“Could use some Updating / Upgrades, Good location”

I believe this Owner may have more than one unit, this is a review of Unit #30.

The Sea Mountain Colony One condo complex was built in the early 1970's and the condo complex is generally well kept up, Unit 30 (the rental) was "tired" and in need of updating / upgrading. Initially, there were some problems with Power to lights and outlets and bedroom blinds but these were quickly taken care of. Some other unaddressed specific issues and concerns (I did mention almost all of these issues to either the Unit Owner or Resident Manager as appropriate but there did not appear to be any effort to address during our stay) were:
- The WiFi in Unit 30 is the complex wide WiFi which works consistently great in the common pool area but does not work in Unit 30. We were always able to get a reported wifi connection (on 4 different devices) from the unit but really never able to actually access the internet - repeated "can not access server" errors - unit must be to far from the access point ? Tried to visit the Resident Managers office a couple of times to inquire about this problem and left a phone message but never had a response.
- Bathroom fans come on with the lights and they rattle and make a lot of noise (look very old). I was afraid of turning on the lights at night for fear of waking up folks sleeping nearby.
- Sink tap (upstairs bathroom) leaked water through handle onto counter.
- Black grit / filings / material under bathroom sink. Don't know whether residual from pests or maintenance work but either way, it had not been cleaned. It was loose material and I didn't want to touch.
- Shower / Tub fixtures very old and corroded. Difficult to turn off flow with upstairs shower knob.
- Instructions mentioned to use supplied plastic cutlery at pool and BBQ area but we could not find it anywhere so we used regular cutlery.
- Unit does not have air conditioning and was extremely hot. You have to leave windows and doors open but screens dont fit tight. We found a variety and number of bugs in unit including Gecko's, Praying Mantis, centipedes, and what looked like small cockroaches (those in the cutlery drawer).
- Kitchen garbage does not have lid and in heat, garbage has to be dumped relatively quickly or it starts to smell (and may attract more pests).
- Unit partially carpeted and carpets kind of dirty. This is probably the result of black sand beach and many visitors wearing their footwear indoors ?

In addition, be aware, there are no spices or condiments (ketchup, salt, pepper, soya, sugar, etc.) provided at all in the unit so if you are cooking in, you have to bring absolutely everything you need. Other units I have stayed in have provided those sorts of basics. There is nowhere nearby to just drop in and pickup things you may have forgotten so you need to plan ahead.

Wasn't very thrilled with the unit but to some extent may be biased since the unit we moved from (further North in Waikoloa) when we moved into this unit was basically in as new condition, was fully stocked with spices and condiments, was with air conditioning, and had no issues at all (for the same price).

On the plus side, it is a great location (barring the lack of services nearby) very close to Black Sand Beach (whcih is excellent) and lots of turtles. The view of the golf course and ocean from the unit are great and can't be beat. The pool is nice and there is a good BBQ area with some nearby tables. There are tennis courts (two decent and two unusable), but you want to bring your own balls and rackets - the stuff available to borrow is very old and their tennis balls looked awful (we had our own). There is a golf course which is okay (public city course quality) and at $22 for golf including cart is a great deal. No clubhouse or facilities to speak of at the golf course but the carts are fine, the course is well tended (except the sand traps which they should probably fill with new sand or just get rid of) and the price can't be beat - very little use so no problem getting a tee time. Bring your own clubs as the rentals are pretty old (probably no newer than the mid 1990's for $25).

All in all, we were not very happy with the unit and since we had basically seen what we wanted to see in the area, we left a day early and went back to Kona despite having paid for another night.

My family and I just returned from our vacation to the big Island. We stayed at Colony One for four days so we could tour the volcanoes national Park and the rest of the area along the south shore. Given the scarcity of accommodations in that entire area this resort is a good option. However it does have some drawbacks. The resort is very isolated-though it is walking distance to the Black Sand beach. Volcano national Park is 30 minutes away and Hilo is one hour away. Kona is 90 minutes away. Other smaller towns are 10-15 mins away. Plan ahead to pick up groceries in either Hilo or Kona. The unit itself was well stocked and had lots of space. It has a nice view of the golf course and the ocean with a small lanai containing a table and chairs and lounge chairs for enjoying these. The resort also has a small pool which was very underused while we were there and a lovely garden and barbecue area. Some of the interior furniture is tired but overall the unit was very clean. The golf course has seen better days so if you were expecting a PGA course you should consider another location. Green fees were reasonable considering the condition it was in and the lack of attention over the past 10 years. Somehow it survives and is popular in the early morning with regular customers. I got the impression this resort was a great idea 15 years ago but never really got off the ground due to local pressure against its development. If you're looking for a place to lay your hat while you're exploring the volcanoes and the great views along the south shore this is a good
option.

“What a view!”

The location and view were everything we hoped for! While we have stayed at Colony One in the past, this year we invited friends to join us. Two couples joined us on separate times during our stay. The accommodation, a separated bedroom and baths for each couple was perfect! The rates were very reasonable for this kind of rental.

While others have complained about the golf course at Sea Mountain, we love it! Where else can you play golf in Hawaii, with the ocean all around, for $25 each, including the cart! Yes, it is not the manicured course you may see in Kona, but you are not paying $120 for it either!

The Black Sand beach was wonderful as usual. The sea turtles showing themselves on schedule daily! Walks on the lava, local fisherman, watching whales breach, from the lanai, it doesn't get much better.

While out of the way, if you like golf, the ocean, peace and quiet, then this is the place for you!

“Live next to the Punaluu Black Sand Beach!”

The condo was as pictured. Great views of the ocean and golf course. Quiet get away from it all area. Walk 5 minutes down to the black sand beach. Just buy all groceries in Hilo or Captain Cook (depending upon where you land). The Punaluu Bakery is not to be missed and the Kau Coffee Company is worth a visit too. Only a half hour to Volcano National Park from here. Enjoyed the pool and hot tub. We grilled fresh fish almost every evening. Wake up to a beautiful sunrise and the sounds of the ocean and the birds from the upstairs bedroom. If you need some rest and relaxation in paradise, this is the place.
