Please save your money and drive by this place!! Extremely bad-upon checking in the main lobby was closed at 7pm there were 3 different numbers to call for assistance-no answers-messages left-on final desperation (since I already paid for the room) I called again at 9:30 someone finally answered-we checked in but did not get the ocean view room I had paid for-instead an old dirty smelling room with the heat stuck on 90-ugh so exhausted! Next day offered a room at discount with ocean view-should have left-this room had no heat! Beds were horrible-see pic of clamp holding bed together!! Once again I called the on call numbers to report no heat-no call back!! The breakfast was horrible-frozen bagels that were still frozen! Just do yourself a favor and drive by!! Would never recommend!

Overall the facility is dated and is in need of updates. We were their for 3 nights and we were fortunate to get one of the recently updated rooms. Beautiful hard woods, the bathroom of gorgeous very modern great tile shower and vanity. We were told that we had the bridal suite. The full breakfast was an added benefit. The staff was great very friendly. It was a family atmosphere. The weather was very good, we were not able to use the pool and only sat on the beach once. The surf was actually too dangerous to go into the water. There wasn't any AC, but we didn't miss it. It was very breezy in fact it was down right windy. I think we will give it another shot.

The beds were comfy and the room was spacious. Parking on premises. As noted by others, no AC which is not unusual in Cape Cod it seems, since the nearby shops and restaurants really weren't air conditioned either. Opening the front door and the door to the pool/ocean, brought a nice breeze. Breakfast was OK--a way to get our coffee, orange juice and cereal in to start the day. They had warm offerings but we only tried the waffles and pancakes--not bad. Provincetown was only a little over an hour a way. Saw the eclipse from there. Close to most things on Cape Cod. Enjoyed the visit.

Vacationed here for 5 days. Room 25 on the second floor was large, and one of the few rooms with A/C! As other reviewers have stated, the hotel is in need of major updating. This room had a window A/C, that was in the balcony window, but was noisy and barely kept the room cool. The weather was very mild there in July. The Bathroom was old, with a rusty shower rod and a broken shower rod cover on it. The breakfast provided was poor, and located in the basement, which although was nice looking, it was not air conditioned, and very, very warm and stifling. We had to walk around the whole building to get to the beach area, and go down a flight of stairs. We also had to walk all the way around to get to the pool area as well, since the pool gate at our end of the hotel, had a padlock on it. The sitting area on the grassy area, over looking the ocean, had a fence at the edge of the cliff . .but, it obscured the ocean view from the chairs. We were very disappointed in this hotel and, will not return.

Room was average door entering room was pealing away at the bottom, No AC but a fan was provided,Breakfast was always gone when we headed there around 9am, Its is a great spot and the staff was great. Just needs a little upgrading..

Things I Like:
This hotel has much potential. The location is great. Step out of your room onto the beach. Very pleasant staff. Eager to serve. Quiet location at the end of the street. Room was very clean. Bathroom had no mold and it was very nice. Comfy big king size bed. Windows that open. Patio area to sit outside. Full kitchen. Sunny cheerful room. Easy parking. Nice clean pool.
Things I didn't like:
It was very hard to keep our door locked it kept popping open. Our blinds had a few slots missing so we had to put something over them to block people from seeing inside the room. The walls are kind a thin -people in next room had a small child who we could hear when they were crying. People came in late above us and it was super loud. Breakfast was below average. Breakfast room was about 95° and no AC.

Excellent location, directly on the beach with a fantastic sea view and direct access to the beach. The hotel also offers a swimming pool.

The room are large and comfortable though they might benefit from a bit of renovation, especially the bathrooms.

The hotel staff are friendly (my arrival was delayed, but somebody waited to welcome me until 10 pm), but difficult to reach by phone. I experienced a bit of difficulties when booking through booking.com, but these were solved by the hotel staff.

The complimentary breakfast is good, but a bit more variety in the food choice could help (for example fruit).
