“Very Comfortable & Well Located”

We have a very pleasant stay at the Park View Guest House In New Orleans. The large home with about 20 rooms has a pleasant staff and comfortable common areas and rooms but like New Orleans a little worn in some spots. It is location in the Garden District on St. Charles Avenue right next to Audubon Park and adjacent to Tulane and Loyola New Orleans and near some of New Orleans Synagogues and JCC. A street car to the French Quarter stops almost at the front door.

There are some reserved parking spaces on the side of the house but it works even better for those without a car to worry about.

For the price, we thought the accommodations were fine and would use the property again but it is not a top quality B&B.

Some pluses are free wine, cold drinks and cookies for guests and very nice wrap around porches.

Room Tip: Believe rooms on upper floors may be quieter if you can handle the stairs

Park view has so many wonderful attributes. The B&B is nestled among the most pristine area of new orleans and right next door to audobon park. If you love to run and are looking for a quiet upscale place to stay in new orleans with easy access to the streetcar, then stay here. I stayed in room 5 and absolutely loved the cozy bed and linens. The breakfast was wonderful and wine is available every afternoon. I will definitely come back, but after the wifi is improved. If you don't need wifi, then all is great! Although, the library seemed to have the best wifi access in the house.

Booked 3 rooms several months early with Brian, who was great help in answering all my questions. Easter weekend 2012 we arrived (all 6 of us) . The rooms were very clean, well appointed with very nice antiques, as was the entire hotel. No cheap Knock-offs here- very nice decor. The bathrooms were updated but still had an antique feel. Fresh paint most everywhere. The staff was very helpful. Hotel style air conditioners instead of el-cheapo window units.The breakfast both days we were there was exceptional. Plenty to eat (even if you get there closer to the end of their serving times) Wide selection of food also. A little something for everyone. The front porch was nice to just chill out and watch the people and the trollies go by. The trolly goes by regularly and there is a stop just steps away from the hotel. You can use this cheap transportation and look at all the beautiful homes as you make your way down to the "Quarter". Audubon Park is next door, so you have a place to quietly walk among Live Oaks with Spanish moss, exercise or take pics of ducks, squirrels etc. in the pond. This place made us feel very "at home"!

We stayed two nights here and had very different impressions. The room we had the first night was beautiful and comfortable and we absolutely loved it. The house itself is gorgeous with antique furniture and a charming Antebellum ambiance. We had to change rooms the second night and the second room was totally different. There was no ceiling fan so we either froze or sweated depending on whether the AC was on. Worst of all, the bed squeaked horribly with the slightest movement, so nobody in the room got any sleep. We left the next day feeling rotten as a result. A guest experience will either be 5 stars or 1 star depending on which room you get.

Room Tip: It would be better to sleep outside than to stay in Room 16.

This is our second stay at the Park View. We liked it when we stayed there several years ago. It was purchased a few years ago by a local doctor and his wife. They have upgraded the hotel with new paint, bathrooms, linens etc. and it is even better than before. The staff was very helpful and breakfast was yummy. There was wine and sherry and snacks available in the evening. If you have trouble with stairs, be sure to reserve a room on the ground floor as there is no elevator. The hotel is quiet and only about a 1/2 hour trolly ride from the French Quarter if you tire of quiet. Would recommend it highly.

Room Tip: some of the rooms have balconies. Check with the front desk when reserving

My wife and I stayed at the Park View Guest House in New Orleans from February 5 through February 10, 2012. It is located right next to Audubon Park on St. Charles Street across the street from Tulane University and Loyola University. We were in New Orleans for a family funeral and the B&B was near the home of our relative. However, even for tourists, this is a good place to stay. The St. Charles Street car (which goes down to the French Quarter) passes in front of the B&B and the streetcar stop is just across the street. The B&B is nicely decorated with antiques and is a historic and lovely house. There is free parking on the side street adjacent to the B&B. They provided lots of brochures on tourist activities in New Orleans and surrounding area and Where magazine. They also had a small booklet out in the living room with a description of many restaurants. The booklet included the type of food, price range, location and a brief review. We used it several times.
We had a commodious room on the third floor (NO ELEVATOR!) with a comfortable, king size bed and a balcony that overlooked St. Charles Avenue. There was a large dresser, night stands on both side of the bed, and an antique large cabinet in lieu of a closet. The TV was new and had cable television. Wifi was also available in the room. You could hear the streetcar pass by early in the morning and late at night but it did not disturb our sleep. There were two chairs and a small table on the balcony to sit and watch the streetcars go by. The bathroom looked new and had a jacuzzi bath and a shower and a hair dryer. It was very clean and pleasant.
The breakfast included with the room was a continental breakfast but it was more than that. Every morning they had some hot item that was different. One morning it was biscuits and gravy, another, an english muffin topped with sausage and an egg, french toast and other items. There were sweet rolls, bagels with cream cheese, cereals of several kinds, coffee (including N.O. coffee with chicory), toast, orange juice from a large machine, and a toaster for bagels and the toast. The breakfast room faced the east and the room was light and airy and overlooked Audubon Park. One day the young lady that made the breakfast was a half hour late and she then made scrambled eggs for everyone as a kind of apology. They also had a local newspaper in the breakfast room every morning.
In the afternoon, there were complimentary sodas, coffee, chocolate bits and snacks available in the breakfast room. Since it was close to Mardi Gras, they had King Cake out every afternoon. In one of the parlors they had a decanter of sherry with glasses on a silver tray on a table in the center of the room.
The location is very good. We took the streetcar (fare $1.25, exact change required) to the French Quarter to avoid any parking problems. It goes to Canal Street on the edge of the quarter and we walked the French Quarter from Canal Street.
The locks on the room doors do not look very secure but we didn't have a problem of any kind. The front door is locked from 7 p.m. to 6 a.m. and guests are given an electronic code to open the front door. There is also a private security firm that patrols the neighborhood and Audubon Park so the area seemed very safe.
Overall, this is a nice, comfortable place to stay and we would stay there again.

I stayed at Park View to be close to Tulane University. It's right across the street! So convenient. Park View is old, but it's clean, comfy and cozy. My room had a/c, a LCD TV and a brand new bathroom with a shower that couldn't be beat by the best five star hotel. Their breakfast was great and they have wine and snacks out in the evening. If all of the above wasn't enough, they're right on the street car line. Park View is in a relatively quiet area, very homey, and will certainly be my New Orleans hotel of choice form now on.
