The Old Forge is ideally located close to the centre of Great Ayton and next to the River Leven. It’s also ideal for a family gathering on neutral territory. We enjoyed our time sitting in the garden listening to the river and the sheep in the field opposite.
The ground floor of the house provides good gathering space and the kitchen is well equipped and spacious. There is parking for one car but the need to leave the space directly in front of the property to allow the next door neighbour to access his property is a nuisance.
The 3 upper floor bedrooms are fit for purpose and comfortable. The lower floor bedroom is very small and can barely accommodate the bunk beds - it is accessed from the living room and there is a potentially dangerous and unmarked step down of about 4-6in - my wife lost her footing on this unmarked step and severely bruised her foot. - this subsequently caused her discomfort and made it difficult to fully enjoy the family wedding we came to Great Ayton to attend. At the very least this step needs to be better marked. In addition this lower room was damp and foisty - there was a significant water mark on one of the walls of this room, making it unusable.
The property has 2 bathrooms both of which require attention- the upper bathroom shower has what looks like black mould on the grouting around the shower pan - (a health hazard) the lower floor bathroom had a leak under the toilet, leaving the floor wet at all times. In both bathrooms more ventilation is needed.
The trip advisor details for this property show that it has a washer and a dryer. There is no dryer in the house just an outside drying line. We were advised that a new washer/dryer would be fitted during our stay - it did not materialize.
When we arrived at the agreed 3pm entry time the property was not available to us - it was still being cleaned up from the previous renters - and the garbage bins were full to brimming.
It’s a pity we have to find fault but with a little more TLC and some small investment this would be a really nice vacation rental. We hope our feedback is recognized as constructive.
Fabulous cottage with everything you could need for a enjoyable stay. Garden over looking the stream is wonderful especially when the sheep come to the stream for a drink with their baby lambs. BBQ a good size made better because we had brilliant sunshine. Shops and pub 5 minutes walk or if feeling energetic the Roseberry topping is 10 minutes away in car with stunning views
House was warm, clean & comfortable. Good sized rooms & met our needs perfectly. The bread, milk & wine were a lovely welcome & Keith was friendly & informative. Great Ayton is very picturesque & the surrounding area has a lot to offer.
This is our second year at The Old Forge and we enjoyed it just as much as ever.
If you want a lovely holiday come to Great Ayton, have a Suggets ice cream a pork pie from the butchers, a walk up Roseberry Topping and stay at The Old Forge.
