Fantastic house.
This is a fantastic house. Would definitely suit a family. There was only two of us this time as we were fishing. Next time I will bring my family. The house was impeccable clean and inviting. The kitchen was well equipped. We did have a small problem but as soon as I contacted the owner he bent over backwards to help and rectify the problem. If you stay here and like wild life, pop to the bridge and grab some bird food(honesty box,only ask for a £1). I had geese knocking on the door in the morning for food!! Great place highly recommended.

wonderful peaceful time
Really good break spacious 3 large beds only just one room as just 2 of us Lovely backing on to water Very chilled out Richardson boat high few steps away wicked time on the water ways Would love to return when restaurants and bars are back open Good old Roy’s Ceases To amaze I use to go with my dad As a kid Lovely to see it Still prospering

Swan Cottage 7 day break
Generally very good. Very near to Hoveton centre in a quiet spot. Cottage good condition and well equipped . Concern for top floor because spiral staircase could be dangerous and no fire door at top. Heating very noisy when coming on early morning. Only having one parking spot an issue but we managed to rent parking at boatyard next door for all week.Fishing very good from patio.

Relaxing spot watching the boats go by
Quite spot, a few minutes walk to the center of Woxham. Nice to watch the boats, swans, herons and other wildlife go by. Not far from the P&R to Norwich and the coast and other attractions. Everything you need in Swan cottage for an enjoyable stay although the you had to be a bit careful on the spiral staircase to the top floor! Thanks

Cleaniness
Cleaning standards not up to scratch by all means. The toilet on the top floor was not at all clean , the bed on the top floor was broken with the slats laying on the ground.we paid a lot of money for this cottage so this shouldn't have been the case.

This customer tried to blackmail us into giving him a discount. The cottage is cleaned thoroghly after every customer. The bed was not broken. We do occassionally have issues and we always respond immediately to any concerns. This was a try on and when asked if we could meet with the customer to ispect this was refused.

Perfect place to stay
Stayed over a long weekend with partner, nephews ages 10 & 8 and father-in-law aged 85! We have stayed on cottages in Wroxham/Hoveton before, but this one has been the best so far. Lovely cottage, just the right size for the five of us, well equipped and in a lovely position on an inlet from the main river. Most of everything we needed - cooker (gas hob!), microwave, washing machine, fridge, freezer (with ice already made when we arrived - perfect for a G&T after a stressful journey!) and sufficient pots, pans, plates, glasses etc. - even some relatively decent sharp knives - very unusual in self-catering. The boys loved their "den" of a bedroom on the top floor, especially having their own little en suite. The spiral staircase, however, is quite tricky to negotiate - I would have been a bit wary with younger ones up there. The deck at the back overlooking the river was perfect, with sun in the evening, and lovely for chatting to the neighbours across the river. Lots of boats going past in the morning and evening but otherwise very peaceful. Bear in mind, however, that if you have very young ones, there is no fence - close supervision would be required at all times the door was open! We didn't use the dinghy provided - not enough time - but it would have been lovely if we'd been there for longer. Shops are a 5-minute walk at most - very handy for groceries. Free wifi provided. Only one minor grumble - and this is personal preference really - the double bed is a metal frame which I really dislike, as I love to sit up in bed and read and they are most uncomfortable for that! We thoroughly enjoyed our stay and wished we could have stayed longer - will certainly be looking to come back again.

Quiet, well-located and comfortable riverside rental near the centre of Wroxham
My partner and I, accompanied by my adult son, rented Swan Cottage for a weekend (3 nights). It is a small, modern terraced house on an inlet off the River Bure right on the edge of Wroxham village (five minutes walk to supermarket, bank, boat rentals and other facilities). The house is not large -- living/dining/kitchen on ground floor, two bedrooms above, and a third bedroom on the second floor up a rather oddly designed spiral staircase. At the back of the living area there is a pleasant deck by the river to sit out on, with a small rowing dinghy for fishing or just pottering around. It comes with one car park space, but if you have another car you can park up the road at a marina for a reasonable fee. Everything is in good condition, and while we didn't really use the kitchen for cooking or eating in, it looked adequately equipped. There is only one bathroom for the house, and it was okay -- fully functional, although far from luxurious. The wifi worked, but the internet connection quality was quite variable -- more a fault of the service provider than the owner I guess. My small niggles (and I would mention that I live in Asia and my expectations of this type of rental may be different from a British-based renter) were: (a) having to bring our own towels -- we were traveling for a month away from home, never take towels with us (too bulky), so had to remember to buy some just for this weekend, and (b) having to pay extra for wifi (although my son said he believes this charge may now have been removed). If this was a cheap rental I might understand, but at over £200 a night both these things seemed a bit over the top. As for the rental rate, I didn't really check around very much, so it may be quite normal for a weekend rate in July in this area. But I did feel that over £600 for Friday evening to Monday morning was a little steep. Overall, I'm happy we rented Swan Cottage. It's most attractive feature is it's location. While you are surrounded by other properties, it is quiet, and delightful to be on the water with it's bird life and tranquility. It is also convenient to facilities in the village, and to getting around this part of the Broads. Lovely. I might rent Swan Cottage again if I was in the area, and my niggles wouldn't stop me recommending it if it is the type of place you are looking for.

Amazing cottage in a fantastic location.
We found the cottage perfect for our requirements. It had everything we needed in excellent condition. The whole place was very clean and tidy and all the beds were very comfy, with fluffy duvets! We made good use of the small boat which came with it and hired a day boat nearby, to go off exploring the Broads. It was great having frequent visitors of ducks, swans and herons, which came onto the decking for food. The cottage is ideally situated for the Broads and surrounding villages and only a half hour drive to the coast. Wroxham is only a few minutes walk away, with plenty of shops and eating places. It was the first time we had actually stayed by the river and we all found it very relaxing and would definitely return to Swan Cottage!

Ideally placed for exploring the broads
A nice clean spacious house with everything you need, in a quiet location but very handy with a 2 minute walk into Wroxham. If you forget anything don't worry just walk in to town and visit Roy's - if they don't sell it you probably don't need it!. Ideally located for exploring the Norfolk Broads plenty of scope for river trips/boat hire/walking/cycling. Don't just concentrate on the Broads Norwich is not far and a trip to the North Norfolk coast is recommended. Overall a great place to stay and I thoroughly recommend it.
