You may be in the same situation I was. Planning a family trip to D.C. and finding hotel prices pretty darn high, especially for a room for a small family.

My searches produced the Homewood Suites in Silver Spring as a relatively affordable option compared to downtown hotels that could sleep 3, other suite-hotel options, and even VRBO. I know the DC area – Silver Spring was fine for us because the Metro ride isn’t long and it’s a pleasant neighborhood.

The upside was considerable. For a comparably good rate we reserved a Premium suite with a separated (though open) king size bedroom, a tight living area with a pull-out bed and a small kitchen with working stove, microwave and full refrigerator. The ability to make some meals, along with the full breakfast a Homewood Suites offers, made it appealing.

And it was generally a good stay – the front desk staff were superb. Friendly, eager to respond to questions or needs. The location is downtown Silver Spring with many casual dining options nearby, including a classic 24-hour diner three blocks away. The Metro is a ten-minute walk and the hotel offers a shuttle. The breakfast and evening reception room is spacious and clean.

What you need to know, and this helps explain the price difference, is that there’s a building being built immediately next door. Also, the hotel itself is aging with worn room furniture, elevators in poor repair, and on our last day, our room window leaked in the rain. The hotel, along with the Hampton Inn that shares the building, attracts tour groups, including high schoolers while we were there. So, it can get noisy and crowded. Wi-fi was fine with a Hilton Honors membership.

Again, the hotel staff made a huge difference in what could have been disappointment with the construction and the poor condition of the rooms. They didn’t try to make light of the hotel’s limitations. They were quick to try to provide solutions including earplugs for the construction noise. The noise wasn’t too bad the week we were there. In fact, it was fun to watch the work. The work starts around 7 am and is done by around 6, so it may not even be a factor while you’re in your room.

We've stayed here a couple of times now and the time two years ago was MUCH BETTER than this last trip. The food is mediocre at best. Not many choices and the food was beyond bland and flavorless. Not many options either. If you're choosing to stay here to "save money" by not HAVING to eat out, perhaps, think again! My daughter and I got pretty sick of not having a decent meal, fairly quickly.

The suite was very spacious. The breakfast provided was excellent. We walked from the Metro Station even though a shuttle was provided. We did not have a car so the location was perfect for trips to do sites in DC.

We had a good stay at this hotel. It was about 4 blocks to the metro station, so if you are healthy and able to walk it is about 10 minutes, but if walking is challenging for you there is a shuttle that will take you there. The road to the metro has some okay looking restaurants and an old movie theatre, but just a couple blocks away there is an IMAX theatre with lots of screens and a very nice/fun restaurant area. We ate at Copper Canyon Grill and had plenty of leftovers so we were glad we had a full kitchen at Homewood Suites. We also ate at a nearby seafood restaurant called All Set which was fantastic.

Our room did have an overpowering air freshener smell that others have mentioned when we arrived. It was less strong the remainder of our stay, so either we acclimated to it, or they used less on subsequent days. The breakfast was typical and they changed up the menu daily. They were out of icewater two of the mornings even though it was a large container. We also ate at the evening snack two nights and found it to be very good.

The pool was crowded the night we swam but we came back 30 minutes later and were able to get in a quick swim and hot tub with a more reasonable number in the pool area. Surprisingly there was a lifeguard/pool attendant which I'm sure made a difference in keeping the area clean.

There is construction going on next door which is just getting started (i.e. working on the foundation for a new building). We were on the side away from the construction so not a problem for us. The building is shared with the Hampton Inn (same lobby, different breakfast areas). There may be more construction on the Hampton side, but I'm not sure.

Overall, the room was clean, and the metro ride to DC was very easy. We always transferred at Metro Center to get to the National Mall and only had to wait 1-2 minutes for a transfer train. We used the valet to park our car and did not retrieve it until we were ready to go home. I would recommend this hotel as long as you can handle the 4 block walk to the metro station. Another tip is that you can order metro passes online before you go, but allow at least a week for shipping.

Room Tip: High floor and ask to be away from the construction.

Noted the few people the first Monday. After eating realized why. Food was terrible. Selection was poor, the cooked food was very poor. The last time I stayed here the food was nothing short of very good.

I came on a business trip here for two weeks. The kitchen really made me feel like home (though I never had to use it). The staff were really helpful and the food is plenty. There is the everyday breakfast and the Monday to Thursday dinner. I would recommend for all. The downtown is right there!

Upon arrival, it is a bit confusing, as there are two hotels inside the same building. Room size below average - or little bit small. Single bed, seems to me a Junior bed, Not a Queen size bed No on site parking space and not much room or front yard. Not sure if they have swimming pool.
