If I were to rate this property on the basis of its location, it would clearly be 5 plus stars. Ivy Lodge is about a block off Bellevue and is easily accessible by walking, to and from all of the major mansions. So if it is mansions you'd like to visit, this is the place to stay. The property is quiet, secluded by its hedges and gardens with ample parking.

This bed and breakfast is a vintage property with approximately 7 or 8 nicely appointed, comfortable rooms on its second and third floors. Our room on the third floor was spacious and complete with a good sized en suite with tub and shower and a very comfortable king sized bed. It was nicely decorated and the air conditioning unit added to our level of comfort. Pillows were comfortable and possibly even down and the linens were crisp and clean each day of our 3 day visit. There are ample and cozy places to sit and enjoy a quiet moment as well as intimate seating areas for a couple or small group.

Jacqui and Don are gracious hosts with a fine sense of humor. They have created a relaxed, casual atmosphere that is as close to home-like as one can get. They are great breakfast cooks and servers and there was always something to nibble on during the day, Plating of food was done with care and artistry and the food was delicious. My favorite was a rendering of Ina Garten's Herb baked eggs--Fantastic. The tomato, egg, cheese and basil torta was a close second. Fresh fruit and some of Jacqui's homemade granola were also available along with bagels and breakfast breads.

Guest rooms are on the second and third floor and there is no elevator. Stairs can be narrow up to the third floor so carrying large bags might be difficult. Our room, on the third floor wasn't a problem for us because we tend to travel light, with bags that can be thrown over our shoulders. There seems to be ample staff and I'm sure someone would be available to assist if need be.

So, why did I give this property only 4 stars? In short there are only 2 reasons why I could not give this property a 5 star rating. First of all, Wi-Fi is not accessible on the second and third floors and generally unreliable on even the first floor. Also, if you are an early riser, you might like a cup of hot coffee. Coffee was served from a pumper style thermos beginning at 7:00 and I found the coffee to be lukewarm at best on all 3 mornings. Fresh hot coffee was certainly available toward breakfast at 8:30. It would have been better to have a Bunn-style hot plate and carafe set at a serving temperature so the coffee could have been hot.

Bottom line, I would complain over the coffee and Wi-Fi but I wouldn't hesitate to book a room at the Ivy Lodge again, if I found myself in Newport.

Room Tip: Don't forget to try a seat on the wrap around porch-quaint, quiet and intimate

Thank you for this thoughtful review and kind words. Reviews such as this can really help a property improve on is weak points. We will look into the wifi and look to get that corrected. The coffee at 7:00 was mostly likely still from the night before. We will make sure to clear that away earlier so that we don't misrepresent fresh coffee. Our fresh coffee is always good and hot.

We chose The Ivy Lodge because of it's location in the mansion district. We were able to walk to the mansions, downtown, and also the Cliff Walk. Parking here was easy, the innkeeper and his staff were gracious, and the lobby and dining room are breathtaking. Our room was on the very top floor and was nicely decorated with a fireplace and period furniture. It was quite a haul up many steps which may be a problem for some quests but the room was quite comfortable and cozy. Breakfast was wonderful and we enjoyed conversation with other guests over blueberry pancakes and delicious homemade granola.

Room Tip: many steps - ask before booking if that is a concern for you

Ours was a quick overnight stay but what a delightful time we had. Tucked away on a side street amongst the "cottages" of Newport, Ivy Lodge offers top notch accomodations in a grand setting. The foyer sets the tone for your stay with the understated elegance of a fine New England summer home. Our room was well appointed and comfortable, situated in the turret, it was charming. The Lodge offers several common areas to relax in, including a large living room and a deep porch with plenty of seating. Breakfast is served in the formal dinning room, delicious and filling, a chance to meet and mingle with the other guests. Take advantage of the location, within walking distance of several mansions and downtown, plus the not to be missed Cliff Walk. Highly recommended, we know you will be as delighted as we were.

A tad off the beaten path, nearby the Elms mansion. The entry is gorgeously paneled. Our room was gorgeous and the staff was friendly and accommodating. Free parking is a definite plus. Downtown is an easy 5 min drive away.

We stayed here when we visited Newport to see the mansions and loved it! The Ivy changed my husband's opinion of bed and breakfasts, he really enjoyed it! Our room (the trunk room)was beautiful, comfortable, and clean. I love that it is historic and the lobby was so neat! Breakfast was delicious- we had the homemade granola and blueberry pancakes. It was a great location to walk to the mansions and cliff walk. I would recommend to any friends visiting and would definitely stay again if we return to Newport!

My wife and I had the pleasure of staying at the Ivy Lodge in January. Believe me, this was the perfect time to go. There were only two other rooms booked, and we felt like we had the run of the place. The food was delicious! We stayed in the Library Room, which was quite charming. January worked well for us, despite the cold. The town was pretty much deserted, meaning we were able to see the mansions that were open that time of year with almost zero crowds, walked in to fine dining restaurants without reservations, etc. You too will enjoy your stay here, any time of year.

We stayed 3 nights in The Trunk Room. Room was excellent, very well furnished, quiet and clean, on third floor. The large building, although in good order, is old, and dark and somber inside - a little creepy! The location is good, close to Mansions and the Cliff walk, but the high price reflects this. This has influenced my rating.

Thank you for the review. There is a certain charm and ambiance to a Newport Cottage mansion built in 1886. While the towering foyer with its carved wood and leaded glass is pleasing to most, we can understand how some folks would gravitate to more standard surroundings. We appreciate you staying with us.
