I felt I paid for location vs service and room quality. If location is your primary criteria then this is great place. If service and quiet room are important I would be a little more selective. We went for a 3 night stay to celebrate our 25th anniversary, but left after day 2 when we realized the room and service were average and we were paying premium price. We had to move from our original room due too the noise in room above and the service door by our room that also had a private courtyard (avoid if you want quiet room). We were moved to new room that was better. We were also greeted with complimentary champagne when we returned from dinner on the first night. Thank you. Overall I would rate this an average hotel with higher than avg prices. Just my $.02 worth.

The location of this historic inn is great, in the heart of the historic district, within walking distance to all the sites that a tourist might want to see. It is on King Street, one of the main shopping streets of the city. The staff is very friendly and helpful. The room wad nicely decorated and had a pretty canopy bed. Complementary continental breakfast is served in your choice of two courtyards or a small dining room, and you can upgrade to a hot breakfast for an additional cost. From 5 p.m. to 6 p.m. complementary wine and cheese are served and it is very pleasant to sit in the courtyard with the pineapple fountain and rest from a day of sightseeing. Parking is directly behind the hotel at a cost of $12 per day.

This place grew on me! It is in the center of everything and hidden from sight. Don't look for views but the rooms are very comfortable . Modern conveniences in the very small baths and a huge canopy bed. Not much staff but the young men who helped with bags and such were polite and helpful. Charming place!

Great hotel in a perfect location on King Street. Gathered with nine classmates from HS.
We had the best service here, and the staff was so accommodating. Very comfortable! A block or two from the market place, stores, and restaurants.
The courtyard was perfect for breakfast and our gatherings morning and night. Continental breakfast included with homemade pastries!

We had a wonderful stay here. We had requested a courtyard room and were accommodated. Everything was very clean and comfortable. The room was charming and perfectly decorated with Southern charm. Everyone we encountered was helpful and polite. We enjoyed breakfast served to our room each morning and found the pastries more than adequate for our appetites. The wine and cheese was a treat each evening as well. The location was perfect and made the need for our car completely unnecessary. We will definitely return here when we have the opportunity to come back to Charleston. We would recommend this B&B to anyone!

What we liked about Kings Courtyard Inn:
* Staying in a pre-Civil War guesthouse
* The period-style furnishings which were both aesthetically pleasing and very comfortable
* The courtyard for breakfast, visiting, reading, & just enjoying
* The staff who were kind, helpful, knowledgeable, and attentive to our needs

What we didn't like about Kings Courtyard Inn:
* No hotel postcards so we could share the wonderful news with our family & friends about this
special place
* We had to leave long before we were ready to!

Easy walk to anything in downtown Charleston. The room was simple, but very clean and had a comfortable four poster canopy king bed. The interior courtyard is a relaxing place to sit and enjoy a drink and conversation. Concierge service is helpful and knowledgable. Lovely historic hotel. We would stay again.
The four poster bed was a bit squeaky with movement. I'm just sayin'!! :-)

Built in 1853, Kings Courtyard Inn is one of downtown Charleston, South Carolina's most historic inns. Architect Francis D. Lee designed the three-story antebellum structure in the Greek revival style with unusual Egyptian detail. The building is one of King Street's largest and oldest structures, and has had many uses during its 150 year existence. The building has housed high quality shops, private residences and at one time, the upper floors served as hotel rooms for plantation owners, shipping interests and merchant guests. Kings Courtyard Inn is located in the heart of Charleston's historic district. The Inn maintains the residential atmosphere of lower King Street, and extreme care has been taken to ensure the necessary architectural and historic accuracy for which Charleston is famous. Each of the rooms has an individual distinction. All rooms feature oversized beds- some have canopied beds and fireplaces. Many rooms boast excellent views of the inn's interior courtyards. All hotel guests receive complimentary sherry on arrival and a morning newspaper delivered to the room.
