Had a great stay at Pelican Eyes resort in San Juan del Sur in Dec. 2011. It's a good location within walking distance of restaurants and stores. The hotel also arranged for surfing trips to some of the pristine beaches south of town. These trips can be set up for much less money at one of the local surf shops though. The concierge can also arrange other trips too. I thought the food at Pelican Eyes was good. But the real reason to stay there is if you have any concerns about security. Felt totally safe there, and the staff was very friendly. Would definitely return. It's a beautiful part of Nicaragua.

My husband and I recently spent three nights at Pelican Eyes over our honeymoon. We loved our room, which was beautiful and had an amazing view of the bay. However, we were not impressed by the food, which was at best mediocre. In addition, we wanted to book spa treatments and both days I tried calling but was unable to reach anyone to book anything, nor was I able to leave a message. I even had the front desk try calling for me and they were unsuccessful and didn't offer any solutions. I mean, we were desperately trying to spend money :)

The view from the main pool area is lovely and I would definitely recommend having drinks there. Perfect for a sunset.

It seems to be the "nicest" hotel in San Juan del Sur ... and I believe there is potential, but the management needs to focus on services and dining.

After several days in other parts of Nicaragua staying, including an extending stay on the rustic and rugged island of Ometepe, my cousin and I decided to splurge by spending three nights at what we had heard was "the nicest hotel in Nicaragua." The view is certainly spectacular: perched on a hill looking over the bay, we could see all the boats in the harbor and incredible sunsets from our room as well as from the well-maintained pools. Unfortunately, the service we received did not come anywhere close to the quality of the location and vista.

Our first night in the hotel, we returned to our room at around 10:15, bone-tired from a day in the sun ready to go to sleep. That's when we noticed the bugs. Now, we'd just come from a not-super-nice hotel in the middle of nowhere and certainly expect *some* bugs, but this was out of control-- at one point I counted 40 ants that I had killed. Then it got worse: I found bugs in my bedsheets. I called down to the front desk, who said they would send maintenance to our room. Twenty minutes later two guys showed up with a can of Raid. That was not going to cut it. The maintenance men agreed that the place needed to be fumigated.

We got the manager on the phone, who at first tried to tell us that "there are bugs in the mountains"-- insinuating that we were overreacting. He told us the hotel was all booked up and there was nowhere to stay. Eventually he said he could put us in a spare bedroom in the "model home." I was traveling with my cousin of the opposite sex, and we each needed our own bed, but the room had only one double-sized bed. Further, when we got there, I asked where the bathroom was. There was none. He told us there were showers outside. He expected us to stay in a room with no bathroom for the night!! He explained that "someone lives in the house" so he would "see what he could do." Ten minutes later he came back and explained that *he* was the one who lived in the house, and he would deign to allow us to use his bathroom to brush our teeth.

The next day we were returned to our previous room, which allegedly had been fumigated. I did notice an improvement. However, despite the manager's insistence during the Bug Night Relocation that we would be "taken care of," when we checked out of the hotel it was clear that nothing was "taken care of" at all. He expected us to pay $240 for a night we shared a cramped room without a bathroom after finding bugs in our bed! Eventually, we were comped that night. However, if this hotel were well-run, we would not only not pay for a room we did not have, but we would have been otherwise compensated for a night of discomfort.

I am extremely disappointed in the management at this hotel. A hotel that rents rooms at a high price should ensure that the room is bug-free. If the hotel gets itself into an insect-filled snafu, it should be gracious and apologetic, not dismissive and rude. The view may be beautiful, but it is simply not worth the money.

The views were amazing. Felt safe with the fact that security guards were present to prevent random visitors from entering. The food was so so and a little more pricey than off the resort (which was much better). The staff was pretty helpful. I had a wonderful time zip lining, $20 cab to see Jesus statue, and walking the town/beach.

Room Tip: Relax and enjoy the scenery. Explore the town for better food. Aside from food... the value was gr...

Too high prices for the country.
Price for baked shrimps is 18$ + 25% for tax and service!!
The A/C in the room is not working properly.
However, nice view over the bay but could expect something more when paying 1100$ for 4 nights with breakfast.
Free wifi provided in rooms and lobby.
Pools are not warm at all.

This was our last stop on our Nicaraguan trip and this hotel was far more expensive than any of the others we stayed at so our expectations were high. When we arrived we were put in a one bedroom villa that was musty, had no hot water, and the only way to access the pool was to drive down an unfinished road. The next day we asked to be moved. Gina, at the desk, was very accommodating and moved us to a two bedroom right near the pool which was much better. We still had some issues with water temperature. The blankets on the beds were cheap and thin.
This hotel clearly ran out of money before it was finished and is still not managed well. The road to the hotel and the roads within the hotel are not paved and are full of deep potholes. They were staining the deck next to the pool and the fumes were awful. This was during Christmas week. The hotel also allows non guests to pay $5/day to use the facilities so you get a lot of young backpackers hanging out at the pool.
There were good things about the resort-the views were great; the rooms were clean; the mattresses were comfortable. Had we been paying $100/night it would have been worth my money, but unfortunately we payed more than 3 times that and we expected more.

Room Tip: Casa Dolce Vida was really nice and in a good location.

Very pretty. We had a jungle view room on the 1st level for most of our stay. For our last night, we were upgraded to an ocean view suite on the 2nd level.

Our first room (#2 I think?) was great - so beautiful and spacious. The view of the jungle was amazing! The only issue was that roosters start crowing at 5 AM. If you are a light sleeper, I recommend ear plugs. Otherwise, everything was fine. The free breakfast is GREAT! There are tons of options.

Our "Phase 2" room was quieter. It had a lovely balcony with ocean views. However, we woke up to find ants swarming everywhere. Seriously, there must have been hundreds. I would avoid Phase 2 for now, as it is much more remote and prone to critters.

Recommendations: The restaurant is pricey but excellent. The drinks are less expensive, and just as good!

Also, definitely book the FULL DAY sail if possible. It is $80 pp and includes unlimited drinks, snacks, and a freshly prepared lunch on a remote island. The staff is great and will ask you what drinks and food you like.

The spa has nice services - we got coffee and chocolate body scrubs.

Overall, I would give "Phase 1" and the restaurant five stars. Phase 2 still needs work.
