We booked an "Ocean View" condo at this location. The condo was on the first floor and the ocean view was blocked by pool buildings.
However, a very helpful staff member on the front desk - Jenny - upgraded us to a beautiful condo (#315) which had a magnificent ocean vista.

I think it would be worth the extra money to go for an ocean front condo because it was a great location right on the shore line.

This location put on three special events while we were there - all of which were appreciated. 1) A continental breakfast at the pool with a local musician. 2) A late afternoon event with music and pupus (appetizers) 3) An evening light dinner at the pool with a good hula dancing and Hawaii history session.
They also showed a movie at the pool area one evening. None of this was advertised in their promotions, but was most welcome.

Nice condo with plenty of room for 4 in a 2 bedroom unit. Quite and clean, equipped with cooking utensils and a small supply of soaps and coffee. The community grill may be in use and can be a short distance from your room. Condo is on the ocean with a rocky shore line. The only down thing was our carpets were a little stained.

I have stayed several times with mixed results. The staff is exceptionally friendly and helpful.
It is an ideal location for a Hawaii Big Island visit, quiet but relatively close to Kona. The issue is
considerable variance in room quality, -some of the rooms are in top condition rating 5 stars while other rooms range downwards closer to a 1 star rating. Get one of the rooms in better
condition and most will be very happy, while those unlucky souls that are assigned one of the units that should have been renovated many years ago are going to have far different opinions.

It was a delight to stay here, the people were very friendly, amenities very well maintained and the accommodation very spacious. We had a two bedroom unit (412) and it was huge and well equipped with all the things you would have at home.
Note, this is not a place to house young people and it’s very quite around 10pm.
Would definitely come back here to stay.

This is a time share resort, so the rooms feel very homely and have everything you need.

The two swimming pools have a great outlook over the sea, people and manager just great and they have a few activities that you can join in with.

Was just a lovely place to stay with great hotel staff.

After reading all of the glowing reviews on this site, I was looking forward to our stay at the Royal Sea Cliff. The first room we checked into was filthy. The carpet was so bad I wouldn't take my shoes off. The bathroom moldy and the whole place just smelled funky. My husband asked the front desk to move us to another room. This one was better, but by no means up to my expectation. It had a faint smell of cat urine and mold. It was just old and rundown.

On a positive, the front desk staff was very nice and accommodating. They would have moved us another time, but I declined. Short walk to downtown Kona makes it a great location.

July of 2005 we spent our honeymoon here and in March of 2007 we spent our babymoon here. Each time it was just us and we always had a 2 bedroom unit. Great size, great kitchen, we prefered upstairs for the private lanai and we could always here the ocean! Lots of space, lots of amenities on site, plenty of parking, great staff, etc, etc, etc. We love Kona for the variety of activites, being on the water, close to great restaurants and a drive from any activity on the island. We cannot wait for the kids to be old enough to head back and enjoy the beaches, snorkling and all the Kona and this resort has to offer.

We needed to book an Outrigger property on the Big Island and chose this one as it had kitchens and was the closest to the town of Kailua-Kona. We had an ocean view room - room 202. The building is shaped like a tree so our room was near the end of one of the branches. We did indeed have an ocean view room, but we also had a great view of the roof of the pool building - oh well, the sunsets were still beautiful. Our 1 bedroom unit had an uncover lanai off of the bedroom and a covered one off of the living room.

The grounds of this property are beautiful with a waterfall and garden filled atrium and lawns on the outside of the property. We weren't bird watchers before staying here, but there were tons of small birds around that were fascinating to watch, if a bit noisy first thing in the morning. The pools also looked nice, but we didn't try them out.

Overall the unit was really nice. These are condos that are run like a hotel. The unit was large and clean and had granite counter tops and tile floors. It looked like it had been updated in the last few years - the only thing that noticeably hadn't been updated was the tub and shower - dated tiles and a very low shower head. The furniture was nice and the kitchen was fairly well equipped. During our 5 night stay we had housekeeping come twice. The unit also had a washer and dryer which was great. The lanai doors were looking a bit worse for the wear, showing some small signs of rust and some of the sliding screens didn't work too well. Otherwise, the unit was in good condition.

The front desk organizes several free events for guests each week. We attended the Aloha Tuesday event held at the pool. It was a mini luau and was excellent for the price (free!). There was a sampling of food (sweet potato, kalua pork, pineapple, taro chips, and dessert) as well as a glass of POG to enjoy while watching a hula performance from teens and 8 years olds from a nearby hula school. Their teacher was the MC was was great, and the kids were super cute!

The location of the property was just ok as it is just over a mile to walk into town so we only did the walk once. There is a nearby coffee shop a few hundred yards away, the Green Flash, which has simple breakfast sandwiches and coffee, but otherwise you need to drive to get anywhere. We prefer to stay closer to town than this, but it was still nice.
