This is our fourth trip to Malpais Trece, and it is still as relaxing and wonderful as ever. The gardens are an absolute delight, and Pedro, Anna, and Dominga are as friendly as ever. There is plenty to do around here, and one sleeps so well! The eggs on Sunday; perhaps it would be nice to have them even more frequently.

I rated this property average, which is kind of misleading, as it's the average of both great and terrible features.

The great:
- the property itself is absolutely gorgeous, nestled in a banana grove, overlooking the beautiful sea. Each of the buildings include a few rooms that share a common, comfortable living room (with TV, refreshments, magazines). There is also a large garden and terrace, perfect to watch the sunset.
- Pedro, the owner, is a cheerful lad who makes you feel welcome. He provided plenty of good advice for eating and sightseeing.

The not so good / bad:
- The room (at least my room) was so dark, even in the middle of the day I had to turn on the lights. There was only a tiny window at the back overlooking an outdoor corridor, and since the personnel often walked pass the window, the blinds were shut most of the time (by the personnel itself). The bathroom on the other hand was modern and nice.
- Sound-proofing is non-existent, so be prepared to witness your neighbor's prowess :) We also shared a wall with the breakfast room; Since it only opens at 08:30 it was fine, but we wouldn't have been able to sleep in if we wanted to.
- Over the top german-friendly policy: some of the information is written in german only (not even in spanish), cable TV and magazines are in german, and even weirder, the guests (all german) made us feel very unwelcome. We were stared at with pretty unfriendly looks, and most of the time didn't answer when we greeted them. Pretty heavy, but I prefer to think we were just unlucky...

The ugly:
- The breakfast was one of the worst I had in a B&B ever: the spread was varied enough, but everything was of the cheapest kind: the dry industrial baguette, industrial juice, industrial jam, and worst of all in sunny Tenerife: tasteless tomatoes and disgusting (industrial, again) ham and cheese. At 86€ / night, I was expecting local, fresh produce! That was a major letdown.

Very nice small hotel with wonderful setting and sea view. The only thing they need to improve is the breakfast - boring assortments of cheese, ham, juices and bread. Why no Jamon Serrano and Manchego cheese?

Room Tip: Also see to that you book a room facing the ocean! Number 8 for instance

Fantastic in all respects. Beautiful property with all sorts of little nooks and crannies for sitting and enjoying the view. Pedro is gracious and helpful in all ways. My husband and I loved it, you should go as well.

Room Tip: Ask for a room with a view, if possible.

This was a perfect place to celebrate our Silver Wedding Anniversary. Our room was small but lovely with a great view towards the sea and Playa San Marcos. Three rooms were set around a shared sitting room with tea and coffee making facilities and a fridge. The grounds of the hotel are set out beautifully, with lots of plants and shrubs, and good quality patio furniture. The location is very quiet, which was just what we wanted for a relaxing break. We thoroughly recommend this hotel, although the addition of a small pool would complete the package.

Room Tip: Room 1 has great views.
