I'd avoid this place unless there are no other hotels with vacancies or you need to save the $15 required to get a nicer room in Burney. Rundown, funky and not too clean.

On the plus side good internet, safe, easy parking and cheap.

When we arrived in Burney, we stopped at each motel along the main street to check prices and room quality. All are old-fashioned motels with small, simply furnished rooms, and prices began at $75 and went to $99. We drove on through town, saw the Sleepy Hollow Lodge and stopped. The rooms were neither better nor worse than what we had seen as we drove through town, and the prices were better. Our room was small, comfortably furnished complete to microwave and refrigerator, and immaculately clean. The a/c functioned quietly and well. The young couple who run the lodge were friendly and helpful. We had a pleasant evening and a good night's sleep before continuing to McCloud and Burney Falls for a day of hiking. Note that this is not a luxury motel. It's very basic. There's no ice machine, no continental breakfast. It is a clean, comfortable, safe place to spend a night. If we are in Burney again, this is where we'll stay.

Room Tip: There is a single row of perhaps a dozen rooms, all similar.

I was working out of town in my search for a room I found a small motel They also had the best rates. The room has a microwave , coffee maker, fridge cable and wifi. It was very quiet I never got woke up one night in two weeks..

After checking the other motel rooms in Burney. This one has the best rates and nicest managers we found. It is a small 10 room motel so calling in early to check for vacancy is recommended. It's under new management and we found them to be very kind, polite and full of knowledge about where the best places to eat and visit during our stay there. Of course the 'TRULY FREE WIFI' really topped off our stay! 5 bars the whole time! Rare! No extra charges during the checkout is always appreciated! Don't miss going to McCarther/Burney Falls. Just down the road.A truly inspiring beautiful place not to be missed. Pack a lunch and enjoy their picnic area.

Room Tip: There are 3 double rooms at the very end of the motel, far from the road with plenty of room for the kids.

We stayed at this motel earlier this week, due to an unexpected emergency. The office was dark, dirty, and smelly. The floor in the motel room was covered with dead bugs, as if they had set off a bug bomb earlier. Unfortunately, all of the bugs were not dead, and I got flea bites. No phone, no tissue, no hair dryer, and the shower door would not stay shut, thus the water sprayed out on the floor, which became very slippery. The cushions on the chairs were so dirty, I would not sit on them. The wall furnace vents were covered with dust bunnies, and there were spider webs hanging from the ceiling. I can do "old", but I cannot do dirty. And the price was way too high for the condition of the room.
