It's lovely

As Italian, I can tell you this is a quintessential Italian hotel.
It's all about enjoying sun, sea and food, and all of it at the best.
It is in the middle of nowhere, don't complain if you go without a car.
It is expensive, as all good hotellerie is in Italy.
The location is breathtaking, difficult to find in many other places in the civilised world.
Service friendly, yet not intrusive.
Food is just perfect, all with local recipes and local ingredients.
Few faults:
It is not a competitive price
It is not luxurious enough for the money spent, few examples:
You can't justify not having a coffee maker of some sort in the room and the minibar is ridiculously poor.
Breakfast is not international at all, a carbs festival and only few bits and not healthy options whatsoever
overall, it's great and I will definitely go back.

        The 2 big advantages of this hotel are the nice and big tropical garden and its tranquility. On the other hand you are at the end of a winding road which offers the only connection to San Felice Circeo and the rest of civilization. There you dind a nice old town, restaurants and sandy beaches while in Punta rossa you can access the sea only over rocks. The only pool is a salt water pool and there are no water sports activities offered. It would be nice to explore the rocky coast by canoe. The hotel does not offer any excursions even if you ask. A boat trip to the island if Ponza would be a nice idea. The hotel doesnt offer any evening entertainment. Never in 10 days a band was playing.
        The lunch buffet looks good, but 45€ per person is too much. As a dinner buffet I would have appreciated it. The "spa" does not offer any hamam or sps, just a little pool and massage, manicure etc. The parking of your car is difficult on the steep road to the hotel entrance.
        We end with a big plus : The people are very friendly.

        We thoroughly enjoyed our little escape staying at this hotel. Its quite a private place, not overcrowded, not packed with tourists, mostly local people. Swimming in the rock pools, in crystal clear warm water was amazing.The beauty of this hotel is it is spread out on the rocks, hence the guests can be dispersed, and have their privacy. Our room overlooked the ocean, which is a must. each room has nice big balconys.
        If you want to rent a villa, you can do that as well. the dinner resteraunt is very good, overlooking the sea, however, eating in the village is alot of fun, and a must do.
        The drawback here was that breakfast is served near the reception, not in front of the sea, which was a shame. Also be prepared to walk up and down hill alot.
        If you want a private, exclusive sun and water holiday, this is the place. We loved this place for the view and privacy.

        Room tip: You must chose a room overlooking the ocean, a standard suite if possible.

        We stayed in a deluxe room at the Punta Rossa for 4 nights.
        It is a bit hard to find but once you enter the premises it is very enjoyable.
        Car is essential, parking faciliteis are good.
        Our room had a big terrace and an amazing view of the ocean and garden. We ate at the restaurant on our first night - quite expensive but very good.

        The pool area is nice with a bar and a small restaurant that serves lunch (only buffet during the week end) Since it was very very hot when we visited the ppol area was quite full especially during the week end.
        The hotel is very well located for excursions in the area. The village of Sermoneta is beautiful and well worth a visit.

        Overall we were very happy with our stay and can seriously consider returning to the Punta Rossa.

        Romans love this place for it's the best seaside location near the Eternal City (2 hours South by car). It is secluded in a national park, unspoilt environment, never feels too crowded, glorious gardens, great rooms and suites in traditional Mediterranean style (no standard chain hotel's type), all with balcony/large terrace overlooking the sea. Great local food cooked at its best. Coktails brought at your sunbed with fried goodies made to order. A small spa. It is a family run hotel, it may have some little flaws here and there but they are ready to make up for them, and the beauty of the place it's so rewarding that you won't even notice. I keep on coming here over the years and it's always a joy, it never disappoints. I would not recommend it for small children or elderly people though for it is full of steps, but it's a great (and romantic) place for couples. If I had to suggest some improvement I would say just two things: coffee is not as good as it should be and since they fry lovely stuff to go with the cocktails, why not fry potatoes as well? The chips they make for the lunch buffet are wonderful and could be made for cocktails too, so that even people with celiac desease could enjoy the treat.

        Booked 4 nights as a relaxing break near Rome. Upgraded to a deluxe room. September is definitely the time to go here. It was very quiet. I'd say not even half full at this time of year as Italians seem to all holiday in August. It's also nicer weather around 27 degrees and was sunny the whole time. Massive terrace with our room. Very rustic and lots of antique furniture which was cool. Bathroom huge and nice jacuzzi bath. Water does smell a little when you flush, but that was my only gripe.
        Breakfast was average but any breakfast outside of Ireland or USA tends to be in my experience. Dinner was good and a decent choice and price. Most of the waiters were great. Careful if you tip cash as one waiter did pocket the tip on the sly. Front desk, bar and pool staff were all amazing and very helpful and friendly.
        Pool was down by the rocky beach and is sea water and very deep. May not be suitable for small children but has a diving board so was lots of fun. Sea was warm and we did some snorkelling which was nice. The old town of san felice circeo is about 2 miles away. A new bar opened there called Exo was really cool and Natale made us some fantastic cocktails. Bottom line, We will return. Was one of the most relaxing enjoyable few days I've had in quite a while!
