Cockroaches!! Ok now the rest of the review... Upon arriving we walked through the security gates and wandered around the property for close to 5 minutes trying to find someone to help us check in. Checked in and then paying in full for 3 nights was a little confusing as his English was no better than my poor Spanish, otherwise friendly guy. He showed us to the downstairs 2 bedroom suite first which was super dated, smelly and and musty. We shrugged and made ourselves at home but called him back when we realised the AC didn't work. He then showed us the upstairs 2 bedroom suite which appeared much nicer though it could really use a good top to bottom cleaning (thick caked dust on ceiling fan, bits of trash from previous renters, dusty, dirty furniture). Wifi was spotty but on par for Nicaragua. A/C was very good, beds were comfy, sheets were clean yet very old and frayed. There was hot water in the showers but it took a couple minutes to get warm and the pressure was just a dribble. Main bathroom would always smell like sewage, if you ran the fan it would make it worse meaning the smell probably coming from drains. The kitchen needed a thorough cleaning and cockroach treatment. I found lots of cockroach dropping everywhere and would see perhaps a dozen cockroaches or more a day scurrying in the kitchen area (which generally means there's hundreds hiding). We washed and kept the kitchen extremely clean during our stay and made sure no food was left out. Sadly service was scare, we had to find someone to get toilet paper, soap and garbage bags (playing charades for "toilet paper" was fun). Was never asked if we ever wanted our room cleaned or needed fresh towels as we went to the beach everyday. Breakfast was good and our server was always pleasant. The small pool was nice though there were lots of old decaying leaves on the bottom that we never cleaned up during our stay. Hotel location is great. Jane was nice to communicate with via e-mail prior to our stay though responses usually took more than a day. We travel in Nicaragua and Central America a lot, usually in cheaper places and in hostels so we were not expecting American standards by any means. This booking was our Christmas "treat" to us at the price of $222 USD per night as we stayed here December 24th to December 27th and was our least favourite place. After seeing so many excellent reviews that contradict our experience we theorised that maybe the owners we away for Christmas and perhaps had minimal staff therefore the sub-par service/cleanliness/non-bilingual staff. We still enjoyed our stay and had positive interactions with the staff at Villa Isabella, the property is very nice and has some great features so I hope the review is seen as constructive criticism and not entitled complaints.

Some of our party stayed a few nights and the others just 1 night but we all were treated like gold. Jane, the inn keeper was so accommodating. A very clean, reasonably priced hotel in a great location. Also a fabulous breakfast is included in the nightly price. This hotel goes the extra mile and is good to the locals.

This hotel is conveniently located within easy walking distance to the centre of San Juan del Sur. The room we had was in the front of the hotel which was a little noisy at times but certainly did not keep us awake. We visited in December which is when the locals set off fireworks throughout the day and into the night which contributed to some of the noise mentioned. The staff were friendly and the breakfast, which is included, was enjoyable.

We had a wonderful stay. Jane and her staff are amazing and made us feel well loved on our vacation with our 4 children! We had delicious food and delightful service as we had never been to Nicaragua before.

This is one of the most comfortable and easily one of the most affordable small hotels in the beautiful seaside town of San Juan del Sur. They have the most amazing breakfast, which includes both Nicaraguan and traditional American meals. It is located in town, and within walking distance to the bay and other amenities, including shops, restaurants, spas, and more. This is my "go to" hotel whenever I travel to Nicaragua. I recommend Hotel Villa Isabella highly.
