I'm not quite sure why this hotel has a 4* rating. They have a pool which is decent. The staff is friendly. We booked an apartment as it was slightly cheaper than the double room, however both types did not have running AC even though it is installed. With temperatures soaring to 35C, a fan just doesn't cut it, especially with a young baby. Most hotels offer free crib/cot for babies, there they charge 10 euros. Kitchen was basic and didn't have any cloths or detergent and we had to do the cleaning ourselves or they charge 30 euros. The fridge wasn't very cold so it would take half a day to cool down drinks. Our friends had asked for a fan several times but took a day until they got one. As we had an apartment, no comments on food. Wifi didn't work in rooms so you are forced to sit outside in the common areas. Not so convenient if you fancy surfing the internet or downloading and reading a book in bed before you sleep. Beds are ok but because it was so hot, it wasn't possible to sleep well. You could open the doors but then the mosquitoes will come in and you will hear the traffic outside. Would not recommend this place

We stayed here for two nights at the peak of the vacation season. On the positive side, the location in Cannobio is very good, just a five minute walk to the beach and the many lakefront cafes and bars. The building itself is attractive and imposing, and the underground car parking is a real benefit. Front of house staff were polite and kind.

Where the hotel let itself down was the quality of the room (at least the one we were provided). We booked a family appartment and paid the Euros 15 upgrade to a "comfort" room. What we received was a darkened space not unlike a cave. First thing we noticed was the sticker over the airconditioning switch advising that this facility was not available but that fans could be requested. (In fairness to the hotel though, they do not present air as an option although clearly at some time, this was provided). The room was incredibly hot due tto the time of year, but we were informed no additional fans were available.

Kitchenette was ill equipped with a few old cups and saucers but not much more, although the fridge and microwave worked well enough. Dining table was marked and stained.

Master bedroom was OK, but the pull-out guest bed was so uncomfortable we had to lay all the blankets we could find on top to prevent the springs poking our sons all night.

Bathroom shower was broken and toilet seat cracked and came adrift.

In all, we left with a feeling of relief and that we had somehow been mis-sold. Had we booked this as a two or perhaps even three-star accommodation with a price which reflected that, we would probably have accepted the flaws, but paying 250 Euros/night for a hotel which could never compare with a Marriott or Hilton felt like we had somehow been cheated.

Whilst there we heard several guests making similar comments. We raised with the manager who did concede that the pool and surroundings probably pushed the grade up.

In summary and of course this is a personal opionion, if you like package holiday type accommodation, this works, but if you really expect 4 star quality, look somewhere else.

This is the worst experience ever.
The AC is disconnected (already 3 yrs!!!), the whole place needs to be renovated but there is no money to pay the bills.
Rooms are dirty.
The so called Swiss manager is nothing more than a bartender with no management skills or education whatsoever bossing local Tattoo staff around.
Writing his own excellent reviews on this site.
After complaining about not operating AC ( 38 degrees in the room) he got very rude.
We deceided to check out and asked a refund which is a normal procedure in a 4 star
hotel like Hyatt,Marriott.
After this the manager got very intimidated and violent so we took off ride away.
We never had such a experience before.

Knowing the weather would be a bit drizzly we opted for a more expensive hotel with spa, pool, massage etc. The R.Patrizia website offered all this so we booked a room
Imagine our disappointment when we arrived and were told EVERYTHING was shut as it was out of season!
A more seasoned traveller may well have figured this out, but we felt the website should have been much clearer. We therefore spent the night sat in the room a little glum at the money we'd spent

We've been here now twice. Hotel is located perfectly next to the river just other side of the road from skate park, tennis, minigolf and just a little walk from the beach.

Appartments are spacious and very clean and specially those on the second or third floor with a great panomara either to the Lago Maggiore or to the mountains. Price - quality -ratio is very good, since two adults and three kids sleaps easily in one appartment.

Pool area is great for the kids! It is big enough and sunny in the afternoons.

However, we've never eaten at the hotel, since almost 15€ / person for breakfast just feels like a robbery, since you'll have a great breakfast with 20€ for the whole family at the beach boulevards cafe's.

I am giving poor for the service and average to sleep quality due to our last visit, when the staff decided to have "season end" party by to pool. Well, I guess it was meant for everybody but at 23.00 when I kindly asked them to play the music a bit less loud, there were only five people at the "party" but still they were playing the music outside loud as hell. OK, they did lowered the volume a bit but what's the point to have it so loud if nobody is listening and most guests are trying to sleep.

Room tip: Ask for an appartment with a roof top balcony!
