The host and hostess were quite nice and helpful. This is an older home and not a luxurious spot. The view from our balcony was worth it all!

This place was a last minute booking for us and based on some reviews we thought we'd give it a shot.

1. It was filthy - dust was either flying through the air of clung to something that had been sitting in the same place for years.

2. The inn keepers were very odd...

3. 'Breakfast' was served at 9:50am! and it was a couple of homemade muffins...nowhere near enough to feed all of the guests. We ended up going elsewhere for something to eat. Silverware and glasses were filthy.

4. Our room was darker than a cave. Carpet was dirty, dark and wrinkled. Shower enclosure and showerhead had mildew all over it. Sink drain was clogged.

5. AC window unit was loud and windows were so dirty you could barely see out of them.

My advice...go elsewhere.

I spent the first wk of Aug. there. Barbara, Dan, and Roseanne were attentive and devoted to their guests. The full breakfast was right out of gourmet magazine. The 4PM refreshments were a treat to look forward to-especially those freshly baked cookies. The rooms were comfortably furnished. It was very pleasant to sit out in the solarium and see and feel the ocean breeze. The King's Cottage offers a warm welcome and an extended hospitality.

My Husband and I stayed here to celebrate our one year wedding annniversary. We stayed in Room # 5. The room was comfortable, clean, and had lovely antique touches. The bathroom was spacious with a tub and shower. One of the best things about the King's Cottage is that some of the rooms come with an onsite parking spot! A very hot commodity in Cape May. In addition, the innkeepers and staff were friendly and helpful, making great restaurants suggestions and called and made reservations for us. We ate breakfast each day on the porch to take advantage on the view and breeze (you are 2 buildings in from the beach!) Both the breakfast and afternoon tea and snacks were homemade and delicous...paying for the "full breakfast" is worth it. The King's Cottage is in the best location, steps from the beach, and a block from the Washington Street Mall, so everything is within walking distance. Going in July it was a bit hot and the only air conditioning was in our room, but that is to be expected at a bed and breakfast. Cape May has such a relaxed atmosphere, overall we a had a great time, and we'll be back!

The King's Cottage is in a great part of town and maintained well. The half block to the beach is a huge plus!
The fact they offer an outdoor shower (hot and cold), beach chairs, and towels makes this a recommended stay for me.
The innkeeper (Barbara) is very nice and accommodating as she does a great job of making her guests feel welcome.
Why will I not return? I play music and she doesn't want to hear the guitar on the front porch. CSNY, Buffett, Dylan, the Eagles, etc. It's an integral part of all of my vacations so it can be marked down as just a difference of opinion. She let me know in a nice enough way but it's a deal breaker for me.
Another reason is that a very good friend of ours was in the area and stopped by with her child (well behaved 6 year old girl). While Barbara didn't say anything at the time she did let me know a day later that the child's presence was unappreciated.
Again, these things should not dissuade the average b&b'er from King's Cottage - in fact, to some, they could prove to be an incentive. However, for me, I'll just have to find another place from now on.

I've stayed in several places in Cape May and this place is the only one that gave me grief. C'est la vie!

Room Tip: Upstairs rooms = small...middle floor is best.

We have been coming to Cape May for several years for our Mother-Daughter weekend and have stayed at several different B&B's and the Kings Cottage made us feel most welcomed and at home. Dan, Barbara and Roseanne were the friendliest Inn Keepers anyone could ask for. The breakfasts were delicious and the rooms were all very nice and comfortable. We will be back .

The innkeepers are some of the friendliest and nicest I have met at any B&B. They offer many options in accomodations.The first floor has a glass enclosed porch and open porch, sitting room with TV and dining room. Great breakfast if you choose that option - they also offer a continential breakfast option that costs less. The Kings Cottage is an old home with the obvious need for constant upkeep. If you know old homes you will appreciate this and the irregularities you encounter. Very clean, accomodating innkeepers, not perfect but it it located in the middle of EVERYTHING and the staff is WONDERFUL!

Room Tip: Rooms 1 and 2 have the best views but a bit noisy
