It's nothing special, nothing fancy, and the breakfast is run-of-the-mill motel fare, but the Downtown Inn lives up to its billing.
It's in the heart of town, within easy stroll of all Asheville's restaurants and sights, and it's affordable.
There's a car park on ground level underneath, although if your car is precious to you and you don't want to risk scrapes you'd be advised to park with care. It fills up with monster trucks and SUVs which all look like they've been in the wars, and their drivers don't care too much about how they reverse... or into what.
You get a sheet of A4 paper to leave on the dashboard to signify that you're a guest at the hotel.
The rooms are basic, in need of refurbishment and a little tired looking, but - hey - you're getting what you pay for here. A budget hotel in a central location.
We paid $100 for the two of us; a big room (we had number 517 up at the top), which looks down on... can it be? A swimming pool!
And it was excellent. I went for a dip while my bride caught up with some work, and it's a great kidney-shaped pool with squirting fountains. There's no view - it's just in a walled courtyard - but when you have it to yourself it's terrific.
Breakfast includes make-yourself waffles and cereals. The coffee is poor, but you can't go wrong with a couple of yoghurts.

Traveling through and choose Downtown Inn based on location and price. Easy walk to many restaurants. On site parking a little tight but ok. Called ahead of time to book two rooms lady answering phone was friendly and helpful. Checkin easy only thing a little different is they require Ids from every adult staying guess they trying to overcome past problems. Older Inn but looks like they were remodeling. Both our rooms were very clean with new mattresses. In room safes but not attached just setting on floor not sure how safe that is. Breakfast ok something to start your day. Very good rating based on places of similar price range and age.

We stayed at the Downtown Inn and Suited during a recent weekend in Asheville. You can’t beat the location which is 2 blocks from Pritchard Square in downtown Asheville. If access to downtown at a reasonable price is your priority I would give this hotel a thumbs up. The property itself is run down but our room was clean and the bed was comfortable. They serve complimentary breakfast in the morning that was quite decent and they did a great job keeping everything stocked. There are plenty of art galleries, restaurants and breweries within walking distance which is a real plus. Parking was an issue the first night as the lot at the hotel was full and their offsite lot had just been sold unbeknownst to the front desk staff. They did a great job notifying guests before cars were towed but there is definitely a disconnect between the owner, management and the inn staff. That being said, we would stay here again based on room price and location.

The location is great! Rooms are clean and linens were like new. However, it is very dated with mismatched materials and colors. It is in desperate need of updating. I did not like that the express checkout cards were swinging from the exterior door. The contain address and phone number for all to see.

Downtown Inn is a good location if your just looking for a place to sleep. Not fancy and somewhat outdated, it is centrally located to downtown Asheville and several local breweries. The staff was friendly and helpful with directions to local restaurants. Good value and convenient location.
