“Ideal Villa in perfect location”

This house is located towards the Papagayo end of Playa Blanca, and directly across the road from the promenade which runs all the way to the town and beyond to the lighthouse. It is an easy ten minute walk to Marina Rubicon where there are a number of restaurants and shops. The house itself is well appointed with two double bedrooms upstairs both with balconies and one with an ensuite. There is also a family bathroom upstairs, and a further single bedroom downstairs can be made into a small double with a WC next door. There is a large open plan kitchen/living room leading onto the patio and the heated swimming pool.

It would be helpful if there was an information book giving details of taxis and other local information, but otherwise I would be happy to recommend it as ideal for a couple or a family.

“70th birthday holiday”

“Top location, a 1 minute walk to the sea and charming boulevard walk to Playa Blanca”

We really enjoyed our stay at villa Irene. The location was perfect. Very close to the sea, and at walking distance from the Papagayo beaches. Very nice boulevard walk to Playa Blanca. Nice atmosphere in the house, and very clean.

“Let down by lack of aircon upstairs”

I would have loved to have given Villa Irene 5 stars.

Reading the other reviews I don't dispute any of what is said but can only presume they didn't go through the same process we did in booking it through Booking.com and also checked what it said about the property on TripAdvisor.

I'll get the reason for 3 stars instead of 5 out of the way straight away.

When we booked this property we went on the basis of it saying it was an "air conditioned property" on Booking.com and the TripAdvisor description saying it had aircon in the living room and main bedroom. Having stayed in Playa Blanca for 15+ years we value a good and comfortable nights sleep and have learned that aircon is essential to us.

With a week to go, having booked long before, we received a welcome email and noticed that it said the property had air conditioning in the living room. I immediately replied and asked them to confirm that it also had upstairs aircon. They replied that it did not and they were aware that the description on Booking.com required changing.

By this time there was nothing we could do. We had to hope that the downstairs aircon (inbetween the kitchen and dining area, right next to the doors) would be ample to cool the entire property. We asked on numerous occasions if fans could be provided in the bedrooms. Upon arrival, one fan had been provided in the second bedroom. The main bedroom has a ceiling fan that is ineffective.

Unfortunately, this ruined our stay. Upstairs felt like a sauna to us. You get half way up the stairs and it is like sticking your head into a different climate. The heat was stifling. Our teenage daughter slept in the downstairs childrens room where it gets some of the benefit of the downstairs aircon (although it still warms up quickly as it is at the back of the property and some distance from the aircon unit).

My partner and I had to take turns sleeping downstairs. Whoever slept upstairs had a very poor nights sleep due to the heat. I should add that the only way one of us could sleep downstairs is because we discovered a pull-out bed under the bed in the childrens room. We placed this in the main living area. It wasn't comfortable for a full grown adult but was better than sleeping upstairs.

Had we known the description was incorrect we would not have booked. I am disappointed to see it remains the same today.

The reality is that this compromised our comfort hugely.

The other reason I've rated the property 'average' is that whilst it does indeed have the WiFi it claims to have, it is desperately slow and poor in coverage. It is accessible from the downstairs areas and just outside of the main front door. It is inaccessible from the upstairs including the outer balcony. The speed was a quite frustrating 0.2mbps.

This was another important factor to us as both my partner and I had some periods in which we needed to work. It was a challenge. I know WiFi won't be important to many when you want a total break from day-to-day life but in our jobs it is important and was another reason we chose Villa Irene. It is fair to say that the aircon and WiFi were the No.1 and No.2 in our list of priorities (we only looked at villas claiming to have both in Playa Blanca) so to be disappointed on both of them is justification for my rating.

If you think you can manage with aircon downstairs only and poor WiFi, then Villa Irene is a very, very good choice of villa.

It is spacious, well presented, has good all-round facilities and, to top it all off, the views over the sea and mountains are nothing short of fantastic. This is very much a prime location villa when it comes to views. I would sit on the upper balcony each morning to watch the sun rise and we'd sit with drinks after eating in Playa Blanca in the evening watching the glimmer of the moon over the bay in front of the property.

The kitchen is well equipped with everything you'll need although the fridge doesn't tend to cool things very quickly even when on its lowest setting. If we bought cold drinks we'd tend to put them in the freezer for a few hours to keep them cool or get them cooler (they'd not freeze unless left overnight).

The pool is small. However, we knew that from the photographs. It was still a little smaller than we anticipated though but did provide a relaxing haven from the heat and somewhere for our young teenage daughter to enjoy an hour or two each day.

The loungers and table outside are okay although the chairs are incredibly uncomfortable (made out of a hard plastic interwoven mesh of some kind that left imprints on your legs after more than 10-15 minutes).

If you have kids that want to watch TV, they'll need to be German, Spanish or French speaking. There were only 2 English channels, Sky News and BBC News. We're not big watchers of TV and it didn't bother us because we thought we'd be able to stream anything we might want to watch over WiFi anyway, but of course that turned out not to be the case. Still, it wasn't a big factor for us and doesn't change my rating.

There's a leather sofa (more on that in a moment), a small office desk and chair, storage cupboards and plenty of downstairs space with a small WC room and the childrens room was comfortable for a small child and our teenage daughter managed okay in it.

The sofa will come as a surprise to you, it did to us. It is cream leather - but has turned a very unpleasant looking brown because of people sitting on it when they have sun cream on. I think that is rather inconsiderate of people and we didn't do it, but I also think it gives a very poor first impression when you arrive. You're basically met with a very dirty looking sofa.

That said, it was comfortable and I feel for the owners because of the challenge it must present to keep something like that clean with people not thinking about sitting on it with sun cream on!

Upstairs are two good sized bathrooms with shower, one has a bath, sink, WC, bidet in one, mirrors etc. The only issue we had with the bathrooms was the sheer heat in them because of the lack of upstairs aircon and also the water pressure. Shower pressure was very low in the shower off the main bedroom but manageable in the second bathroom - so we used the latter for the duration of our stay.

The 2 bedrooms upstairs have good storage and comfortable beds.

The upstairs balcony had a comfortable (much more than downstairs) 2 seater and 2 individual faux-rattan seats with a small table. You also get a nice breeze on an evening if you sit towards the end of the balcony.

We always managed to park outside on an evening (we hired a car for the duration of our stay) without issue although you do seem to get a few camper vans decide to do the same overnight.

One thing to point out is that it is a good walk to the marina and a much longer walk to Playa Blanca. We knew this though as the last villa we rented was just 300 yards from Villa Irene and we always rent a car.

Opposite the villa is the Dreams Grand Castillo hotel and a small, mainly rocky, beach that gets quite busy. The Grand Castillo being opposite is something I'm surprised others haven't mentioned because this is no ultra-quiet hotel, far from it. On Thursday nights you're subjected to their karaoke evening and during the day you can often hear their music (and a disoc once a week until 11pm). If you are looking for complete peace and quiet then you'll not get it. However, it didn't bother us. It was actually quite entertaining to listen to their karoake evenings!

Overall, Villa Irene is somewhere we'd not hesitate to stay in again if it had upstairs aircon and better WiFi. If neither of these are important to you then I would recommend it highly.

We would have been giving it 5 stars if aircon had been as advertised because we could have just about lived with the WiFi. As it stands though, I can't hide the fact that we would not have booked the Villa if we'd known about the aircon situation in advance.

“Lovely holiday spend at villa Irene”

Just returned after staying a week at Villa Irene. It's a lovely villa in very quiet relaxing surroundings. However it's only a 15 minute walk to the lovely Marina Rubicon. Everything you would require is provided for and the owners are very helpful and very quick to respond to queries. And the views from the balconies are stunning!
