My wife and I live in Hot Springs but decided to take a short distance vacation to the Waters. It is a beautifully restored property and the location cant be beat. The staff was friendly and we enjoyed the small lobby. We parked in the free parking garage and took the ~2 minute walk to the hotel. Will return for sure

My wife and I went to Hot Springs for our anniversary. We stayed three nights at the Waters and really enjoyed our time there. The biggest plus for this hotel is its location. It is across from the historic Bathhouse Row and right next to the Ohio Club. The hotel was very clean and everyone was courteous. We arrived very late at night so we didn't have any problems with the valet parking but I can imagine that if you were there during a peak time, it would be difficult. Because of its really good location, you can hear the street traffic if you have a city view. I am a very light sleeper but the noise actually didn't bother me that much.

The biggest con for us was that it wasn't exactly comfortable. The bed and pillows felt slightly plastic and the toilet seat was very uncomfortable. This didn't really affect our enjoyment but we talked about bringing our own pillows next time.

If you are going to be spending time in Hot Springs National Park, there really isn't a better hotel.

A variety of restaurants, museums and attractions are all within walking distance of our hotel. We do apologize about the slight inconveniences you may have encountered. It's the staff that make a hotel experience wonderful and this one has the best. To a person everyone was interested in us, our experience and how they could help improve our stay. We thought their attitudes were infectious the first time we stayed and happily we found them to be intact and even better the second stay.

If architecture is your thing you will also like that this is an expertly renovated medical office built in the same style and era as the bathhouses across the street. Rooms are clean, quiet and well appointed maintaining their historical appearance with all the modern conveniences.

We were looking for boutique hotel close to all the sites in downtown Hot Springs, The Waters more than fit the bill! Located smack in the middle of Central Ave, right across the street from Bathhouse Row and next door to famous Ohio Club! The car valet service was really a plus, fast and only $15 per night. The back of the hotel opens out onto hiking trails through the National Park.

Our room was clean, modern and spacious. The bed was really comfy too. All the amenities were modern and the shower huge. We were provided a bottle of Mountain Valley water, a Kuerig & coffee and a small refrigerator--handy, if you happen to stop by the Fat Bottom Girl's Cupcake shop.

The staff could not have been more helpful and friendly. While we were not impressed with the provided danishes for breakfast, many interesting and delicious restaurants were within easy walking distance. The Avenue, attached to the Waters, has a great little bar and has a good brunch on Sundays.

Room Tip: Ask for a room on the Park side as the ones on Central Ave. can be noisy.

On our Big road trip of the summer we spent one night here and loved it! From the amazing vintage mosaic tile flooring to the marble wall tile this boutique hotel has preserved the feel of the old establishment it is while still giving you the modern conveniences you desire.
Great location right on central and across from all the bath houses!
