I selected Zero Water Street from my search on the web. We found it to be just as described and as the photos represented. Our host, Jim and Cordes Simpson were wonderful and very helpful with any questions we had about the area. Jim's recommendation of 82 Queen for our arrival lunch was a great delight when we stopped in for lunch. You have the entire 3 floor of the home on Charlestons Battery with a great view of the harbor & Fort Sumter. It is situated within some walking distance of Charleston's down town shopping and dining areas. You are in the heart of Charleston's historical district with numerous venues to visit. We found ourselves on the Piazza having our afternoon wine and enjoying the view. The breakfasts are very unique. They fill the refrigerator with fruit cups, yogurt, fresh fruit, cereal, bagels, bottled water and juice, muffins, cream cheese and fresh baked varities of coffee cake. If you're looking for a relaxing location for a stay in Charleston, be sure to check out Zero Water Street. You won't be disapointed. If you stay here be sure to get a tour of the 1st and 2nd floors. You will be impressed.

Room Tip: They only rent the 3rd floor.

As we were sitting on the third floor piazza looking out over Charleston Harbor, sipping our wine, I jokingly said to my wife "we made a big mistake coming here on our first visit because no place is going to be able to live up to this, we're spoiled!" Believe me, this place sets the bar pretty high. The location couldn't be better, we only had to drive once during our stay, everything else was within walking distance or a short petty cab ride. We came here for the history and this place is part of it. As a civil war buff, it was thrilling for me to stand looking out at fort Sumter in the distance knowing that this house and its occupants were witness to the bombardment and the start of the war. That being said, this is a very old house and has it's quirks, long narrow flights of stairs, noisy floorboards and you better heed the warning "bend or bump" but all that just adds to the charm. We would love to stay here again if we are lucky enough to find an opening.

This place has so much to offer. It was wonderful to arrive "home" every evening, enjoy the wonderful breeze and the views are spectacular. Enjoying breakfast, the great morning breeze and lovely sunrise is the best way to begin each day.

Room Tip: Prepare for the stairs...having the full 3rd floor is worth every step.

What a wonderful experience for our weekend in Charleston in March, 2012. Great hosts and super impressive residence to stay in. Cordes and Jim are outstanding hosts, along with Chase their super sweet Golden Retriever. The outside piazza is beyond what I had imagined--I'm sure I took to many pictures of it. The residence is located at a primo spot with easy access to historic Charleston. I appreciated being allowed to just enjoy being upstairs, but also welcomed visiting with Cordes and Jim. I would definitely stay there when visiting Charleston

My husband and I stayed five nights at Zero Water Street and it was truly the highlight of our stay. The house is directly on the Battery. There wasn't a better view of the harbor to be found.
Our hosts were gracious, informative, eager to help, yet gave us plenty of space; with our our own separate entrance, we truly had our own private apartment at the best location in the city.
I must comment on the outstanding housekeeping staff. Even though we're generally not messy people, housekeeping saw to it that the apartment was immaculate when we arrived back every afternoon. If I needed something (was desperate for some laundry soap) it was provided promptly. This in addition to the fact that we had homemade breakfast bread awaiting us every afternoon was a nice touch (and so yummy). Various other breakfast items were always on hand as well, such as milk, juices, bagels, cream cheese, jams, cereals and english muffins. Plenty to get us started for the day, and we eagerly sat outside every morning while leisurely eating our meal.
I agree with the other reviewers regarding the stairs. If you have issues with steps, you may find it difficult to maneuver the 2 flights of stairs you must climb to get to the third floor; otherwise, if you're considering a stay in Charleston and want 5 star treatment in a one-of-a-kind environment, you won't regret your stay here. It's simply perfect.

I agree with all of the other outstanding reviews..... this was our best B&B experience ever! You will be sad to leave. We stayed there for 4 nights, which went by too quickly. It was worth every dollar. We will definitely stay there again if we return to Charleston. You do need to be able to climb up the stairs to the third floor, and use a small step stool to climb up onto the high bed. But it is well worth the effort. It was the most romantic and relaxing place.... we sat on our own veranda while we ate breakfast each day. We had lovely weather the second week of November, with highs in the 70's and no rain. It was a short walk to wonderful restaurants, such as Blossom, Slightly North of Broad, and Carolina's. Jim and Cordes Simpson are wonderful hosts. Be sure to take a tour of the rest of the mansion, since it is amazing.

We loved this place - it's big, beautifully maintained, historic, full of antiques, perfectly located and makes your visit easy with "do it yourself" breakfast supplies and both kitchen & laundry facilities. The "piazza" overlooking the Charleston Bay, and the location right on the Battery at the heart of the old residential district, were real highlights. The owners are also friendly and kindly gave us a tour of their part of the house, downstairs. I would definitely stay here again. It might not be for everyone, though - it is on the 3rd floor with lots of narrow stairs, and the fairly open piazza with old fashioned railings would scare me if I had young children with me. It's also fairly expensive, but we felt it was worthwhile for the space & great experience.
