This place is not comparable to other places in the same neighborhood (including the Bellmoor next door), but if you don't want to spend $650+/night, this is the place to be.

The rooms are cinder block and no thrills, but they are very clean. The motel is family-owned and they are super nice people.

You cannot beat their rates, and they usually have a vacancy or two - even when everyone else is booked.

Room Tip: Ground floor rooms have king beds, other floors have twins. Some smoking rooms on the third floor.

We stayed here for one night and made the reservation the night before. There was absolutely no other hotel or motel or bed and breakfast that had any vacancies at such a late date for the weekend. We called on a Friday afternoon for a one night stay Saturday night and got a room. The rate was very reasonable. We were allowed to check in about 11 AM which was fantastic because it allowed us to have the whole day to go to the beach. The unit was an older unit double bed and when we walked in it was immaculate in terms of cleanliness. The bed was made. The carpet was clean. The refrigerator was clean and very cold. The bathroom is clean. The linens are clean. The only drawback was that the unit was older. There is only one air conditioning unit at the front of the room which really didn't cool the room completely, only on the one side. But I tell you, that one side was cold! Some minor rust stains in bathroom.

Otherwise, it was just fine. No bugs or pests in the room at all (and I checked). And the air was pleasantly clean - no odors. I couldn't hear anyone in any of the other rooms. We had a top floor corner unit, which was perfect. There were two plastic chairs on the balcony to sit on and that was very comfortable as there was a nice breeze outside. These are non-smoking rooms but it was not too far of a walk to a designated area. Ice maker was always full.
The staff were very nice. Property was pretty secure and we had free parking. Ten minute walk to the beach. Restaurants and stores nearby.
Overall, I give it a thumbs up!

This is a clean little hotel. Close to everything. It's just a road back from busy main street. Everything is in walking distance. Nice people. The beach is nice and good breakfast food at Robinhood's.

No bad but not great either. First of all, the beds... firm and comfortable! (I'm guessing they're new). As for the shower... very good! A strong stream and steady temperature. The A/C worked well too! The TV isn't a flat screen one but then again... I'm enjoying the beach and town and only need the TV for weather updates. There was a refrigerator in the room but it was broken. The room was clean and basic and the walls are cinder block and rather soundproof. The best advantage with this simple motel is that it's in the middle of town and they have their own parking lot! :)

Room Tip: Ask for a room with newer mattresses and a working fridge.

Annual Labor Day motorcycle ride with friends. After checking other reviews and the website, we booked this looking for the basics. Room was clean, beds were comfortable, air conditioning was cold, and excellent location near downtown/beach. We didn't need much else. I will say that the staff was extremely friendly and accommodating. Each room only comes with 1 parking spot, and we had 4 large motorcycles that wouldn't fit. The staff went out of their way to make sure we were taken care of, they even moved their own vehicles to help make room.

We stayed here as could not come for the full week. We stayed here as its near the same area where we like to stay. Make sure you check the room before you check in as the first room they wanted to give us we had to fix the curtains and the TV did not work. When we told the lady she was not sure she could give us another room and had to check. The motel was only half full the days we were there.

The good news is that she did give us a new room that was much better than the first as everything worked. It was musty but after the air was on got better. The maid service was very good.

We love the location as you can walk to everything and not take the car but they need to do some improvements. Most other motels in Rehoboth beach were booked and for good reason. Still cannot beat the price but they would make more money if the did a few improvements as you cannot beat the location.

We stayed here because they were the only place that would rent a room for 1 night--most have a 2 night minimum on weekends, and we were in town for a Sat. wedding. Despite what other reviewers report, the woman @ check-in was not at all friendly, even though we paid in cash as she requested when we made our reservation. Our king bed room on the ground floor resembled a college dorm room, complete with cinderblock walls & exposed standpipe on the ceiling. The bath towels were thin & dingy--like shop towels you'd use to wash your car. Despite the house 'rules' posted everywhere, people were outside at 3AM talking loudly and keeping us awake. We complained & they eventually went inside. Bottom line: High Seas = Low Life = Don't Go There!
