If I were to rate this property on the basis of its location, it would clearly be 5 plus stars. Ivy Lodge is about a block off Bellevue and is easily accessible by walking, to and from all of the major mansions. So if it is mansions you'd like to visit, this is the place to stay. The property is quiet, secluded by its hedges and gardens with ample parking.
This bed and breakfast is a vintage property with approximately 7 or 8 nicely appointed, comfortable rooms on its second and third floors. Our room on the third floor was spacious and complete with a good sized en suite with tub and shower and a very comfortable king sized bed. It was nicely decorated and the air conditioning unit added to our level of comfort. Pillows were comfortable and possibly even down and the linens were crisp and clean each day of our 3 day visit. There are ample and cozy places to sit and enjoy a quiet moment as well as intimate seating areas for a couple or small group.
Jacqui and Don are gracious hosts with a fine sense of humor. They have created a relaxed, casual atmosphere that is as close to home-like as one can get. They are great breakfast cooks and servers and there was always something to nibble on during the day, Plating of food was done with care and artistry and the food was delicious. My favorite was a rendering of Ina Garten's Herb baked eggs--Fantastic. The tomato, egg, cheese and basil torta was a close second. Fresh fruit and some of Jacqui's homemade granola were also available along with bagels and breakfast breads.
Guest rooms are on the second and third floor and there is no elevator. Stairs can be narrow up to the third floor so carrying large bags might be difficult. Our room, on the third floor wasn't a problem for us because we tend to travel light, with bags that can be thrown over our shoulders. There seems to be ample staff and I'm sure someone would be available to assist if need be.
So, why did I give this property only 4 stars? In short there are only 2 reasons why I could not give this property a 5 star rating. First of all, Wi-Fi is not accessible on the second and third floors and generally unreliable on even the first floor. Also, if you are an early riser, you might like a cup of hot coffee. Coffee was served from a pumper style thermos beginning at 7:00 and I found the coffee to be lukewarm at best on all 3 mornings. Fresh hot coffee was certainly available toward breakfast at 8:30. It would have been better to have a Bunn-style hot plate and carafe set at a serving temperature so the coffee could have been hot.
Bottom line, I would complain over the coffee and Wi-Fi but I wouldn't hesitate to book a room at the Ivy Lodge again, if I found myself in Newport.
