! Nor totally correct from the Restaurant on a clear day you can see the mist. To see the falls you have to come to the Zambezi Sun
Warm welcoming place. Very neat.
Front office staff are exceptional very Efficient. Activities arranged are very professionally managed and handled worth a commendation
Rooms are neat, compact and very presentable, however rooms are small not enough sPace to juggle around with
Staff at the pool restaurant need some work very slow
But the pool is great
Compared to Royal Livingstone I would stay time n again at the Zambezi sun

My husband and I just spent three nights at the Zambezi Sun and we couldn't have been more pleased. Our package included round trip flights Johannesburg - Livingstone, transfers, room, breakfast, and dinner, and a slightly mysterious 'nature walk' that seemed to be a marketing scheme by Sun International to make certain we knew what they were about: preserving the environment, training locals for tourism jobs, producing local and organic food, and so forth. We didn't mind; the guide was charming and informed and he gave us an invitation to High Tea at the Royal Livingstone next door. The tea was good and we enjoyed walking along the trails between the too properties.
Both hotels are within the boundaries of the national game park in Zambia that's adjacent to Victoria Falls which means that not only are the falls a short walk away but you get glimpses of the Zambesi River from the trails behind the buildings and the porch of the Royal Livingstone.
Our standard room at the Zambesi Sun was small but comfortable and well appointed. Meals, served buffet style in the indoor/outdoor dining room were tasty and varied; lots of choices, and different choices each day. Snacks and drinks are served at the Pool Bar, and the serpentine pool was fine for a quick dip for relief from the January (summer) heat.
There are plenty of activities to choose from (at extra cost), tame to adventuresome. We elected just to focus on our first views of the falls and on resting after the long plane ride from the U.S to southern Africa.

  • Liked — Proximity to the Falls; friendly service
  • Disliked — Expensive wifi

Great location but service not crash hot and quite expensive. Food was very average in quality and I expect better in a 4 star place. Very child friendly. If you don't want kids around then stay away! The bed was very comfortable even if the room was on the small side. Great selection of activities on this side of the border.

The hotel is well located within walking distance of the fabulous falls. Other then that, the hotel has little to offer. The room is very basic and tiny. It does not even have a writing desk. The room is only comfortable for two people. There is no room for luggage. It's very poorly designed. They do not understand the concept of smoking versus Non-smoking room and we were given a smoking room is a smoking corridor. Staff is very disorganized and not that friendly. It's really all about getting your money. Any service is very slow. Out room was delayed in preparation and there was no effort to communicate with us.The grounds are OK, but even nicer is the Royal Livingstone next door. Go there instead. Also, there are animals all over, which is interesting for a Wester City dweller. However, horses and zebras leave their...ehm... "droppings" on the grass and the pathways and NO ONE at the hotel is concerned with picking it up. The next hour, kids are running barefoot through the grass stepping in it. What kind of disease are there? also, these "droppings" attack flies and the pool bar is very near by. People are having meals and drinks next to these droppings. It's not very sanitary and not in keeping with a 4 star hotel on any continent. Also, there is lots of talk of Malaria. I'm not sure what the reality is, but it seems like a very real concern so don't come without the right pills before and four weeks after. One night we ordered room service. Very basic, burger, pasta. It took 75 minutes for the meal to arrive, including several phone calls from the staff asking me if the meal had arrived? As if the waiter took it somewhere and ate it himself? 75 minutes, really?

Room Tip: specify Non-smoking vs. smoking. and repeat.

Our first time in Zambia ...we visited here between Christmas and New Year. Everything about our stay was idyllic. Our teenage boys reckoned it was paradise (even after two weeks in Austrlia they felt it was incomparable). The staff could not have been more helpful, food was extremely reasonably priced and good. Rooms were really clean and well maintained - excellent showers etc.
The grounds are well maintained and we really did see the Zebra's, giraffes and Baboons close up.
Proximity to the falls is second to none - and the falls are quite simply breathtaking.
we had a sunset cruise and tour of the falls booked as package with our accomodation and both were excellent. We separately booked from the UK the elephant backed safari and the jet boat ride. If I went again I wouldn't worry about pre booking and would use the activity centre which offers a very helpful and comprehensive service (even if you didn't book with them!). Wish we had done the trip to the local tribal village.

Watch out at the market by the falls / hotel gate....you really need to be strong minded not to get ripped off!

our family of five visited the livingstone area and stayed at the zambezi sun for 3 nights. the rooms/bedding were good and activities were fantastic. a very good pool for the kids with pool side service. service was typically slow (not unusual in zambia) but staff was very friendly and accomodating. lots of stuff to do for everybody, recommend the segway tours of the falls! careful of mosquitos in the rooms. OK food. got a great rate from Wildside Tours in Livingstone at the last minute.
