“Relaxing Holiday Destination”

This is a beautiful village close to Bezier Airport (just 35 minute drive) The villa is a substantial 2 double bedrooms and 2 twin rooms. The accommodation is rustic. The kitchen is functional as are the bathrooms. The outdoor space is charming with outdoor dining and a really beautiful pool that is a good size to swim with stunning views overlooking the surrounding vineyards. This is an ideal base that offers the opportunity to visit both the mountains and the coast with trips only 45 minutes away. I would certainly return next year as there was just so much to do and see or just spend lazy days relaxing by the pool.

“Excellent value for money for a holiday in this beautiful part of France!”
Reviewed October 19, 2014 for a stay in August 2014

My husband and I returned to Villa Janet for our 7th year this summer and will definitely be back!

The property is in a quiet walled town with an amazing view from the terrace over the vineyards. We spend our evenings enjoying BBQ accompanied by some excellent local wine and the children love the pool.

The accommodation at Villa Janet has always been clean when we have arrived. The bedrooms are basic but all you need after days out in the sun and evenings on the terrace. The kitchen is equipped with everything you need and has a large fridge freezer. The bathrooms are basic but with excellent showers. There is always plenty of hot water for everyone. In 7 years we have never used the living room preferring to be outside.

There's plenty to do in the area with lots of beaches around 40 minute drive. Pezenas is definitely worth a visit - artisan crafts on Wednesday and Friday in the summer - so these nights are busier. The café in the centre of Magalas (free WiFi) and good pizzas and Restaurant O Bontemps for a more expensive dining option is great. There is a bread van that visits most days.

We usually go to Villa Janet with my brother, wife and children but this year with only two of us we did consider other options - but there was no comparison with the terrace views for anything like the same price. Yes Villa Janet is basic inside - but makes up for it with this outside space - and has everything we need to enjoy a holiday in this part of France.

“Villa Janet - Avoid, Avoid Avoid. This property is dirty, rundown and unsafe especially for children”

Don’t believe the photos or the description – this property is a total dump! This house is totally unsafe, filthy, uncomfortable and very run down. The lack of cleanliness is shocking and the house can only be described as a cross between a really run down and grotty student house and an elderly persons house that hasn’t been touched for 50 years. I am surprised that the owners believe renting out a property as decrepit as this is acceptable – especially as they are charging a significant sum for a high season fortnight. This is the worst property we have ever rented and we have rented many.
We arrived late at night to a filthy, uncleaned house with the beds unmade. We had to dig through cupboards of old, stained and worn linen to find bedding for us and our two children. There were spiders webs and dead spiders everywhere and piles of dead woodlice under the furniture. During our stay we found ice lolly wrappers under the furniture, stale food under the kitchen cabinets and dirty sponges in the kitchen. The property smells dreadful and the furniture is old and dusty.
The downstairs living room which you enter first has an old, worn and crumbling concrete floor with holes large enough for our three year old to cut his foot on. Contrary to what the owner may say this house is not rustic – it is old, dark, depressing and in a terrible state of repair. The furniture is ancient, mismatched and filthy. This room and the attached kitchen is dark and depressing. The kitchen although modern is a botched DIY job with gaps, cracked tiles and an old and filthy cooker
The eating area has a selection of mismatched chairs around an old table with a plastic tablecloth.
The downstairs shower room and toilet are disgusting - foul smelling, mouldy and filthy. Taps and sink are scaled and marked, the floor is ancient and crumbling and the shower is vile – old cracked tiles and mildewed. The shower fails to drain properly limiting the length of your shower to about five minutes. We stopped using the downstairs toilets as we couldn’t stand the smell. There is an old air freshener in the toilet showing an awareness of the smell by a previous resident.
Both downstairs bedrooms are as austere as prison cells and one doesn’t have a working light.
The stairs to the first floor are steep and slippy with no hand rail and a serious trip hazard at the top where the stairs don’t meet the top floor, leaving a 10cm gap. At the top a homemade stair gate with a simple catch shows that the owners are aware of the risk of children falling down the stairs but one they haven’t even attempted to solve properly. Our three year old managed to undo this immediately. This is the first of several serious safety issues. Others include loose wires hanging from walls, windows that don’t lock, and holes in the floors with sharp edges. Only a proportion of the sockets work suggesting issues with the electrics – worryingly in a property with no smoke alarms.
The upstairs lounge is as depressing and dirty as the downstairs. The bathroom matches the downstairs toilet with an old stained bath, a missing cover on the whb tap and a fouled, dirty sink.
An attempt has been made to make the upstairs bedrooms more welcoming, however the balcony is covered in bird droppings, the balcony door doesn’t lock and there are no blinds or curtains on the windows. Made it very hard to get children to sleep at night and encouraging early mornings!

As noted by previous reviews the pool and terrace are across a public access road and separate from the house. This meant we couldn’t use the terrace once the children went to sleep as we didn’t want to leave them alone in the house. The house has no attached outside area – a real disappointment. The pool, garden and terrace are the only highlight of the property with nice plants, a big terrace and an excellent pool. The pool is well looked after unlike the house, and appears clean. A cover for the pool would help to keep insects out and retain the heat captured during the day. It appears the pool originally had a cover but this is no longer available.
The access road between the house and the pool is used by a procession of dog walkers who use the hill behind as a dog-toilet. We discovered hundreds of dog turds when using the outdoor washing line. This results in a serious fly problem a bad smell on the terrace. Around the property are several derelict outbuildings with broken walls, collapsed roofs and old metal farm machinery.

Management Response

An injury to a child is the major concern, though the 1932, flag profiled concrete floor has given good use and pleasure till now. Warn smooth by both holiday makers as well as the original, busy viticulters who first installed it.
Downstairs and upstairs are well lit at night, Perhaps if remembered as when coming in from the sun light, as all interiors, it seemed shaded and dark.
Late night arrival is perfectly normal, though a w elcome by Genevieve and Gilbert, our friends in the village, at any time before eight is a much nicer way to get accustomed to the hill-side house.. Genevieve, a seamstress of French military uniforms by trade, is a good cleaner and makes up the beds as guests require before their arrival. It surprises me that Mr D. sought to re-make the beds from the large supply of matching bed linnen. On arrangement she cleans during a stay as well as thoroughly between lets.
Water from the taps is certainly drinkable but high in lime. Scaling is dealt with frequently.
Furniture retro collected each piece on its merit and normally has given satisfaction.
There is electric air ventilation, for all sanitation areas, operational instructions given with house management instructions before arrival. The house is airy, so much so that guests advised to beware of streams of air making shutters bang if breeze rises.
Dogs do run free in French villages, and thanks must go to Mr D. for tackling a resultant disaster before Gilbert got to it, his daily habit to guard the drying area meticulously against the very occaisional incurrsion. Odour wise, fresh , fresh pine is the scent associated with that washing line, on an open hillside, stretched between a Scots Pine and our own young Cypress.
Please do not avoid this extrordinarily beautiful and well managed house and garden. Perfectly secure, a delight early in the morning, through-out the day and into the night.
Please evaluate through consideration of the less depressed reviews!
