Stayed here for a conference where it was the budget "student hotel." The price at $129 was awesome and I don't regret saving $100+ over my colleagues in the huge chain hotels down the street. My room was clean and had good wifi, coffeemaker, iron, nice mattress, clean linens, working A/C. Pretty much all you require. Bring a WHITE NOISE app/device as you can hear everything in the hallways, adjacent bathrooms, HVAC, etc. That is the biggest minus. It felt like lipstick on a pig with obvious 1950s/60s era bones, weird hallways & stairs, thin doors, etc. Not a big deal but DO NOT expect anything like a typical modern business hotel or even a Hampton Inn. If it was quiet it would almost be mid-century modern cool.
