The hotel is located a fifteen minute walk from the lake and town centre. The reception staff were extremely helpful and pleasant. My room was on the first floor and was beautifully appointed. The bathroom features a rain shower. There was a digital safe and in room mini bar. The bed was large and comfortable. Air conditioning was effective. Breakfast was a buffet with a fresh orange juice machine. The pool was quiet when I visited and so it was easy to get a lounger poolside. There was a poolside bar perfect for prosecco or aperol spritz by the pool! A delightful stay.

The grounds are gorgeous. Structure is 4 star but personnel and organization is not.

The restaurant food is delicious but it took us over 2 hours to get our main meal at dinner. All tables were having this problem.

There was no one in the breakfast room to make sure food was replenished, or serve coffee. There was a coffee machine instead.

Hotel is too close to freeway. Not near lake ambiance.

Check out was at 10am! Who wakes up and has breakfast by 10am on holiday? We were in the pool and they had the life guard get us out to have us check out since we were not aware of the 10am check out.

No extra toilet paper in the room, or laundry bags. Bathroom was nice with huge massage pool/tub but no real shower.

There was a sofa bed for kids but we had to ask them to make it up for them.

We had a suite but the view was of a mechanic garage and freeway.

It just doesn't make any sense. Especially considering their rates.

Gentile Ospite,
Augurandole una vita “on time“ e un proficuo studio, La salutiamo caramente.

Dear Guest,
your review or “retaliation” is simply ridiculous like your English. Why did you write it english, being an Italian, if it is not your mother tongue?
We want to advise you that your review, denied by the other Guests, does not deserve any response except for the check-out time by 10.30 a.m. which is well showed in every booking engine and website. It is written also in english, the language that seems you love so much (we do not believe that english language can have the same feeling for you).
It’s true, we had to call you at the pool by noon (all of our rooms must be ready by 02.00 p.m. for arriving Guests).
You could at least advise the receptionist for this delay, but even in this occasion you showed us not to be a true english man.
I would be curious to read your news in italian, so I could check if your expression could be better than this review, which tries to explain all the problems you would have had.
As usual, in order no to sterilize our answer and to help you to be a perfect english man, we suggest you the wonderful book “English da zero“ by John Peter Sloan.
We wish you an “on time“ life and a good study.

Best Regards,
The Manager.

This is a lovely hotel, albeit in an out of the way location. We stayed here on our final leg of our holiday, just so we could have a relaxing day before our journey back. The spa is simply wonderful, and I only wish we had had more time to use it. The dinner was lovely, although the service marginally slow. Breakfast was average.

This would make a lovely business hotel or one for guests looking for a spa stay.

We had a Jr. suite and stayed 3 nights did NOT have a positive experience. The air conditioning was not working in the room although they kept insisting it was fine (we asked them to check it since we thought we weren't operating it correctly. We had skylights in the room and they had "shaded: covering them. We were jet-lagged and we fell asleep very late yet were awoken each morning before 7 AM because the light came in anyway from one of the skylights (we also asked them to check if this can be closed more and nothing improved).

We finished a box of tissues on day 1 and it wasn't replaced. We had a similar experience with some of the soaps. Housekeeping "cleaned and tidied" our room but moved our stuff from one dresser to another space making it difficult to find our cooler when it was time to pack.

We asked the front desk about visiting the Old City of Sirmione and inquired about parking our car and he mentioned it wasn't an issue. In truth there is no parking in the old city and you need to park 1 mile away in a designated lot and walk/take a bus to the city. It would be helpful to know in advance.

The breakfast was ok. There was a juice machine that was nice-but the oranges provided were warm making the drink warm.

The room was set up for 3 people and we ended up with extra charges for a 3rd guest that wasn't disclosed upon check-in.

We tried complaining to management about the above before posting to seek their response and they were stating that everything like a.c. and light was in our control insinuating we did not know how to operate it..

Room tip: Ask for a room where the light doesn't shine in from the skylights in the morning

Gentili ospiti,

Dear guests,
Thank you for your review, which we really can not understand, except the fact (considering that you clearly also wrote it per e-mail!!) that you would like to get a discount, claiming non-existing things ... like the sunlight: well, even in Italy the sun shines ... we can not turn it off with a remote control, but with the remote control on the wall of your room you could operate the dark curtain: if just to press a button to start the closing curtain was too demanding, the Reception Staff could have done this for you. As for the cooling system, if 20°C degrees was not enough, you could ask for a room in the fridge cell of the restaurant that lows up to -18°C, we would have helped in this case too...
Regarding the the third guest ... well yes, dear Guests, the rate is for him too… as he eats and sleeps like everyone else.
For your next stay in Italy you could try to book in a hostel, the rates are very low and this will not disappoint you. We are sorry, dear Guests, no discounts for very smart people!
We add, as usual, a literary suggestion that seems to be very similar to your way of doing, the masterpiece of Victor Hugo "Les Miserables".
We wish you a very nice summer with this book and a great low cost life.

Unfortunately, although I had a wonderful experience of Italy, it was despite a very disappointing experience with hotel ziba. This is the first review I have posted and I feel I have to warn people not to come to this hotel. Although it is rated as a 4 star hotel, there is very few favourable features. The bedrooms are sparse and functional. The yellow and beige colours are disappointing. The hand held shower is not what I would expect and at best is at least warm. After an uncomfortable sleep in a very small bedroom I cannot even look forward to a nice breakfast. We have stayed here for a few night and the breakfast is disappointing each day. The 'hot food' is unexpectedly cold. Tinned fruit substitutes an occasional selection of fresh fruit. Coffee machine may or may not work. There is a good fresh juice machine but often no fresh fruit and no-one to ask for it. By the time you ask someone to fix all the gaps I find I have lost interest. There are so many other issues. The receptionist who sent me to a veterinarian and insisted it was a doctor even though I was at the wrong place, the complete lack of interest in telling us any helpful pieces of knowledge about local places. There is no gym, well there is a room with I air conditioning and three machines and a few yoga mats. Horrible. There is a very expensive pool side bar, there are no kids places. The only place to relax with a drink is facing the main road. They appear to have a good restaurant but honestly I could not eat in such a disappointing place. I imagine from the reviews that they spend all their efforts in the restaurant because it is certainly not on their hotel guests. We had to leave the hotel every night for dinner and again this reminded us of how inconvenient the hotel is to any restaurant or place to walk. We will not be back. We love Italy but this was the worst experience we have ever had in 10 years of coming here. This was compounded by the the very poor service we had from the management upon our complaints.

Dear and lovable Guest in room n°4,
How can we forget you and your problems?
After all the lies included in your poor feedback left, comparable to the famous Pinocchio that for sure you know being an Italy lover, we are still having some doubts if you really found all these problems in your room or if you brought all of them with during in your holiday.
In first case we will provide to call an exorcist; in second case we could recommend you a specialist, taking care on making sure he is not a veterinary!
Now, talking about your feedback, probably every analyst could say that your unconscious is unable to resume all of the parts you can feel and for sure he will advise you to proceed in a long way of therapy.
What does really means that “yellow and beige colours are disappointed?” or even “ the hand shower is not as expected”… What would you really aspect with your 12 fresh towels delivered everyday, if not a 12 different personalities in one single human being?!
Furthermore “ The receptionist send me to a veterinary “ and all the rest as per the Canto I of the “Divine Comedy” by Dante Alighieri.
Luckily there are all other feedbacks very different from your interior world full of ghosts and serious problems we can’t obviously afford working in a small Hotel, sorry we are not doctors nor veterinaries.
Thinking that up to now you still are our Guest, we could recommend you to read the useful and monumental “Psychopathology of everyday life” by Sigmund Freud.
We are grateful to life for let us live such an experience with you as Hotel Guest and we wish you lots and lots of peacefulness.
The Manager and the entire Staff
