(I am fortunate enough to speak greek and had long conversations with owner): The hotel isn't the best in Faliraki but you get what you pay for and is standard throughout faliraki hotels, besides you spend most of the time around the pool and out of the hotel. Pool is a good size too. The walk into into Faliraki is a big dangerous along dual carridgeway so be careful if you walk back at night drunk or better take a taxi back for 5 euros.

This family run hotel is good as long as you use common sense. If you follow basic rules like don't run around hotel with wet feet and make marble corridor all wet and make it a slippery threat to other guests and make owners mop, don't make too much noise in the early hours etc the hotel is fine. The owner realises that you've come here for fun, but you need to respect the hotel and other guests too and so the bad reviews have come from not following basic instructions and respecting the hotel. I would reccomend this hotel if you like a decent size pool, dont mind taking taxi back from resort, 15-20min walk into resort and use common sense on basic actions and just want a cheap good holiday in Faliraki- treat hotel with respect and you'll get respect back!

I stayed in Sotirakis studieos in aug last year, while there we renamed it the s***irakis studioes. it was a disaster from start to finish.
It was listed as a 3* but at most it was 1* i have seen far better hostels. I could have probobly gotten over the terrible location the dirty pool and the shabby rooms if it were not for the the very rude staff in particular in manager. When we arrived they had double booked our room so they pretended we had arrived at the wrong hotel and offered to drive us to the wright one around two miles away. However we soon relised that they where lying when we arrived at the new hotel and had to walk the few miles back with our bags. And when we arrived back the manager tried to make out like it was our problem even know he had been paid in full before our arrival.
The Hotel its self was very run down and out dated the pool was dirty and it was on a very busy main road and around 4 km from the beach and town centre quite a walk and a good part of it without footpath.
This wasnt a cheep hotel either be warned there are far better hotels in this area dont be tempted to saty in this one there is nothing good about it

all the storys are ture the worst hotel/studios my famliy and i have stayed in so unfriendly welcome. we only spent one night in the hotel and would never go there again would stay at home befor going back .

Clean and tidy acomodation but not happy with the fact that children were running the bar. The manager was too interested in telling is wife off and also customers he was fallling asleep at reception and the night porter was more concerened about customers being noisy and keeping his boss awake. Also the main road into the town centre was a concern it it was exremely dangerous until you reached the pavement after a good 10 min walk.,

Well...how do i start! Luckily me and my friends had a good sense of humour to be able to laugh off every problem this disgusting hotel caused us!

On arriving at the hotel, which we were actually embarrassed to be seen coming off the transfer coach from the airport to the dump, we waited for a good 20 mins and 400 bell rings before mike (owner) grumpily stumbled out of his room to help us check in. No greeting, he seemed more angry that we had woken him up then anything! He then told us we only booked one room, when we clearly had all our paperwork to show we had booked two, and ended up making us wait an HOUR, shooing us back 2 our seats when we dared ask what was going on, before we could have keys for our rooms! NO APOLOGIES for making us wait. Guess that was our fault again then?

anyway so after finally lugging our suitcases up three flights of stairs we unlocked our doors to find beds with no sheets, a fridge that didnt work, one wardrobe with about six hangers between two people and a self catering kitchen that consisted of two cups one set of cutlery a kettle and a 1900's hotplate thing. The lock on our doors wouldnt work properly, and once again when asking mike he seemed angry that we didnt know we shud be wedging some peice of metal in the door to make it lock! when asking mike in the morning for something to actually put over us when we slept, he said 'half an hour'...only to come back that evening and find nothing had been done. When we politely asked him again he told us the maid had gone home, yet after reminding him of our earlier conversation he stormed off and pretty much threw two sheets at us. When we told him our fridge didn’t work, he opened up some electricity panel, flicked some switch then looked at us like we were idiots for not realising we should have thought of that!
Our sheets got changed once (first day...good one) and the rest of the time we had to steal sheets from the maids trolley and make our own beds! Me and my friend shared the SAME towel for an entire week and they didn’t change it once, instead just taking it away on the last day! The towel rail collapsed by day 2 so we had nowhere to put our wet clothes as the aircon system leaked onto our balcony.

anyway, all i can say about this hotel is it is not even the state of the hotel, pool in half shade and motorway traffic wizzing past, the fact the motorway had no pavement and took 20 mins just to get to town, but the sheer rudeness of the reception staff, at some points there were 7 year olds running reception?! The only pleasant person we met was Jean, who we arent even sure worked there but she pretty much ran the place. No goodbye as we left, just a grunt as we handed the keys back.
We were fully aware that we had booked a cheap and basic holiday, however there’s basic and then there’s this. After having stayed in this hotel, I can honestly beg anyone thinking of staying here to not make the same mistake we did. Apart from that, we had an amazing holiday, the nightlife was great and falaraki itself is a fun place to holiday

The hotel staff are friendly enough but.. The walk to the main strip of Faliraki is a horrible dangerous walk. The cars do over 90mph and you have to walk down this duel carriageway with no path. Most websites say the walk is 10 minutes but I would say at least double. Over a 10 day stay our towels and bedding was changed twice the second being the day before we left. The general cleanliness of the hotel is not good at all. Most of the things in our room was broken including the lock on the door. Our toilet leaked and we was told it would be fixed in the morning but that never happened. The tv and dvd player as promised on the internet did not exist apparently. Over all the hotel was a dirty failure!

Room Tip: The rooms with 3 beds are alot better than the rooms with 2 beds.

Myself, my husband and daughter stayed the last week of june 2011, And we had a good holiday, it was a last min bargain deal so we got exactly what we paid for...
Michael, tusula and kids were more than friendly and Jean.. Just Fantastic. It was a pleasure to meet you all and hope to see you again!
On arrival, Michael was there to greet us even though it was early hours of the morning. Our room was 3 singles, next time will opt for a double and a single but no big deal..
Could have done with a cooker and a toaster in our room / with it being a self catering holiday.. but we ate out!
Pool was fantastic..nice and clean (which you dont really get at some of the expensive places) ..so good job Michael.
And the food was fantastic, no problem for Michael 'anytime' always willing to make it for you, and yes he can cook!!
This is a 'GOOD' family trying to make a go of the hotel industry and good luck to them, cos you DO get the odd ones whom expect to get 5 star treatment when its not..you get what you pay for!!!!
Our room got a quick clean and fresh bedding and towels half way through the week, which was much appreciated ( just forgot the renew the toilet roll and soap.. lol)
The hotel is situated away from the town, 15mins walk and beach 20 mins walk.. when you know which way your going!!!
Its is a busy road outside, But is manageable.
Its not the hotels fault the goverment wont provide a pavement...but at least you are away from the hussel and bussel of the falaraki night life if you want too.
Michael is hopeing to set up his own mini bus services for his guests to accomodate the fact that he is on the outskirts, which i think is a great idea.
The Local prices are the same as here. The beach is nice and relaxing with plenty of cafe's near bye. and lots of water sports and boat trips. A fab water park 15 mins away heading to rhodes which buses run every 20 mins. and Rhodes itself it a lovley place.
The only thing that spoils it, is when you get a group of teenagers in and they think it is all party!!! No consideration for anyone else?
I would say to michael and tusula, You should Make a clear set of rules - that Between the hours of 1am and 6am there should be NO music or shouting tolirated 'AT ALL' and that the bar be closed from 2am - Until the morning, as this just incourages the youngsters even more when its open all hours!! And I would put this notice up in each room with a complaint procedure, so they know you mean buisness and also give them a notice of this in their hand when checking in, so they cant say they didnt know!!
After all we are all out to have fun and a good holiday, at the end of the day and shouldnt tolerate these ignorant people who spoil it. we managed to come and go without making any noise.. so can others!!!
I know that Michael will read this and take these comments on board as they want to make their buisness a great sucess.
So all the best Michael Tusula and kids and love to Jean she is one in a million always there to help!
