“Great location in Rockport”

My wife and I stayed here for three nights at the end of a New England trip and absolutely loved the location of this place. It was a short walk to downtown Rockport (such as it is) where we toured art galleries and watched the dogs playing on the beach. By far and away, the best feature about this place is the view. From our room we could see the beach and the town and sometimes, when there wasn't any traffic, we could hear the tiny waves as they reached the beach. Also, sitting on the big front porch, reading the paper with a last cup of coffee, was a perfect way to start a morning.We had a queen bed with funky lamps all around the room.(I can't remember the name of the room but an upstairs room with that view is definitely the way to go!)
If there is a drawback it has to be the on street parking which sometimes could be a challenge. Also, it seemed our host was never around. This usually wasn't a problem but there were times it would have been nice to get a question answered or just talk about the area.
As we were there in October, high season was definitely past so a lot of the shops in town were closed, but on the weekend, everything opened and it was like cruise ships had docked! The town was packed! This definitely is a town to spend a couple of days on a weekend and do some exploring and staying within walking distance of downtown is also the best way to do it.

We spent 9 nights at the Beach and King Street Inn and it proved the perfect antidote after 5 hectic days in New York. The accomodation, facilites and breakfasts at the B&B were great and Rockport was an ideal centre for visiting the surrounding area as well as being a very pretty fishing village in its own right. We would thoroughly recommend the Beach and King B&B to anyone looking for an idyllic spot to unwind in the company of very genial hosts. If you don't like the idea of waking up to the sound of waves lapping on the beach or strolling across the beach to visit Rockport's picture postcard streets and shops and eating some wonderful sea food then this might not be for you - but then again I can't imagine anyone who would fit in to this category......This review was posted by the Simpson's from Bonnie Scotland.

Words can't describe what a wonderful, relaxing time we had. My husband and I are already planning on returning with friends. The Inn is wonderful and Rockport is fantastic! One of the best mini vacations we've ever had. Thanks Laurie & Tim.

We have stayed in a number of places in Rockport, all of them good. However, the Beach and King Street Inn is our favorite. We stayed in two different rooms, both of which were very good. Great beds! The common areas (dining, living room, wonderful front porch with rocking chairs) are comfortable and welcoming. The location is unbeatable -- a one-minute walk to the beach, three minutes to the center of town. There are a lot of generous and thoughtful details, such as coffee all morning, cold drinks available at all times and mid-afternoon snacks. We look forward to staying longer next time. What a great place.

Our trip to Rockport followed a four day visit to Chicago celebrating our anniversary. Beach & King was the perfect relaxing way to ease back into the return home. The hosts were most welcoming and helpful in recommending restaurants and directions. The room had a beautiful view of the water and beach below. The "continental breakfast" turned out to be much more including heavenly croissants, apple crisp, banana bread and, on our second morning, a wonderful baked French Toast. Delicious homemade cookies as well as fresh coffee, tea and bottled water were available around the clock. Beach chairs were also available for our use. The location was perfect for shopping as well as suntanning on the beach. A beautiful, super clean B & B!

This was our first time at this lovely inn. Breakfast each day was fabulous with our
favorite of french toast casserole (heavenly!) Beautiful accomodations with the
most comfortable bed ever and wonderful friendly but non-intrusive hosts.
Location terrific too right across from beach and near to center of town.
Sit awhile on the relaxing porch and read or just pass the time with a great view.
You won't be disappointed. .

Stayed here with my girlfriend for a weekend end of May. Here is my synopsis:

- Inn Keepers were very friendly, knowledgeable and helpful.
- Bedrooms and common areas were very clean and hospitable.
- Location is superb. It is quiet, yet close to everything. It's right on the beach and overlooking the entire city of Rockport.
- We had a chance to check out all the rooms because they were unoccupied on our last day. I would highly recommend staying at either Beach or King rooms. Coral Suite rooms have absolutely no view and are tiny comparison. Beach Room is the biggest and the best.
- Biggest con - at the time of our visit, the owners were outsourcing the breakfast to a hole in the wall breakfast place next door and the 5 dollar per person allowance was not enough to cover the whole breakfast. Although I must say the owners still provided cereals, fruits, coffee & tea on premises. In subsequent conversations, the owners assured us that they were going to go back to serving full breakfast on premises. I suggest checking that out when you are booking. Its not a B&B without breakfast!
