I doubt you will find cheaper in Clacton and it's right on the sea front.u
I stayed in a small room for only £25 a night with an excellent full cooked breakfast (sausage, 2 bacon, beans, mushrooms, tomatoes & fried slice) with help yourself to cereals, toast and fruit juice.
My room had a flat screen TV and wash basin. I had shared bathroom and toilet but there are a few and never had to wait. The shower room was large with plenty of room to shower and liquid soap and shampoo provided.
The place is a bit dated but not that bad.
My room was cleaned everyday with towels.
All the staff were friendly and efficicient.
There was an ash tray in my room and I could sometimes smell tobacco but it wasn't too bad.
The place is dog friendly as I heard during the night when I needed a pee!
It is only a few minutes walk to the Shops. There is a big Sainsbury about 5 minutes walk away.
Overall very good value.

Right on sea front 2 minutes walk to pier ,we stayed in family room ok ,bit small due to single bed as well as double. On suite tiny too small ,noise from toilet and drains smelt.Other than that great breakfast, was the best I've ever had in a hotel or b+b other than buffet.Staff were superb very friendly helpful .reccomend for the price very good

Lovely old fashioned B & B run by very friendly people. The place may be a little tired but the service and welcome is second to none and the value for money is excellent. There is parking to the front and a large comfy lounge. Breakfast is served in a sunny bright room facing the sea front. The breakfast is huge and delicious and nothing is too much trouble for the staff.

I chose this B and B as it was cheap with a breakfast.
Lovely view of the coast from the breakfast room.
Old fashioned house, but clean with shared bathrooms.
Ash tray in the room - this is a negative point.
Parking free in front of the hotel.
Helpful staff, lovely breakfast, cooked or cereal.

I have been to this hotel on three occasions, primary reason being locations coupled with budget. The rooms are spacious but a little tired, that said I was comfortable enough. Parking can be a bit of an issue if you need to get away early. Don't take this as a major negative, quite as lot of parking available but if you don't plan you could get boxed in...!

The owners are very accommodating and welcoming. Breakfast was really good, fresh filling and fast. There is also a bar and fairly well stocked but don't expect draft beers - it's all in bottles or cans.

Hard to give more than 3 stars simply because this I believe a fair reflection and there are more expensive options if you want to spend. Bottom line here is the Melrose Hotel certainly offers value for the money paid. The location is perfect, just a 10 minute stroll into to town. Also fantastic views, (if you should get an ocean view room of course)... Would I stay again, absolutely yes...
