Access to waterfront activities is the only reason to stay here. The rooms are small, the service is not entirely friendly, and there is a business school smack dab in the middle of the hotel. There is no pool, and the exercise room is tiny. There are very few common areas, as rooms in the hotel that could be used as such are padlocked. The conference rooms were in obscure locations with bathrooms far away. However, the restaurant was excellent.

There is a Seinfeld episode in which Jerry jokes about the nature of hotels that padlock the television to the wall. Well, this is one of those hotels, despite the excessive price and the Marriott name.

Thank you for taking the time to inform us of your stay at our hotel.

It saddens us to read that you did not enjoy your stay at our property. A unique feature we have it that we are affiliated to the University of Cape Town's Graduate School of business and share the property with them, hence having the business school smack dab in the middle of our hotel.

Our corner lounges, which has spectacular views of the Waterfront, are solely for our GUESTS use, but there is the odd occasion when some of our GUESTS reserve them for an event, or it may used as a luggage area for the large groups visiting our hotel.

We are happy to read that you found our Restaurant excellent, and hope you enjoyed the spectacular views.

Great hotel with friendly staff. Room was small but perfect for two people. Location was across the street from the waterfront and restaurants. Hop on and off bus was located across the street. I would stay here again.

Very close to the V&A waterfront. Rooms were tiny - not really enough room for 2 people travelling with medium sized suitcases. Bathroom had glass walls that weren't quite opaque so not a lot of privacy. Only 1 socket unless you had both European and M type plugs. Not socket by the bed. Not all rooms had showers. Tub was very narrow with no handheld attachment. Very poor lighting. To get to the restaurant we had to go out the front door, through the university building and into a 3rd building. 2 washers and dryers in building 2.
Room was clean and staff was pleasant. Breakfast was good.

Our hotel consists of 7 different room types, if you are not happy with the room allocated to you, you are most welcome to request an upgrade from our Front Desk, and if availability allows, they will gladly accommodate your request.

The Protea Hotel Breakwater Lodge comprises of three buildings, with A-block containing the bulk of our rooms, followed by B-block, containing 38 rooms, then C-block which consists of 15 rooms and the restaurants.

We are delighted to read that you found our rooms clean and our STAFF pleasant, and that you enjoyed our breakfast.

The hotel is a former prison; thus, it's an awkward layout. Our room was nice. Protea does not yet honor Marriott Gold/Platinum member reward programs. We heard a dripping noise or some issue and once we told the hotel they addressed it. There was nothing special about the room. Front desk customer service wasn't the best but it was okay. Walking distance to the V&A Waterfront and very safe. Good for a 2 night stay but wouldn't stay longer.

Protea Hotel Breakwater Lodge is located in one of most popular locations in Cape Town, namely, the V & A Waterfront. As mentioned by you, we are within walking distance to the Wharf, which is safe and secure. The Waterfront offers our GUESTS the opportunity to shop to their heart's content as well as plenty of restaurants. So should your taste buds crave something fishy or meaty or just a snack to eliminate the peckishness, you are bound to find a restaurant who can accommodate the craving.

The reason you're looking at this hotel is because of it's location. Basically, it's fantastic - right next to the V&A Waterfront in all it's glory, right next to the main Hop On, Hop Off office and an easy Uber ride to central Cape Town.

The Hotel
The hotel grounds are really interesting - historically it served as a prison for convicts who were working on the nearby breakwater. Now, it's both a hotel and the business school for the University of Cape Town.

There are three buildings in this campus and we stayed at the one that is part of the school. It was a bit odd walking into a college hallway to get to our room but that's all part of the charm. The middle building is where the front desk is located and there is a third building behind it where the dining room is located but we never ventured there.

We also parked a rental car there one day and it was easy to get it registered and there was plenty of parking. The hotel is behind a guard post so your car is secure. Parking is 25 Rand a day.

Your Uber driver will most likely not be able to find you at the front desk, so do everyone a favor and enter 9 Portswood Road and wait outside on the sidewalk in front of the guard post.

The room
The hallway and the room reminded me a lot of a college dorm. As noted by other reviewers, the rooms are small but very functional and comfortable. We were in a family room so we each had our own bedroom with a closet and desk. The double bed was comfortable and came with more pillows than you would know what to do with. Each room also comes with a TV and a safe. The plugs were Type D, which of course I didn't have and Type N. I somehow got my Type C plug to work with the Type N outlet so that worked for me. There is also an AC / heater and a shared ironing board. WiFi was also included and performed well but you had to register frequently for some reason.

In addition, a real life saver was the coin operated washer and dryer, a staple in every dorm. You'll need 4 5 Rand coins for both the waster and dryer. The front desk also has laundry detergent for sale. Don't use too much!

The service
Pleasant service at this hotel. The front desk was friendly and helpful. They helped us with advice on where to change money in the waterfront and with laundry options. We also had filtered water delivered for each of us every day. Although the tap water in Cape Town is safe to drink, as a traveler you may not be used to it so the filtered water is a nice option. We also used the spa which is in the second building. Look for the occasional discounts. They had a wide variety of options and the massage was quite relaxing. You can also charge it to your room (including tip).

If location is more important to you than space, given the proximity to the V&A waterfront and easy access to the rest of Cape Town this is the hotel for you.
